Scouting One of the Premier Communities in Central America

I just got back from scouting Rancho Santana…

This 2,700-acre master-planned community in southwestern Nicaragua sits on one of the most stunning coastlines I’ve seen anywhere.

Dramatic, vertical cliffs drop to rocky plateaus. Rolling green hills sweep down to the glistening Pacific. The virtually private two-mile coastline is dotted with sandy beaches perfect for surfing, swimming, or just relaxing, including the pink beach at Playa Rosada.

A selfie I snapped overlooking the coast at Rancho Santana, Nicaragua. The coastline here ranks among the most spectacular I’ve seen in my two-plus decades of scouting.

Rancho Santana is not just beautiful, this is among the finest and most luxurious residential communities in all of Central America.

The amenities are first-class. There’s a boutique hotel…a 6,000-square-foot spa…incredible fine dining…guided surf experiences…

And there’s a wonderful sense of space.

The developer here was keen to keep much of the vast community untouched so it doesn’t lose that natural feel—you’ll see exotic birds, howler monkeys, turtles, capuchins…

I’ve been scouting this community for decades. In fact, it’s where I held the first-ever Gathering which is now the annual meetup for Lifetime members of my Real Estate Trend Alert (RETA) club. Back then it was just eight of us in Rancho Santana’s little clubhouse.

Like my RETA group, the community has undergone an incredible transformation since that time.

Today, that little clubhouse has been replaced by the boutique hotel. Oceanfront homes here now list for millions. Condos are priced in the $700,000s. There are lots too, with prices
rising into the millions, depending on size and location.

My RETA group has been ahead of the transformation with exclusive, off-market deals.

While in Rancho Santana, I was staying next door to the Seagate condos.

In 2009, I brought RETA members an off-market deal to buy these luxury condos from $219,000. Today resales start in the mid-$700,000s. 

Go back even further to 2005 before I founded RETA, and I helped International Living readers buy casitas here for $129,000. Today those list for north of $500,000.

I was back at Rancho Santana to dig into the evolution of this community.

I’ll still compiling all my notes but I’m very excited by what I’ve seen here and along this wider coast in southwestern Nicaragua.
