This is the view from my office today in the north of Portugal where I’m pouring through news from around my global real estate beat! Take a tour of part of my recently renovated historic mansion in this video.
Checking my feeds here and big news of a new road in Cabo—one that will cut straight across the Cabo corridor, linking Cabo San Lucas to San José del Cabo more directly. It’s a priority infrastructure project, aimed at easing congestion and saving time.
On paper, it’s just another road. But on the ground, it’s another clear sign of Cabo’s remarkable trajectory.
Cabo is evolving—fast. I’ve seen it year after year. From its early days as a sleepy haven for artists and adventurers it’s become a billionaires’ playground with $25 million beachfront homes, private jet terminal, and some of the most luxurious resorts in the world.
When I’m not in Portugal I spend time in the 5-star Quivira resort (pictured) where I own a condo I bought in a Real Estate Trend Alert deal when the RETA-only price was from just $336,156. I’ve since seen similar condos in my building listing for over $700,000 and I’ve been able to rent mine for $3,000 a month.
But the soul of old Cabo? You’ll still find it in San José…
San José del Cabo has always had a different pace. A different heartbeat. This is a town where beauty isn’t built—it’s revealed. In the way the morning light hits a tiled courtyard. In the hush of an empty beach. In the texture of an adobe wall or a perfectly grilled fish.
If you don’t know this already—I spend a lot of time in Cabo. I own a condo in the Quivira resort and go there for long periods every winter.
And I love going to San José…especially on Thursday nights.
Every Thursday night, the town opens itself fully during the Art Walk. Music, conversation, color—it spills into the streets. You meet people who’ve made this place home, and those just passing through, all drawn to the same rare combination: charm, creativity, and calm.
But beneath the beauty…there’s something more.
San José is on the cusp of a new chapter. Thoughtful development. Design-forward hospitality. A rising international profile. And a unique kind of opportunity—one where lifestyle and long-term value align.
RETA members who’ve followed me in Cabo before have done very well. And I believe the next chapter could be just as rewarding. I’m closing in on a new deal. One that would put you very close to the soul of San José at off-market pricing…with enormous potential upside we’ve become accustomed to from our Cabo deals.

If you have a moment…here’s a quick run-down of the RETA deals I’ve negotiated for members of my club in Cabo and how they are working out:
- In 2022 RETAmembers could buy a two-bed condo in Monte Rocella. By January 2025, the developer’s retail list showed some large uplifts, including a unit which was available at a RETA price of $308,800, listing for $466,000. An uplift of $157,200.
- In 2015, I brought RETA members a deal to own in the 5-star Quivira resort in Los Cabos. The RETA-only price on a two-bed, two-bath ocean-view condo in Copala community was from just $336,156. This year, a similar condo to mine listed for $729,000. That’s $392,844 more.
- I brought a deal to RETA members in August 2021 to own in a community called Cabo Costa on the hill of El Tezal. The starting price for RETA members was from just $188,200 for two-bed, two-bath ocean-view condos. In May 2025, a condo that was available to RETA members for $197,300 listed for $380,000—that’s $191,800 more.
