Stunning Ocean-view Villa—Price Slashed by $59,000

It’s a lifestyle play to own a stunning, luxury ocean-view villa for just $146 per square foot.

The lifestyle play I’m talking about today is just north of this town, which has a wonderful laidback vibe.

In November, I had boots on the ground along one of the most beautiful stretches of coast in the Americas—a region known for its sandy beaches, diverse wildlife, world-class surfing, and a rare micro-climate that delivers warm, comfortable weather year-round.

While there, I toured a 2,600-square-foot, four-bed villa with extraordinary ocean views.

I don’t use the word “extraordinary” lightly.

The home looks out over lush, jungle-clad hills to the vast expanse of the Pacific. Panoramic ocean views dominate the property—you see them from the living room, the covered deck, the swimming pool, the upstairs terraces, the two spacious second-floor bedrooms…

The villa also sits on a large plot of more than 12,000 square feet and includes a separate caretaker’s cottage, with the full-time (and highly affordable) staff already in place—making this a turnkey, low-friction opportunity.

The owners want a quick sale.

When I first toured the home, the asking price had already been cut by $40,000. I thought that was a good deal. Now I’ve learned they’ve knocked a further $19,000 off the asking price.

Originally $439,000, it’s now listed for just $380,000—that’s just $146 per square foot.

You can see the ocean from virtually every corner of this villa…from the glass-fronted living and dining space to the covered deck and swimming pool.

This home is set on Nicaragua’s southwestern Pacific coast.

Known as the Emerald Coast, this is a dramatic region of towering cliffs, jungle-covered hills, rocky coves, and long, flat sandy beaches. It’s especially popular with surfers thanks to a rare wind phenomenon created by air currents off the Pacific and Lake Nicaragua—delivering consistent, day-long surf.

The epicenter of tourism here is the trendy town of San Juan del Sur.

The town of San Juan del Sur is on Nicaragua’s southern Pacific coast, close to the border with Costa Rica.

I love San Juan’s laidback vibe—the wide horseshoe bay with pleasure craft bobbing on the incoming swell…the food vendors offering up grilled fish on the malecón…the brightly painted clapboard homes climbing the hillsides…

In recent years, San Juan has grown up. There’s a hospital…a well-established international dining scene…yoga studios and wellness centers…

In fact, a decade ago it was on the cusp of a breakout. It had become a must-visit stop on the backpacker trail, drawing surfers, creatives, and even Hollywood names like Matthew McConaughey and Margot Robbie. Then growth stalled following anti-governmentprotests in 2018 and the subsequent crackdown, later compounded by Covid.

Today, the picture is very different. The region has bounced back. I felt very safe scouting San Juan and the surrounding region.

San Juan is set along a gracefully curving bay. This destination is stunningly beautiful and highly affordable.

A new $400 million coastal highway is now carving a powerful Path of Progress through this region. (A Path of Progress is anything that makes a place easier to get to or more desirable.)

Phase One—nearing completion—runs 38 kilometers (about 23.5 miles) from the Costa Rican border, through San Juan del Sur, and north toward Tola, home to the master-planned luxury community of Rancho Santana.

This road is transforming access along the Emerald Coast.

My take is that the region and San Juan aren’t yet places to own for pure investment—there are less risky destinations with higher upside elsewhere on our beat. But if you’re looking for a piece of tropical paradise on a sensationally beautiful stretch of coast, you’ll find amazing value here.

The home I toured in November is a prime example…

From the pool to the glass walls to the second-floor bedroom terraces, everything in this home has been designed to maximize the views.

The house is just north of San Juan del Sur, overlooking Nacascolo bay. It sits just off the new coastal highway. It used to be a 10-minute drive from the center of San Juan. Now, with the new road, it’s more like three minutes.

The villa has four bedrooms, two upstairs and two downstairs. The ones on the upper floors have terraces and private bathrooms. There’s also another bathroom off the spacious combined kitchen and living area on the ground floor.

The house itself is charming…maybe a little dated. But what makes this property extraordinary are the views and the lifestyle it offers.

Check out this walkthrough of the property that I recorded when I had boots on the ground in November. When I saw it, the villa was listing for $399,000. Now it’s dropped to $380,000.

The ocean is visible from almost every corner of the property…

You’d wake in the mornings to the sight of the Pacific and the sounds of birdsong emanating from the lush jungle.

Afternoons could be spent lounging in your pool or strolling along one of the nearby beaches—like Playa Nacascolo, just a 10-minute walk but rocky…or Playa Marsella, soft, sandy and a few minutes’ drive.

Evenings could be spent in your dining room, enjoying meals cooked by your staff as the sun fades beneath the horizon. And then nights on your second deck with dining area, looking up at the stars, sparkling in the pitch-black sky.

As I say, on the expansive 12,000-square-foot grounds is a small caretaker’s cottage of about 600 square feet for the full-time, live-in staff. And the cost of employing them is minimal—a fraction of the HOA fees you’d pay for a small to medium size condo in Florida.

My local contact says you could expect some rental income with this property, with nightly rates of about $250 to $400 depending on the season and annual occupancy of around 30%. That’s gross annual income of $27,375 on the low end.

Like I say, though, this is not a capital appreciation or income play. This is all about the lifestyle.

What this home offers is luxury ocean-view living…the kind folks pay fortunes to enjoy. But here you can have it for just $380,000.
