An Artist’s Italian Villa for $175K

In the historic center of a northern Italian town, tucked among quiet lanes and old stone buildings, is a villa that caught my attention.

My team recently featured it on our Your Overseas Dream Home Instagram account.

At first glance, it looks like the kind of period home you might expect to find in Lombardy, near the Swiss border in northern Italy—elegant, atmospheric, full of old-world character. But the deeper you look, the more unusual it becomes.

This was once the home and studio of a local sculptor whose work is still preserved in the town museum.

And its two floors each consist of a self-contained apartment…

This villa is listed for just €150,000, or about $175,000.

Five Countries Where Foreign Buyers Can Get a Mortgage

A quick aside…

If you were to purchase the villa featured above, as a non-resident buyer you could access mortgages up to 50% in Italy.

But what about other countries?

A question I hear often from readers is this: Can foreigners get mortgages overseas?

A lot of people assume the answer is no—that if you want to buy property abroad, you need to arrive with a suitcase full of cash.

But that’s not how it works in a number of markets on my global real estate beat. In some countries, banks actively lend to international buyers…although, to be clear, these countries are the exception rather than the norm.

I’ve used local financing myself many times, including when I bought a historic villa in Caminha, in northern Portugal.

And Europe isn’t the only place where this is possible.

The Most Overlooked Capital in the Americas

Jumping back to “hidden” destinations…

This week I’ve been telling members of my Real Estate Trend Alert (RETA) group about one of the most overlooked capitals in the Americas: Asunción, Paraguay.

I scouted Asunción last year and was blown away by what I found. You can watch a video where I recorded my first impressions here.

This is a city that feels young. Confident. Upwardly mobile. And Paraguay is a country with amazing economic fundamentals.

It has vast supplies of clean, low-cost electricity in a world increasingly desperate for power.

It sits on some of the most productive farmland on the planet, exporting food to global markets.

It has one of the simplest and lowest tax regimes anywhere in the Americas.

And it has something most developed countries are starting to lose, a young population moving into its prime earning and spending years.

Put all that together and you have the kind of economic foundation that can drive growth for decades.

And yet despite this, prices here look like they come from a completely different era…$3 for an Uber…$12 for a steak…brand-new condos in luxury towers from $100,000…

This city is an incredible discovery. I figure values in Asunción’s prime neighborhoods could 3X over the next decade…
