An Italian Castle Home—For Less Than the Median House Price in the U.S.

Imagine waking inside the stone walls of a 12th century Italian castle—morning light slipping through deep-set windows, rooms shaped by centuries of history.

The terrace set on your five-story, 2,690-square-foot home looks out on the cobblestoned village square. From the garden, the Umbrian countryside stretches out in waves of rolling green.

You’re surrounded by history here. You live in its walls. But inside everything is modern, with renovated kitchens and bathrooms.

Comfort and convenience…history and solitude. You might assume a refurbished historic property like this comes with a hefty price tag.

But in the Umbrian village of Pietrafitta, you can buy this substantial, fully renovated home set within the original walls of a castle for less than the median price of a home in the U.S.

We recently shared this elegant Italian house set within the historic Pietrafitta Castle walls on our Your Overseas Dream Home Instagram. Check out the post here.

My team and I have a long history of scouting the landlocked Italian region of Umbria…

Umbria is less well-known than its neighbor, Tuscany. But just like Tuscany, this is a land of remarkable natural beauty…noted for its dense forests, rolling green hills lined with vineyards and olive groves, and charming medieval towns with incredible art, history, and architecture.

Sometimes called “The Green Heart of Italy,” Umbria is also renowned for its excellent hiking and mountain biking trails, including parts of the ancient Via Flaminia Roman Road.

Umbria is a great place to look for incredible-value real estate. It often gets overlooked in favor of Tuscany, and so real estate here is much cheaper.

This property we recently posted on our Your Overseas Dream Home Instagram account is a case in point…

This castle home is listed at €315,000.…that’s about $367,000. Far less than the median price of a home in the U.S., which stands at $410,800.

Within its five levels are four bedrooms and four bathrooms, along with multiple living areas. There is also a basement.

Unlike some historic homes, this castle offers easy access, with parking adjacent to the entrance.

The renovation here seeks to strike a careful balance.

The original stonework, proportions, and unmistakable sense of age are intact—but the house itself is functional and ready to be lived in.

Living spaces are spread naturally across the castle’s five levels, with kitchens and reception rooms on the lower floors, bedrooms rising above, and a terrace positioned to take in views over the village.

A private retreat within the castle—this is one of the four sleeping chambers.

Step outside and you’ll find a private, fenced garden of roughly 1,075 square feet.

In this region, medieval hill towns rise above rolling vineyards and olive groves. Stone towers and medieval castles dot the hillsides, with wooded valleys extending toward the Umbrian border.

The mild climate brings warm summers and gentle winters, ideal for spending time outdoors exploring the region’s Renaissance towns, countryside trails, and wine estates.

Local shops and services lie within the village center. Perugia, Umbria’s capital with historic center and shops, stands 25 miles southeast.

Live inside the historic stone walls of a medieval Italian castle. Read the full listing here.

For just $367,000, you’re getting a multi-level residence inside a medieval castle, in central Italy, with private outdoor space.

And you’d be able to say to friends: “Want to visit my Italian castle next week?”

This is an example of the stunning value you can find in Umbria, and that’s why my scouts and I keep this region firmly on our radar.

Wishing you good real estate investing,
