Yachts glimmer in the sun, moored in the calm waters of the marina.
Somewhere nearby, a cocktail is being poured, a golf ball is being teed, and a dream life quietly unfolds.
Turquoise waters stretch to the horizon, lapping gently against pristine white-sand beaches dotted with palm trees.
This is Cap Cana—not just a destination, but a vision fully realized.

Juanillo beach in Cap Cana is as postcard-perfect as any I’ve scouted. I’ve recently bought a condo a short stroll from this beach for mind-blowing pricing. And I have a way for you to do the same…
Set on the eastern shores of the Dominican Republic, Cap Cana is a vast, exclusive bastion of luxury.
Spanning more than 30,000 acres, Cap Cana is twice the size of Manhattan. It’s bigger than many Caribbean island nations. Bigger than Aruba for example.
It’s home to the largest inland marina in the Caribbean capable of hosting the mega-yachts of the super-rich.

Cap Cana is well established as a playground for the rich. Its marina—modeled after Portofino—welcomes the world’s elite.
You’ve got the Caribbean’s biggest water park with an amphitheater inaugurated by Elton John already hosting international events.
It has a world-class Jack Nicklaus golf course consistently ranked as the best in the Caribbean, with a second Nicklaus course on the way.

Golfers are spoiled for choice in Cap Cana, where championship golf courses unfold against a backdrop of Caribbean breezes and breathtaking ocean views.
You’ll find high-end resorts like a Secrets and Eden Roc and all sorts of practical services…like a vet, doctor, dentist, beauty salons, convenience stores, a church, and a fast-growing school, and a university with over 25 nationalities enrolled.
Cap Cana is more than a resort…more than a town…it’s a place you can live a dream Caribbean lifestyle year-round.
And yet, when you find the right deal here, it can be surprisingly affordable.
This Sunday, I’ll be joining International Living Executive Editor Jennifer Stevens to dig into everything Cap Cana offers.
I’ll be sending you links to access this special event when we go live on Sunday.
We’ll be discussing the incredible lifestyle. And we’ll be highlighting a special real estate opportunity I’ve uncovered…one so incredible that I’m expecting gains of $319,600 five years after delivery and gross annual income of $45,625—a 12% yield—renting short term. Today, let’s take a tour through Cap Cana…

Cap Cana is a self-sufficient and secure bastion of wealth and luxury that functions with a high degree of autonomy. A virtual city-state for the affluent.
Cap Cana was envisioned as a new city on the Caribbean Sea.
This would be an ultra-luxury destination with fine dining, golf, sailing, yachting, diving, sports fishing…a place with marinas, shopping, schools and medical facilities…an expansive, self-contained city-state.
Over the past two and a half decades, billions of dollars have been spent to realize this vision.

Cap Cana’s pristine Caribbean coastline is perfect for paddleboarding, snorkeling, kayaking, sailing, or simply wading your feet in the warm waters…
Cap Cana has over three miles of white-sand beaches and many more miles of Caribbean coastline. My favorite among the many beaches here is Juanillo.
The shallow, calm waters make it perfect for swimming, paddleboarding, or simply basking in the sun.
Beyond its breathtaking scenery, Juanillo beach is known for its luxurious beach clubs, where visitors can enjoy gourmet dining and refreshing cocktails with a seafront view.

My favorite beach is Juanillo: stunning, tranquil, relaxing… And just in front of the beach sits Juanillo Beach Club, an amazing place to grab a soda, coffee, or cocktail and soak up the serene sea views…
To the north of Juanillo beach lies the prestigious Cap Cana Marina, the largest inland marina in the Caribbean region.
This protected harbor has over 150 slips accommodating yachts up to 250 feet. Within the marina, visitors can explore an array of upscale shops and waterfront restaurants.
The waters around Cap Cana marina are renowned for their world-class sports fishing, attracting anglers from around the globe in pursuit of marlin, sailfish, and other prized catches.
To the south of Juanillo beach, there’s the Punta Espada golf course…
Designed by the legendary Jack Nicklaus, the course offers breathtaking views at every turn, with eight holes playing along some of the best of Cap Cana’s beaches.
Golfers of all levels are challenged by its strategic bunkering and ocean breezes. It is consistently ranked as the best in the Caribbean. It’s due to be complemented by Cap Cana’s second golf course, Las Iguanas Golf Club, another Jack Nicklaus Signature design.

