How This Historic Algarve Beach Town Joined Europe’s Coastal Elite

In this week’s Your Overseas Dream Home Digest…

Greetings!

As you read this, I should be whizzing through the air from Guadalajara to Cabo. And this afternoon, as soon as my plane touches down, I plan to head straight to one of Cabo’s stunning beaches…

It will be good to be back in Cabo—a place I spend time each winter. I’m looking forward to sticking my toes in the sand…to feeling the warm sun and gentle ocean breeze on my face. I’ll have a lot to share from Cabo in the days ahead.

But I have to admit, my mind is in Portugal today. And in particular, the stunning beach and marina town of Lagos.

Let me tell you why…

Praia Dona Ana in the town of Lagos is one of the most photographed beaches in the Algarve. I’ve been scouting this Portuguese town for well over a decade…and I’ve found some mind-blowing deals here.

This week in Your Overseas Dream Home, I’ve been diving into the history and evolution of Lagos…

If you don’t know Lagos, you should. This is a place where golden cliffs meet turquoise waters, and cobbled streets wind through a beautifully preserved old town. It boasts a marina full of sleek yachts, and a collection of beaches that rank among the finest in Europe.

It’s walkable, welcoming, and packed with top-class restaurants, galleries, and boutique shops. And yet, for all its charm and sophistication, it remains authentic to its rich heritage and history.

I first scouted Lagos a decade ago. I could see the path it was on…the incredible potential…

Now that potential has been realized.

Today, its unique collection of history, marina, beach, culture, and walkability has seen Lagos move into the ranks of elite European coastal destinations, ranking alongside the likes of Cannes, Puerto Banús, and Antibes.

Over the years, I’ve been able to bring members of my Real Estate Trend Alert (RETA) group some amazing deals here—deals that have led to massive six-figure uplifts for members (see the video below for details).

But on Wednesday, I’m opening a deal to RETA members that has the potential to be the strongest yet. This is a chance to own on the town’s most sought-after street—the third most expensive in all of Portugal—right in the heart of the marina district at exclusive, off-market pricing.

I expect gains of €292,500 just three years after delivery, alongside gross rental yields over 13%. More on this below.

First, let’s dive into what Lagos makes so special…

Lagos is the most historic town in Portugal’s southern Algarve region and my favorite on the entire coast.

A Small Town in Portugal Joins Europe’s Coastal Elite

Every top-tier coastal destination has a moment when it completes its evolution and levels up.

In Tuesday’s dispatch, I explained how Lagos made that transition—joining the likes of Cannes and Antibes, without losing what makes it so charming.

I walk through what elite coastal towns have in common: walkability, history, a defined luxury anchor, and year-round demand. And I explain why Lagos’ marina has become that anchor—the point where lifestyle, capital, and long-term value now concentrate.

This is about a town that evolved carefully, stayed low-rise, protected its character—and is now being validated by serious, long-term capital, such as a huge investment from Hilton, which is building two hotels in the luxury marina district.

If you want the broader context for why Lagos belongs on your radar, read the full story here.

IN PHOTOS: A Tour of Europe’s Most Livable Beach Town

Over more than two decades as a real estate scout and investor, I’ve visited more coastal towns than I could possibly remember. Very few feel complete in the way Lagos does.

In this photo essay, I take you on a visual walk through Lagos—starting at the marina, crossing into the old town, and ending along one of Europe’s most dramatic Atlantic coastlines.

What you’ll see, step by step, is how Lagos works as a place to actually live. A modern marina that functions as a true waterfront neighborhood. A historic core where daily life still happens along cobbled streets. And beaches and cliff walks that are woven directly into town life.

This visual tour helps explain why Lagos has quietly joined the ranks of Europe’s most livable beach towns… and why people who come for a week so often end up staying much, much longer.

In this photo you see Lagos marina—about to expand—and the miles-long Meia beach and the smaller Batata beach. Lagos is studded with beaches and coves.

VIDEO: This Portuguese Town Has Delivered Big Time—Here’s the Proof

As I say, I first put boots on the ground in the town of Lagos on Portugal’s Algarve around a decade ago. Lagos would turn out to be one of the great discoveries of my real estate scouting and investing career. From my earliest visits, the potential was clear—It had all the ingredients needed to join Europe’s elite coastal enclaves like Cannes, Antibes, and Portofino.

Today, this town has arrived. And my RETA group was ahead of this story.

Long before Lagos’ rise became obvious to the wider world, my team and I were focused on this town—and on the small number of crème-de-la-crème developments in the very best locations.

Here, I want to share a video taking you inside past RETA deals in Lagos—and show you the huge uplifts they’ve already delivered for RETA members. Click below to view.

What Prime Coastal Living Really Costs—From Cannes to the Algarve

Today, Lagos sits at an incredible inflection point…

The quality, infrastructure, and global recognition are already here. What hasn’t fully caught up—yet—is pricing relative to its peers.

In top-tier European destinations like Cannes, Antibes, or Puerto Banús, it often costs well over a million to own in prime neighborhoods walkable to the marina and beaches. (Check out this articleto see for examples.)

But in Lagos, there’s still a chance to own its most prestigious street for far less…if you’re a RETA member.

Antibes is the archetype of understated Riviera wealth: historic old town, serious marina, beaches, walkability, culture, and year-round life. This apartment there is listed for €2.4 million ($2.8 million).

As I mentioned above, I’m about to bring an incredible new off-market deal in Lagos to RETA members. This is a chance to own large two-bed apartments in the heart of this historic and beautiful beach town.

A stone’s throw from the marina…

A walk to the beaches, to the historic core, the dining…

At RETA pricing to blow minds.

The new deal is a chance to own luxury condos on the town’s most sought-after street in Lagos—the third most expensive in all of Portugal—right in the heart of the marina district at exclusive pricing.

The community is called Marina Residences. And it’s going to set a new standard in luxury here.

Fire pits…pool…jacuzzi…wellness spaces— Marina Residences’ luxury rooftop will feel like a private club in the sky. And this is complemented by other indoor amenities—pool, gym, sauna, steam room…(Renders should not be considered final but give us a great idea what to expect.)

This is a true blue-chip asset. For RETA-only prices, members of my group will get modern design, state-of-the-art luxury, and an experience Europe almost never allows in residential buildings: true rooftop amenities. Not a token terrace, but a private club in the sky—pool, spa, fire pits, and expansive outdoor living with open marina and Atlantic views.

This is a rare and unique opportunity…a chance to own a true legacy asset in one of Europe’s boutique local coastal enclaves. And at off-market pricing.

And our RETA-only pricing is so incredible, I expect gains of €292,500 just three years after delivery, alongside gross rental yields north of 13%.

I’ll open this deal on Wednesday, January 28, at 1 p.m. ET.
