Last week, I shared a video with members of my Real Estate Trend Alert (RETA) group, and I want to share it with you here too, because I think it’s such an incredible opportunity…a way you can parlay a single best-in-class property—in the right destination—into a life of perpetual travel.
In recent months, I’ve been exploring the world of house-swapping. That exploration is now turning into real-world results.
Recently a French family stayed in my condo on Portugal’s Silver Coast, an hour north of Lisbon. I earn points for stays like this. And because my Cabo condo is currently rented and earning me income, later this month, I’m trading those points for time in a luxury Cabo home during peak season.
This is house-swapping the RETA way.
In the video below, I sat down with RETA Editorial Director, Ciaran Madden, to walk through how this works…the costs involved (they’re shockingly low)…and the lessons I’ve learned so far. Click to view…
In this conversation, I walk through the house-swapping strategy I’m using—how it works, what it costs, and how I’m turning off-season downtime in my real estate into peak-season stays around the world.
Hundreds of Thousands of Properties to Choose From
As Ciaran and I discuss in the video, the platform I’m using has some 350,000 homes listed on the site. In many cases, these are high-quality homes in destinations where accommodation of this standard would be difficult—or impossible—to access.
I’ve seen house-swapping listings for stunning homes on the coastal dunes of Denmark…on Malta’s sister island of Gozo…in the hills of Umbria and the shores of Corsica…to give just a few random examples. And by using real estate you already own, you can access them at near zero cost.
One thing that has become clear to me in my research is that the kinds of properties that RETA members have been able to own through exclusive members-only RETA deals have huge appeal in this space.
RETA deals are for best-in-class real estate in amenity-rich communities in hugely desirable, internationalized destinations. Those characteristics drive persistent demand—whether that demand comes from renters or from fellow owners on house-swapping platforms.
Case in point…
The villa I’m staying in later this month in Cabo is in the Mavila community within the 5-star Quivira resort. Back in 2018, I brought RETA members a deal to own these villas, with members-only pricing starting from $428,222. A few years back, one of these villas—available to our members for $437,212 at launch—listed at $850,000.
I’ve also seen properties in the Cabo Costa community, where I’ve brought RETA a members-only deal, listed on Home Exchange.
So, just as with my Silver Coast condo—which has seen strong demand since I posted it—the types of properties RETA members can own through RETA deals will attract consistent interest for home exchanges.
Just consider the possibilities…
With the right property, you can use spare capacity to spend time in exceptional homes around the world.
In fact, I already know people who use this approach to live a life of almost perpetual travel.
I’ll have more takeaways like this to share in the coming weeks as my house-swapping journey evolves. Stay tuned.

The house-swapping listing I created for my condo in the Praia D’el Rey Golf and Beach Resort on Portugal’s Silver Coast. It’s seen big interest since I posted it.
Wishing you good real estate investing,

P.S. If you have questions on house-swapping or my strategy so far, I’d love to hear them. Or maybe you have vast experience in the house-swapping space. Either way, drop me a line here and let me know!