The Jack Nicklaus golf course in Cap Cana is a major draw from some of the world’s wealthiest and most powerful folks. In the past, it’s attracted the likes of Michael Jordan and Bill Clinton.
Scattered around the Punta Espada Golf Course, you’ll find stunning luxury villas, seamlessly blending into the lush, tropical landscape.
Real estate in Cap Cana is among the most exclusive in the Caribbean. Homes like these list for millions—or even tens of millions—of dollars.

Large villas sit at the edge of the Jack Nicklaus Signature course in Cap Cana.
In Cap Cana you can find some of the world’s most exclusive and prestigious resort brands.
In 2019, Hyatt expanded its luxury all-inclusive offerings here with the opening of Hyatt Ziva Cap Cana and Hyatt Zilara Cap Cana. Additionally, Hyatt operates the 457-room Secrets Cap Cana Resort and Spa.
Not to be outdone, Marriott unveiled the all-inclusive Sanctuary Cap Cana in 2022.
And recently Mariott debuted The St. Regis Cap Cana Resort, a $220 million resort redefining luxury hospitality in the Dominican Republic.

Cap Cana’s reputation as a premier destination for luxury travelers attracts best-in-class hotel and resorts brands. Hyatt, Marriot, Eden Roc and Nobu are here.

The beach at Eden Roc, Cap Cana. A room at the Eden Roc in January or February will set you back $1,700 per night.
There are lots of high-end restaurants in Cap Cana, everything from beachside spots serving locally caught seafood to upmarket wine and cigar bars.

Dinner at the beach overlooking the waves…or at a fine-dining restaurant in a stylish courtyard… there are lots of options to choose from in Cap Cana.
One of the most impressive facilities in Cap Cana is its state-of-the-art equestrian center.
It features polo facilities, a horse-racing breeding center and stables for 250 horses.

The Los Establos stables in Cap Cana also host restaurants and stores.
Also in Cap Cana you’ll find the El Dorado water park, the largest in the Caribbean, its amphitheater inaugurated by Elton John.
You get the idea…
Cap Cana is unique. With its combination of size, facilities, and long-term vision, it’s among the most ambitious and comprehensive master-planned destinations in the Caribbean…and the world.
And development is still ongoing here…
Consider the new $500 million Juanillo Village project. This will have boutique hotels, condos priced from $600,000 or more…a commercial area, art galleries and beach clubs, along with a Wyndham brand convention center, stores, restaurants, gym, and spa…
With everything that’s been built here, and everything yet to come, I rate Cap Cana as the No. 1 destination in the Americas to own an overseas dream home.
That’s why I’m so excited by the new opportunity I’ve found here…

A photo I snapped while scouting Cap Cana. My team has put boots on the ground here on numerous occasions over the past four years. Jen was just on the ground there too. On Sunday, we’ll be discussing everything we’ve seen in Cap Cana…the lifestyle, the mind-blowing real estate opportunities and so much more. (Click here to put this free event in your calendar.)
The opportunity I’ve uncovered lets you own right in the heart of Cap Cana.
A short stroll from the breathtaking Juanillo beach (less than 10 minutes).
You’re also around the corner from Hyatt’s $130 million twin resorts. Close to Sanctuary and near where the $220 million St. Regis has just opened.
This isn’t a bet. It’s a strategic position.
As Cap Cana grows—and it’s growing fast—you’ll always be among the closest residential communities to the beach…and to the booming core of this Caribbean luxury capital.
And your community amenities are incredible…a rooftop pool and lounge, a gym with lagoon views, a lakefront sports deck, a buzzing social terrace, pickleball and paddle courts…
Best of all, the price is mind-blowing.
With this deal, I’m expecting gains of $319,600 five years after delivery on these luxury condos. For income, I’d conservatively expect you’d see gross annual income of $45,625—a 12% yield.
And that’s leaving lots and lots of time for personal use.
Full details on this opportunity and everything to do with Cap Cana at our live event this Sunday, June 8, at 1 p.m. ET. Put this free event in your calendar here.
Wishing you good real estate investing,

P.S. My scout Ciaran Madden is just back from Cap Cana, where he gathered fresh insights on the ground. Earlier this week, he met International Living Executive Editor Jennifer Stevens, who was also there. They sat down at Cap Cana’s marina to record this short video. Hear how they viewed properties on the market for $9.2 million…$14 million…even $20 million…
Ciaran Madden and Jennifer Stevens give their take on the vast, exclusive bastion of luxury that is Cap Cana.
