Every time I’m in Los Cabos—as I am right now—I use it as a base to scout the surrounding region. One place I love is trendy Todos Santos.
This small coastal town sits on the Pacific side of the Baja California peninsula, roughly an hour north of Cabo San Lucas.
It’s known for its desert‑meets‑ocean scenery, vibrant arts community, luxury bohemian vibe, and relaxed surf culture. Todos Santos is also set in a fertile pocket of the Baja, a veritable Garden of Eden with an incredible foodie scene.
For years, the town has been attracting affluent buyers. It’s a celebrity favorite. This weekend, I’ll head there to continue my scouting of it. I’m looking at land with developers who have plans for boutique communities. These could become off-market opportunities that I bring to my Real Estate Trend Alert (RETA) group.
More on that in a moment. First, let me introduce Todos Santos…
I love to hang out in Todos Santos at weekends. It’s a very different kind of place to Cabo…you won’t find big luxury resorts here, instead it’s laidback and boutique.
Todos Santos is just back from the coast. Picture 10 miles or so of beaches studded with hills and lookout points. Whales come so close to shore you can easily see them from the bluffs.
Some beaches are best for swimming, others for surfing, and still more for simply having the ocean to yourself for a while.
The town’s location between the beaches and the soaring Sierra de la Laguna mountains is perfect for outdoor activities and the climate is ideal year-round.

In the last 15 years, major improvements to the highway connecting Los Cabos and Todos Santos have put the town in the spotlight. The town has made the pages of Vogue, Conde Nast, and Jetsetter. Celebrities get married and take beach vacations here.
Todos Santos is particularly popular with the West Coast set, as it’s got a chic Southern California vibe. It’s also boutique and small-scale…very different than the big all-inclusive resorts you’ll see along the Los Cabos coast.
Walk down the town’s cobbled lanes and you’ll find art galleries, boutique stores, and farm-to-table restaurants. You can go on a yoga retreat, buy a kaftan or a dreamcatcher, or go surfing. That last one’s important, the beaches here are among the best surfing spots in Baja.
With 10 miles of beaches close by, Todos Santos attracts surfers and beach lovers.
There’s also a lot of history here.
In 2006 the Mexican Government named Todos Santos a Pueblo Mágico. There are only 177 such towns in the whole country and it’s a way of saying the place is special…culturally rich…beautiful. Todos Santos can look like the movie set of an old Western with its red-brick buildings.
A designated Pueblo Mágico, Todos Santos is a place I watch closely for opportunity.
Todos Santos has transformed from a quiet agricultural village into one of Baja California Sur’s most sought‑after lifestyle, tourism, and real estate destinations, driven by rising property demand and eco‑tourism trends.
Real estate prices rose about 15% in 2025.
This is a mature market that now draws the wealthy.
Todos Santos attracts well-heeled visitors with its farm-to-table dining, galleries, and stunning beaches close by.
That surging demand translates into substantial prices. Though it can still feel like value if you want a trendy, luxury SoCal beach vibe for a fraction of what you’d pay in Southern California.
Ahead of my scouting trip and meetings with developers, I’ve been digging into real estate listings and checking out what’s on the market.
Here are a few that caught my eye…

You can get something nice in Todos Santos for under $1 million but this is a market where prices quickly rise into the millions.
A case in point is the next listing.
Casa Paramo is a modern five-bed, six-bath house with views of the ocean, the surrounding palm tree oasis, and downtown Todos Santos. It’s priced at $1.95 million

Also in the millions is the next listing…
Grand Mansion del Pacifico is a four-bed, 5.5-bath mansion that’s surrounded by Cardon forests, the Sierra de la Laguna mountains, and the Pacific Ocean. There is a sauna and multiple outdoor spaces. This property is currently listing for $2.27 million.
This four-bedroom home, called Grand Mansion del Pacifico, spans 3,712 square feet.
Todos Santos is a place that attracts really high-end folks. I’m looking forward to seeing what I find on my scouting trip.
As I say, I’ll be looking at land with developers who have plans for boutique communities. These are potential off-market opportunities that I could bring to my Real Estate Trend Alert group.
Of course, these projects would need to meet the RETA criteria. By that I mean best-in-class communities and a members-only price at a steep discount to the market. And I have to see clear potential for RETA members to double their money invested in five years or less.
