Nearby in the master-planned community of Campestre, the lowest-priced two-bed my team found was $419,000 in Paramo Village. More typical? A two-bed in Wen Village listed for $849,000.

These condos will have massive appeal as rentals. San José del Cabo will continue to attract more and more affluent folks. It has, for my money, the best weather on earth. There’s insane accessibility (the well-connected international airport is 10 minutes’ drive away). And the lifestyle is unmatched, as I dive into below…

Today, let me show you why San José del Cabo is one of the world’s most desirable places to own real estate…and why it got under my skin.


San José del Cabo is set at the base of the Baja California peninsula. This region is home to some of the world’s most dramatic and pristine beaches.

Cabo is a part of the world I spend a lot of time. I’ve bought more real estate here than anywhere else in the world and it’s become my favorite place to stay in winter.

Central to San José del Cabo’s appeal is its stunning natural environment…

This region is blessed with pristine golden-sand beaches nestled between soaring desert mountains and the glistening waters of the Sea of Cortez. It’s hard to imagine a more dramatic coastal setting.

In San José del Cabo, you have numerous world-class beaches on your doorstep. Palmilla beach—set in a protected cove—is one of the most popular beaches around San José for swimming. A short drive away, between San José and neighboring Cabo San Lucas, is Santa Maria beach, a personal favorite of mine in this region.


Whenever I’m in Cabo, I like to go for a stroll or paddle along Santa Maria beach. The coastline here is dotted with spectacular beaches like this.

The ocean is at the heart of life in Cabo.

The waters have some of the best sports fishing in the world. Right now, the annual Bisbee’s Black & Blue tournament, the Super Bowl of sports fishing, is taking place here. This year’s prize pot is a record $12 million.

Fishing aside, there’s snorkeling, paddleboarding, and diving. Whale watching is incredibly popular too, especially during the winter months when humpback whales migrate through the area. You don’t even need a boat to see them. They often breach just offshore.

The Puerto Los Cabos marina is just minutes from downtown San José del Cabo. Superyachts of the rich and famous berth here. You can also get fishing charters from the marina.

Around San José you’ll find the highest concentration of ultra-luxury resorts in Mexico: One&Only Palmilla, Las Ventanas, Chileno Bay/Auberge, Montage, Viceroy Los Cabos, to name but a few.

These resorts charge huge rates and attract some of the wealthiest and most famous people in the world.

One example: the 5-star Viceroy—built by the same developer that’s behind the new RETA opportunity—has rates rising past $1,000 a night and a guest list including Lady Gaga and Justin Bieber.

Few destinations rival San José del Cabo for its density of world-class golf.

Within minutes of the downtown are signature courses by Nicklaus, Norman, and Fazio—each carved between desert, mountains, and the Sea of Cortez.

Beyond San José, the coast stretches north with more championship fairways framed by ocean views.


The Club Campestre golf course, a Jack Nicklaus design, is just outside the downtown core of San Jose del Cabo.

The cultural and historic heart of this region is the town of San José del Cabo. The downtown core is a vibrant mix of colonial architecture, cobblestone streets, and a bustling art district.  

The architectural centerpiece of the town is the Mission San José del Cabo, an 18th-century church that anchors the main plaza.


San José del Cabo is known for its lovingly maintained colonial architecture.

Food is part of the fabric of San José. The town and its surroundings have become a mecca for farm-to-table dining, with renowned restaurants like Flora Farms and Acre drawing in food lovers from around the world.

This is a place where you can enjoy handmade pasta under the stars, wood-fired pizzas cooked steps from the fields where the tomatoes were picked, and seafood caught in the Sea of Cortez that morning.


The historic district is the heart of San José del Cabo—alive with art, music, and food. By day, its cobblestone streets hum with galleries and cafés; by night, they glow with the scent of grilled fish, mezcal, and candlelight.

San José del Cabo is synonymous with art. Its historic center is lined with galleries showcasing everything from fine art to traditional crafts, sculpture, and jewelry.

On Thursday evenings, the famous Art Walk turns the streets into a festival of creativity—studios throw open their doors, artists display their creations in the plaza, and visitors stroll from one gallery to the next with a glass of wine in hand.

It’s this blend of culture, color, and community that makes San José feel so distinct.

My scout Ciaran Madden takes in the Art Walk while visiting San José del Cabo to see the site of the RETA deal earlier this year.

Just beyond the galleries and cobbled streets of San José lies a wilder side of Baja. The Sierra de la Laguna mountains rise dramatically over the town, their slopes etched with trails that lead through desert canyons, palm oases, and granite outcrops.

You can explore hidden waterfalls, swim in natural pools, and wander among towering cardón cactus—some of the largest in the world.

All of this in a destination with nine months of gold-standard weather—warm sunshine, low humidity, refreshing ocean breezes, and cool evenings for a restful night’s sleep.

I know from personal experience the pull of this lifestyle…

When I first bought a condo in Cabo, it was purely an investment. I saw the trends—rising luxury, limited land, surging demand—and knew Cabo was on the edge of something big.

And I ran the numbers. In 2015, RETA members could own a two-bed ocean-view condo in the Copala community in the Quivira Resort from a members-only price of $336,156. This pricing was exceptional—far below anything comparable on the market. I expected strong gains. I was wrong—they were much stronger.

Today, similar condos list for $729,000, far beyond even my most optimistic forecasts.

When I first rented my condo, it was first for $1,500 a month. Then $2,000. Most recently, $3,000. That rise mirrors what’s happening across Los Cabos—demand climbing, nightly rates rising, and scarcity tightening.

So, I’d nailed the trend and the timing.

But what I hadn’t counted on was the pull of the lifestyle…
