Home prices in the U.S. are surging. In June, the median sales price of an existing home in the U.S. rose to $426,900, a new all-time high, according to the National Association of Realtors.
And that’s the median price. In many places, the figure is far, far higher.
In California, for instance, the median topped $900,000 in May for the first time ever. And in certain areas of the state, even that princely sum might not be enough for an entry-level home.
Earlier this year, I saw an online video showcasing a tiny Cupertino home, spanning just 384 square feet, in the San Francisco Bay Area. It was completely unremarkable but sold for “significantly over” the asking price of $1.7 million! (Check out the video here.)
In this environment, finding value is a real challenge. Look overseas, however, and you’ll discover that you can still own amazing properties for a small fraction of these prices.
My team and I know exactly where to look…the places overseas brimming with opportunity.
So we’ve compiled a special report showcasing not just homes, but villas overseas listing for only around half the median U.S. home sale price.
In stunning destinations ranging from the Italian countryside to the lush valleys of Costa Rica to the offshore islands of Portugal and Spain, we found a host of incredible homes like these…
- A two-bedroom country villa set on three acres with fruit trees and a small vineyard in Portugal’s Alentejo region for €197,500 ($213,932).
- A restored stone country house on Gran Canaria, one of the largest of Spain’s Canary Islands, for €159,000 ($175,229).
- A turnkey three-bed, Pacific Ocean-view villa, a 10-minute walk from the beach, for $169,900.
You’ll find all these listings and more in the new report: Overseas Villas for Half the Cost of a Home in the U.S.

P.S. Ever been to Tuscany or the Canary Islands? Interested in owning in Caribbean Belize or the valleys of Costa Rica? Let me know here. My team and I value your feedback, and it could help shape our scouting plans.
Here’s a question I got from an Overseas Dream Home reader…
Matthew H. asks: Thank you for what you do. I’m interested in any opportunities that you’ve selected for your Real Estate Trend Alert group in Costa Rica and in Europe? I understand Europe is a big region, but I’ve lived there for years with the Army and am OK with almost anywhere. I do prefer ocean and surfing with a good buy opportunity.
Ronan says: Hi Matthew. Thanks for your question. First, let me say, my team are constantly hunting for new opportunities in Europe, Costa Rica and beyond. We’re always out there, putting boots on the ground, looking for the “next places” and the next RETA member-only deals. Thanks to this approach, RETA members have gotten access to some incredible off-market deals…
Just recently, members of my Real Estate Trend Alert group had the opportunity to own condos in Montenegro, Europe’s newest Riviera, at insane off-market prices.
Montenegro’s Bay of Kotor, where our deal is located, is an ideal base in Europe. This region is also one of the most beautiful places in the world. Surrounded by towering mountains, the bay features a series of winding inlets and serene waters. Medieval towns like Kotor, Perast, and Risan dot its shores, with their well-preserved architecture, ancient churches, and charming squares.
It’s no surprise the super-rich have been quietly coming here for years.
With our RETA-only deal here, members had the chance to own stunning two-bed condos from a RETA-only price of €348,356. I expect these will be worth €550,000 five years after delivery. That’s €201,644 more. Members also had the chance to own stylish one-bed pied-à-terre apartments with sea views from a crazy €193,013. I expect these will be worth €304,735 five years after delivery. That’s a gain of €111,722.
These were an insanely good deal. To see just how good, take a look at the future pricing plan from the developer…
- Within 10 weeks of our RETA launch, the developer’s planning a 15% increase on our RETA pricing.
- Within a year of our RETA launch it’s a 30% increase on our RETA prices.
- All told over the build period the developer plans a 70% increase on our RETA pricing.
That would mean the two-bed condos RETA members could snap up for €348,356 will be listed at €592,205 according to the developer’s planned price increases…upon delivery!
RETA members can read more about Montenegro’s emergence as a new Riviera in my special research report here. And you get all the details of this incredible deal in my full Montenegro Deal Briefing for RETA members. (Note, these resources are for RETA members only. If you’re not yet a member, you can join here to get instant access.)
Of course, this is just our most recent deal in Europe. We’ve had many others in top destinations like the Algarve, Portugal and Spain’s Costa del Sol…and my team are constantly hunting for new opportunities like these. RETA members are the first to hear about the deals we uncover.
Over in Costa Rica, I’ve been focusing on the country’s northwest Pacific coast.
Costa Rica’s northwestern province of Guanacaste is an inherently desirable place—a natural paradise of stunning beaches, verdant jungles, cloud forests, and rushing rivers. And it’s easily accessible from the U.S. and Canada.
Earlier this year, RETA members had a chance to own luxury homes here in a verdant community with world-class amenities like pools, a co-working lounge, an indoor-outdoor gym, and more…all close to a new upscale marina and one of Costa Rica’s best beaches, Playa Flamingo.
Members could own two-bed homes for a RETA-only price from just $286,800. I expect the two-bed homes members could own here in our exclusive deal will be worth $525,000 three years after delivery. That’s a gain of $238,200!
Playa Flamingo is at the center of what’s known as the Gold Coast.
As in Montenegro, the ultra-wealthy have discovered this stunningly beautiful region. Major brands like Nobu, Ritz-Carlton, Four Seasons, St. Regis and Discovery Land Co. are pouring billions into new golf courses, hotels and residential communities. The Gold Coast is truly one of the world’s up-and-coming high-end havens. Yet, because of our contacts and our group-buying power, RETA members were able to own here at incredible pricing!
RETA members can read about our incredible Costa Rica deal here. And as I write, my team and I are digging deep on this region, looking for other potential opportunities. I’ll share more details if and when a deal comes together.
