The Costa Rica Gold Coast—Where the Elite Go, and We Hunt for Deals

Along a sun-drenched stretch of the Pacific, golden beaches meet green hills, and luxury homes perch above surf breaks and private coves. 

This is Costa Rica’s Gold Coast—a place of wealth, exclusivity, and soaring demand.

Deals here are hard-won. Developable land is scarce. High-end buyers are plentiful. Million-dollar homes change hands without ever hitting the open market.

But that’s exactly why I keep it high on my shortlist.

Because when I do find a RETA-level deal here…it’s a gem.

Just last week, I learned that a three-bedroom home in the gated community of Acquarello Flamingo sold for $500,000.

Why does that matter?

Because—as I told members of my Real Estate Trend Alert last weekend—back in March 2024 the RETA-only price for an identical three-bed home in that community was just $388,600. 

This is how we do it! An uplift of $111,400. 

Acquarello Flamingo is everything I look for in a RETA deal—best-in-class design, unbeatable location, and serious uplift potential. The developer now has very little retail availability left…which doesn’t surprise me one bit.

This community puts us just a short stroll from not one but two beaches, and steps from the brand-new Flamingo Marina—now the social and lifestyle anchor of this coast. Think upscale cafés, boutique shopping, and elegant waterfront dining…all set against a backdrop of luxury yachts and Pacific sunsets.

Gross rental yields of 15% are realistic once the community matures. This is high-end tourism country. Playa Flamingo is the beating heart of Costa Rica’s Gold Coast—identified by multiple heavyweight investors as the place to put capital to work.

And it’s no wonder. Costa Rica’s Gold Coast is now a billionaire’s playground. Some of the world’s most exclusive resort brands are building here—launching branded residences priced at $10 million…$25 million…

That’s the neighborhood we’ve bought into.

Construction is underway on our RETA-only deal at Acquarello Flamingo. I bought alongside RETA members, and I’m already looking forward to those two beaches being part of my routine—just like I do in Cabo and Portugal.

Back in March 2024, RETA members secured two-bed homes in Acquarello Flamingo for just $286,800. The developer is now selling similar homes for $395,000.

That’s an uplift of $108,200.

This is how RETA works. And why we only go after the best-in-class real estate, from the best and most established developers.

Both two- and three-bed homes at Acquarello Flamingo will be stunning. Every detail has been considered—from luxury kitchen cabinetry to the nine pools woven throughout the community…from shaded underground parking that protects the landscape, to the way your home dissolves into the surrounding jungle.

This is indoor-outdoor living at its finest. Expect expansive glass doors, nearly 10-foot ceilings, and interiors flooded with natural light and cooled by Pacific breezes.

Getting another RETA deal on Costa Rica’s Gold Coast is a top priority for me. 

But this stretch of coast is protected—tight moats, strict development rules, and very little land zoned for building. That’s what makes it so desirable…and why our deals here are so rare.

My team and I are in what looks like the final lap of negotiations on a very promising new deal. So, don’t feel like you missed the boat—but do be ready to act. (The only way you can of course is as a RETA member.)

To put it in context: You’d have to go back to March 2022 for our last deal in this area. That was Azul Paraiso, a community just north of Playa Flamingo.

RETA members picked up two-bed condos there for as little as $268,400. Today, those same homes start at $387,000.

That’s an uplift of $118,600. Ground has now broken there…
