A mind-blowing new off-market deal on best-in-class condos in the booming beach city of Playa del Carmen on Mexico’s Riviera Maya…
Opportunities in Portugal, Uruguay, and Sicily…and on Spain’s Costa del Sol, Costa Rica’s central Pacific coast and Nicaragua’s stunning San Juan del Sur region…
Conversations with top overseas attorneys, developers, and rental managers…
Great food and cocktails in the warm Caribbean air…
These are just some of the things members of my Real Estate Trend Alert (RETA) group enjoyed at The Gathering XI event, which just concluded this weekend in Playa del Carmen.

The Gathering XI, the annual meetup for Lifetime members of my Real Estate Trend Alert group, took place Feb. 20 to 22 in the elegant surrounds of the Grand Hyatt in Playa del Carmen on Mexico’s Riviera Maya.
The Gathering is the annual get-together for Lifetime members of my Real Estate Trend Alert group. (Learn how you can join RETA Lifetime here.)
This is not your typical conference…
It’s an intimate and relaxed affair set amid the luxury of the Grand Hyatt on the breathtaking Caribbean beaches of Playa del Carmen.

I share a toast with RETA members during The Gathering XI.
At The Gathering, we meet friends old and new…
We share drinks and meals…
We run the rule over incredible deals…
And we network with experts and insiders from right across my global beat.

My wife, Sayuri, and I chat to RETA member Anthony Murphy at The Gathering XI. Attendees get lots of face time with my team and key members of my global network, including attorneys, developers, rental managers, and other insiders.
This year’s Gathering was our biggest and best ever…
We had presentations on stunning bargains in Sicily…the opportunities that AI offers real estate developers…where to buy in Portugal today…“Paths of Progress” roaring through Panama, Costa Rica, and the vast master-planned community of Cap Cana in the Dominican Republic…

Developer Alfredo Aleman came from Panama to meet RETA members. I consider Alfredo and his GLP group Panama’s top developer. He’s responsible for some of the country’s most stunning projects, including an ultra-luxurious community set on man-made islands off downtown Panama City. Here he is on stage with Margaret Summerfield, RETA’s senior researcher.
I like to keep presentations at The Gathering brief. Quick hits.
It means RETA members get the key information they need. And it leaves plenty of time afterward for them to talk to my team and our network of experts and get further answers to their specific questions.

This is why The Gathering is one of my favorite times of the year.
It’s a chance to meet RETA members…to chat and catch up…to celebrate all that our group has achieved together.
And of course, we look to the future…
To the next great opportunities.
At The Gathering XI, I offered a sneak peak of our new RETA members-only deal—The Landmark in downtown Playa del Carmen.
It’s a RETA-only deal I believe will see members with gains of $201,600 five years after delivery as well as red-hot rental income—conservatively I’d say an annual gross yield of 13%.
Attendees also got insights on opportunities in Costa Rica…Nicaragua…Sicily…Uruguay…Portugal…Spain’s Costa del Sol…and beyond.
I’ll give you a snapshot of some of those opportunities in tomorrow’s Overseas Dream Home.
Today, a few more of my favorite photos from The Gathering XI…

The latest RETA team member, Geneviève Vienneau, revealed what’s planned for the upcoming RETA Academy. Gen will be the primary guide for this exclusive platform, designed to guide members every step of the way as they turn their overseas real estate dreams into a reality. (We’ll be rolling out the RETA Academy soon. Join RETA here for your chance to be among the first enrollees!)

From left to right: Joan Trillo, one of the partners behind the incredible off-market deal I recently brought to RETA members in the stunning community of Cap Cana in the Dominican Republic. In the middle is Steve Mirtenbaum, marketing manager for developer Hans Yankelewitz, right. Hans is behind Acquarello Flamingo, an incredible RETA members-only deal we had last year on Costa Rica’s Gold Coast.

At RETA we have a concierge team to help members with any problem they may have. At The Gathering XI, our concierge team was on hand to meet members! Trudy-Ann Pryce, Laura Andrade, and Matt Doherty.

My scout Ciaran Madden talking to members about Uruguay and opportunities he uncovered there.

The Gathering is one of my favorite times of the year. It’s a huge pleasure to catch up with RETA members and share stories.

Ivan Castillo, left, and Ricardo Pica—the attorneys I use in Mexico and Portugal, respectively—were on hand to chat with RETA members and share insights.

Great food and great company are hallmarks of The Gathering. Here RETA members enjoy lunch at the Grand Hyatt in the warm Caribbean sunshine.

Collector’s items now? The new RETA baseball cap…one for everyone in the audience…member will be able to spot each other when we’re traveling and scouting now!
Wishing you good real estate investing,
