Why is Panama such a hot destination for real estate investment?
Since my first scouting trip there more than two decades ago, this country has undergone a giant transformation. Once a hidden gem, today it’s a thriving global hub.
The Panama Canal alone generates billions in revenue annually supporting a robust and stable economy. Roughly 5% of the world’s total trade, and around 40% of U.S. container traffic, passes through the canal.
This country is now a prosperous place…
Panama City is a First-World metropolis—with high-end shopping, luxury condos, and world-class hospitals. It boasts the tallest skyline in Latin America, even surpassing LA, Miami, and Beijing (It’s the 25th tallest worldwide). Yet, its living costs are a fraction of major Western cities.
And beyond the capital, you’ll find thriving destinations in stunning settings like the beachfront community of Playa Caracol and the highland town of Boquete.

Boquete’s lush highlands, crisp air, and vibrant expat scene make it a top choice for retirees seeking an active, nature-filled lifestyle with modern comforts.
In the Real Estate Buyer’s Guide to Panama, I walk you through everything you need to know about owning real estate in this beautiful country. From understanding the market to legal dos and don’ts, this report covers it all.
Panama’s strategic location has turned it into the economic powerhouse of Central America. And its growth has decades left to run. In this new report, I also explain why investing in the right property, in the right location, at the right time can lead to exceptional returns here.

Here’s a question I recently got from a reader…
E. Harvey C. asks: Ronan, I am interested in the Panama Highlands areas of Boquete, David, and Volcan.
I am a single, 74-year-old retired educator and am looking to move; however, I feel that I should first rent in an area for several months prior to purchasing something to be certain that I shall be happy in the area.
I would appreciate your take and information on current availabilities in this area of Panama.
Ronan says: Thanks for your question, E. Harvey. Renting in a region before buying is not a bad idea as it will allow you to get the feel of the place before making a long-term commitment.
Over the past 20 years, my team and I have scouted virtually every corner of Panama. The district of Boquete is nestled in the highlands of western Panama, in the fertile province of Chiriquí. Home to just over 23,000 people, it’s a retirement haven for expats looking for a simpler lifestyle. The spring-like weather makes Boquete the ideal place for its active, outdoorsy population. It is also known for its vibrant arts scene and focus on natural health and wellness.

Boquete is a serene country haven with a mild climate and vibrant arts and wellness scenes.
Like Boquete, Volcán features cool temperatures, lush landscapes, and an abundance of wildlife. Known as the “breadbasket of Panama,” Volcán produces most of the country’s vegetables and flowers due to its temperate climate. Due to the town’s elevation at 4,600 feet, the climate here is cooler, with daytime temperatures never exceeding 80 F, and nighttime temperatures often dipping to 45 F. Due to its climate, Volcán is often referred to as “the land of eternal spring.” The town’s commercial district is about 10-blocks long, located on the main road in and out of town.
Homes in Volcán tend to be located on large lots with plenty of space between houses, and breathtaking views of the impressive 11,640-foot Volcán Barú, and the surrounding valley. Volcán has all the basic amenities, from hardware stores, gas stations, bakeries, grocery stores, restaurants, boutique hotels, banks, and even an ice cream shop. If you’re looking for a laidback and quiet lifestyle, then Volcán is a good option in Panama’s Highlands.
David, Panama’s third largest city, is the commercial hub of the highlands region, with shopping, restaurants, and all the services you might need, from government offices to medical providers. David is a manageable and pleasant city in the midst of the country’s famed agricultural region. Getting from one side of the city to the other takes less than 15 minutes by car.
In David you can visit the old town with its stone cathedral, and stroll to the central park with its volcano-shaped fountain in the middle of the downtown business district. You’ll find spacious shopping centers, college campuses, and middle-class neighborhoods. Relax at a sidewalk café where you can sip on a cold beer or a cup of highland-grown coffee for about a buck and people watch.

Cozy cottages, grand country homes, smart city condos…you can find it all in Panama.
Be aware, if you’re not a fan of high temperatures, David may not be for you. With a daytime high in the 80s F and low 90s F, it’s known as Panama’s warmest city during the dry summertime season. But the nights invite you to be outside enjoying the temperate evenings under the stars without a sweater.
