Welcome to a place unlike anywhere else in the Caribbean.
This isn’t a sleepy beach town or small resort. This is something audacious—a multi-billion-dollar, master-planned city-state rising fast. A place that hosts professional sports teams, a world-class marina, championship golf, and soon, a major FIFA facility…
It has its own energy infrastructure and international residents who live there year-round.
Right now—before the next phase of explosive growth kicks in—is your rare chance to get in on it. (I’m already a proud owner here. This is your chance.)
More on that in a moment. First, there’s something you have to understand…

Juanillo beach in the heart of this emerging city state is a stunning Caribbean dreamscape. A rival for the best beaches in the world.
Everything here is true luxury set amid breathtaking natural splendor…
You have glorious white-sand beaches…high-end resorts…world-class golf…gourmet restaurants…the largest inland marina in the Caribbean…the region’s biggest water park…
It’s a place where you can live year-round, surrounded by beauty and backed by real infrastructure.
Alongside dream beaches, yachts, sports-fishing and golf, there’s everything you need for daily life: a doctor, dentist, vet, beauty salons, convenience stores.
There’s a church, a fast-growing international school, and a university with students from over 25 countries. A new commercial zone is coming, a prestigious private hospital group are in talks to open there. All self-contained within your city-state.
And here’s why all this matters…
This is the moment to understand this place. Right now is the sweet spot in its growth curve…and we have an opportunity to get in before it enters a breathtaking new phase in its development.
This is Cap Cana.

Cap Cana Marina—the largest inland marina in the Caribbean, home to super-yachts, world-famous sports-fishing tournaments and a vibrant community of international folks. With the upcoming deal I’ve found in Cap Cana, I expect gains of $319,600 five years after delivery and gross annual income of $45,625—a 12% gross yield.
Cap Cana is set on the easternmost Caribbean shores of the Dominican Republic.
To some, the Dominican Republic is just a land of baseball players and beach packages. To others, it barely registers—a name on a map they’d struggle to point to.
But this remarkable country has been experiencing what’s been called “the Dominican Republic Miracle.”
This is a stable, connected, and opportunity-rich place on a remarkable growth trajectory.
Despite being just half the size of Maine, the Dominican Republic welcomes more tourists than Argentina, Brazil, Colombia, or Costa Rica. Some 11 million people came last year. In fact, it’s the most visited island in the Caribbean and second only to Mexico in all Latin America.
The majority of those visitors land in Punta Cana airport…
Punta Cana is the epicenter of tourism in the Dominican Republic. Its airport operates over 500 flights weekly, connecting to more than 90 airports across 26 countries. Last year over 10 million passengers passed through it.
And it’s just a couple of hours flight-time from the east coast of the U.S.—the same time zone as Miami and New York.
Just 10 minutes away from this regional hub is Cap Cana.

Punta Cana airport is so close to Cap Cana, at just 10 minutes’ drive, that it feels like your own private airport.
Like the great city-states of history—Athens, Venice, Carthage—Cap Cana was founded on a bold idea. That a community could be designed from scratch, shaped with intention and artistry, infused with elegance, and capable of offering not just a place to visit…but a place to live a better life.
Cap Cana began with a vision, a master plan conceived in the early 2000s, inspired by the world’s greatest enclaves of wealth and beauty. Think Palm Beach, Monaco, St. Barts. The founders weren’t just trying to build a resort—they were designing a complete, self-sufficient, world-class lifestyle destination.
It would be a sovereign micro-state of affluence and elegance.
By the time Cap Cana broke ground, the idea of the master-planned luxury community had already proven itself. From Florida to the French Riviera, these enclaves offered something the ultra-wealthy prized: exclusivity, security, pristine infrastructure, and curated lifestyle.
Cap Cana added something more: scale. With over 30,000 acres of planned development, it’s over twice the size of Manhattan and bigger than many Caribbean nations.

Some of the world’s highest-end hotel chains are in Cap Cana. This is the beach at Eden Roc. In 2019 the world’s largest operator of luxury all-inclusive resorts opened Hyatt Ziva Cap Cana and Hyatt Zilara Cap Cana. Marriott opened the all-inclusive Sanctuary in 2022 and a St Regis just opened. I expect gross annual income of $45,625—a 12% gross yield—and gains of $319,600 five years after delivery of the upcoming deal I’ve found in Cap Cana.
Cap Cana is probably the safest, most secure enclave in the entire Caribbean. It’s a privately-managed luxury city state with 24/7 security, its own infrastructure including comprehensive energy infrastructure, and international residents who live here year-round.
And what’s important to understand is that Cap Cana is only getting started.
The marina was the first engine of Cap Cana’s growth.
Now a second is roaring to life: Juanillo Village.
A $500 million project inspired by Barcelona’s Las Ramblas, this vibrant, walkable district will blend beachside boutiques, cafes, restaurants, galleries, and lifestyle hotels. It will be the cultural and commercial heart of Cap Cana for the next generation.
And for us, it means something so much more exciting: the chance to own world-class real estate in one of the most promising luxury destinations on earth… at pricing that simply doesn’t exist elsewhere.
This Sunday, I’ll be joining International Living Executive Editor Jennifer Stevens to dig into all of this. It’s an unmissable live event where we’ll provide exclusive insights, hot off the press. (Jen is on the ground right now.)
We’ll share:
- How this Monaco of the Caribbean emerged…and where it’s heading next.
- The incredible lifestyle in this luxurious Caribbean gem…and how surprisingly affordable it can be.
- An opportunity I’ve found here to own stunning luxurious real estate at mind-blowing pricing.

A sneak peek of opportunity I found…

The opportunity I’ve found is a stroll to the beach and you’ll have a rooftop pool and terrace, ground-level swimming pool, gym, pool bar, lagoon sports deck, and paddle and pickle ball center. Full details at our live event on Sunday. Put the event in your calendar (Developer’s renders shouldn’t be considered final but give you a great idea of what to expect.)
This deal will put you a stroll from Juanillo Beach (under 10 minutes) and minutes from the action of The Village, positioning you directly in the path of Cap Cana’s next decade of expansion.
You’ll live the five-star lifestyle: a gym with lagoon views, a lakefront sports deck, a buzzing social terrace, and some of the most in-demand pickleball and paddle courts in the Caribbean.
And the price is mind-blowing.
This deal is so good, I expect gains of $319,600 five years after delivery on these luxury condos a short stroll to the beach.
And they’ll have massive appeal to the millions of tourists flooding into this region every year. For income, I’d conservatively expect you’d see gross annual income of $45,625—a 12% gross yield. And that’s leaving lots and lots of time for personal use.
Full details on this opportunity and everything to do with Cap Cana at our live event this Sunday, June 8, at 1 p.m. ET.
