Picture this…
You awake to the golden hue of the early rising sun and the sounds of birdsong drifting from the lush rainforest nearby.
Your day begins with some exquisite local arabica coffee harvested in the mountains just behind your house. You savor it on your rooftop terrace while taking in the stunning views of the jungle, before making the short stroll down to your community’s private pool.
After a quick dip and a breakfast of fresh fruit bought at the local market, you make the short drive into the village of Ojochal to visit one of the local French bakeries that dot this culinary haven. There you pick up a freshly backed baguette and some pastries for lunch.
You stop to greet friends as you walk through this vibrant expat village. More and more people are coming here—digital nomads, retirees, remote workers, young families…
They come, as you do, to hike in the lush, jungle-covered hills filled with toucans, monkeys, sloths, and hummingbirds…to go whale- and dolphin-watching in the glistening Pacific…and to surf and swim on the many beaches nearby…
That’s where you’re heading this afternoon…to the beach. There are many incredible stretches of coast to choose from near your home, like Playa Ventanas and Playa Tortuga, but today you decide to make the short journey north to your favorite—Playa Uvita.
Set less than 30 minutes’ drive north, it’s known as Whale’s Tail beach because of a natural sandbar that resembles a whale’s tail. It’s the kind of place Instagrammers travel thousands of miles to experience. To you, it feels like home.
At Playa Uvita, you wile away the afternoon, lazing on the warm sand and snacking on your fresh pastries. Once the sun drifts lower, you make the trip back to your community in the pristine rainforest.
This is the kind of laidback lifestyle that Costa Rica’s Southern Zone offers.
As I told you yesterday, the Southern Zone is one of the most beautiful parts of Costa Rica and the world, a true natural paradise where vast tracts of primary forest run down from soaring mountains to a coastline hemmed with magnificent Pacific beaches. Though this part of Costa Rica stayed under the radar for decades due to the bone-shaking, 8-hour travel time from the capital of San Josè, all that has changed thanks to a huge path of progress (a path of progress is anything that makes a place easier to get to, like new roads, airports, or bridges, or more desirable, say, a 5-star resort in a place that previously only had cheap hostels) that has included new roads and smooth highways.
Now it takes just three hours to get from the international airport in San Josè to the Southern Zone. And the world is now discovering this “hidden” corner of Costa Rica.
It has everything that the millions of vacationers who come to Costa Rica look for—the beaches, the rainforest, the wildlife… It’s among the most beautiful places on Earth. Increasingly, it’s also appealing to the large and growing ranks of digital nomads and remote workers.

My developer contact in the Southern Zone is Sylvaine Pilault. She arrived in the Southern Zone in the 1980s on vacation and fell in love with this paradise.
She bought a large farm in the region. Her plan was to sell pieces of it to other foreigners, starting a unique residential community. Her friends and family reckoned she would fall flat on her face. This was a business, they told her, that would never make her a cent.
Sylvaine proved them wrong. Today, she is one of the biggest builders of custom homes in the country.

The trouble is, there’s so few places for peope to stay in the Southern Zone. It’s a big problem for me and my team when we scout there. We always struggle to find a rental. This shortage of supply means rental yields here can be stronger than you might anticipate.
Given the big shortage of rentals in this region, I’d figure on gross annual income of more than $30,000 and gross yields in the region of more than 9% on these three-bed homes, while also leaving plenty of time for personal use.
