Portugal’s Undiscovered Coastal City…Plus Residency in Panama

In this week’s Your Overseas Dream Home Digest…

Greetings from Cork…

It’s been a chilly May here in Ireland…but lovely for golf between the showers.

After months spent in sun-drenched places like Los Cabos and Guadalajara, Ireland’s changeable weather doesn’t faze me. In fact, I look forward to it on my annual trip to my homeland.

Next month, I’ll be making my way to Portugal. And it’s here that you can find a small, character-filled city that I’ve been watching for years.

Set where the River Lima meets the Atlantic Ocean, this coastal city has a charming Old Town…long beaches…riverfront parks and promenades…and a relaxed atmosphere that feels very different from Porto or Lisbon.

Yet real estate prices here are a fraction of what you’d pay in Porto and other major cities. Best of all, there’s still time to get in ahead of the crowd…

I’ve just released my video deep-dive on this destination in the new episode of The Ronan McMahon Report.

Click below to watch it now. And when you’re done, share your thoughts or questions in the comments. My team and I read them all.

In this new destination deep-dive on my YouTube channel, I take you to a small coastal city that’s quietly gentrifying, but which remains virtually unknown to the millions of foreign tourists, expats, and second home owners who flock to Portugal each year. Click to view…

A Tropical Escape in Nicaragua

Now, to Nicaragua’s Emerald Coast…a dramatic stretch of Pacific coastline known for its surf beaches, jungle-covered hills, and laid-back lifestyle.

Recently, a close contact on the ground sent me a listing there that immediately caught my attention.

It’s the kind of property that feels increasingly difficult to find today: a modern tropical residence with a private pool…set on nearly four acres of lush land…just minutes from the beach town of San Juan del Sur.

This play isn’t about rental yields or speculation.

It’s about space, privacy, and lifestyle. A place where you hear birds in the trees instead of traffic outside your window.

This home opens directly onto a private pool terrace surrounded by tropical greenery. Read more about it here.

What You Need to Know About Residency in Panama

Staying in Central America…

Panama has become one of the most attractive destinations for real estate investment in the Americas.

With a strong economy, U.S. dollar currency, political stability, and warm tropical weather, Panama appeals to retirees, investors, and expats alike.

This safe-haven country was the focus of a recent Rolodex Live.

Rolodex Live events are closed-door online briefings where Lifetime members of my Real Estate Trend Alert (RETA) group hear directly from top contacts from my personal network and can ask questions live.

These sessions are hosted by RETA Senior Researcher Margaret Summerfield.

The latest Rolodex Live featured my go-to attorney in Panama, Diego Corro.

Member interest was especially high around visas and residency and, today, I want to share a clip from that discussion.

And if you’d like to learn how to become a RETA Lifetime member and enjoy a host of benefits, including regular Rolodex Live events, just click here.

At this recent Rolodex Live hosted by RETA Senior Researcher Margaret Summerfield, attorney Diego Corro answered questions on buying in Panama. Click above to watch a clip from the event. Boots on the Ground on Costa Rica’s “Gold Coast”

And while Panama continues to attract buyers looking for stability and residency options, Costa Rica remains a sought-after lifestyle destination.

Last week, my scout, Ciaran Madden, concluded a two-week scouting trip that took him to destinations across Costa Rica’s central and northwestern Pacific coasts.

His first stop was the beach town of Jacó—the closest beach town to the capital city, San José—where I’ll soon bring members of my Real Estate Trend Alert (RETA) group an incredible new off-market deal on true beachfront real estate.

(This is the first time in the 18-year history of RETA that I’ve secured a true beachfront deal in Costa Rica.)

After scouting Jacó, Ciaran went north to the “Gold Coast” region to check in on coastal towns where RETA members have previously gotten outstanding deals.

From the bustling surf town of Tamarindo…to the fast-changing luxury enclave of Playa Flamingo…he saw firsthand how demand continues to surge along this coast.

In Tamarindo, he found a cosmopolitan beach town packed with international visitors even in the supposed off-season, with strong demand for ocean-view condos and luxury homes. Then, farther north in Playa Flamingo, he saw how a new luxury marina is transforming what was once a quiet beach hideaway into an increasingly upscale hub for yachts, high-end development, and affluent international buyers.

Tamarindo’s two-mile beach is the perfect place to watch incredible sunsets. Read more about Tamarindo in Ciaran’s dispatch here.
