VIDEO: My Top Destination to Buy on the Costa del Sol

This week in Your Overseas Dream Home, I’m giving you a sneak peek inside a special private masterclass I’m hosting for real estate insiders…

In this masterclass, I’m showing members of my Real Estate Trend Alert (RETA) group how to profile themselves so they can identify exactly what their goals are in buying overseas.

And I’m helping them match those goals to the ideal destinations…

In a moment, I’ll share a clip from that masterclass, profiling my top place to buy on the Costa del Sol.

First, a little background on the masterclass…

This Spanish town is one of the most popular destinations on the Costa del Sol among vacationers and remote workers.

I founded my RETA group in 2008 to bring together like-minded folks who understand the incredible opportunities in international real estate.

Using the group-buying power of all RETA members, I negotiate exclusive, off-market deals with developers. That means members get in first on best-in-class communities…at prices ordinary investors never see.

Access to exclusive deals like these is the biggest benefit of membership. But RETA members also get access to a vast library of resources and events, including private online masterclasses…

As I write this, I’m in the middle of hosting a five-week online masterclass called Your RETA Roadmap to Wealth, Freedom & a Boundless Life in 2026.

Held live on Zoom, it’s a complete blueprint to owning overseas today.

We started this masterclass by “profiling ourselves”—identifying our goals whether that’s lifestyle, income, capital appreciation, legacy, or some combination of all of them. Then in Sessions 2 and 3, we matched those profiles to our perfect destinations.

Yesterday, I shared a clip profiling Medellín, Colombia.

Today, in this clip, Margaret and I dive into a town on Spain’s southern Mediterranean coast, known as the “Garden of the Costa del Sol.” Its flower-filled plazas, white-washed alleys, and sea-view promenades make it one of the prettiest coastal towns in southern Spain. Click below to watch.

Margaret and I discuss a Spanish town that has transformed itself into a modern upmarket place while preserving its Andalusian soul. Click to view.

Members’ Questions…Answered Live

One of the most valuable aspects of this masterclass is that it’s live and interactive. We end every session with an open Q&A, so members can put their real concerns directly to us.

Here are a few recent questions—and our answers (edited for clarity):

Q: Will you be scouting any locations in the coming year that you haven’t visited before?

A: I’ve got lots of scouting lined up, including scouting some places I’ve never been to before. In fact,I’m just back from Paraguay, which I had never scouted before. This is extremely interesting place, and we’re working on a deal there. I’m also working on a detailed debrief for RETA members about my trip to Paraguay.

Also, I’ll be going to Japan next month. This is partly an extended scouting trip and partly my long-deferred honeymoon.

And at the tail end of the year, I also want to get to the Middle East. I’m eager to see Dubai and I’m very interested in Oman.

Q: Are there opportunities in Nicaragua?

A: Nicaragua is a place I’m watching closely. It has a beautiful coastline, wonderful people, and incredibly inexpensive real estate.

As I’ve mentioned, the biggest benefit of being a member of my RETA group is access to the exclusive, off-market deals I negotiate with top-class developers in some of the world’s most beautiful and desirable destinations.

But from time to time, I share other kinds of deals with RETA members too. Flash deals, for instance, are one-off and urgent.

I recently brought RETA members a flash deal in Nicaragua.

While scouting the country’s southwestern Pacific coast in November, I toured a four-bed ocean-view villa overlooking jungle-clad hills and the vast expanse of the Pacific. It came with a swimming pool and a casita for the staff.

When I saw that the price of this house had been reduced to $380,000, I rushed a deal out to members.

I’ll continue to watch Nicaragua for opportunities…

Q: What plans do you have for Venezuela?

A: I’ve long had a special interest in crisis-ridden Venezuela because the country has enormous potential under the right conditions. That’s why my team and I have spent years researching destinations there, building local contacts, and reviewing real estate conditions during periods when Venezuela received little or no international attention.

At the moment, I’m watching to see how Venezuela looks when the dust settles after recent turmoil. And that will take time.

A lot of my scouting team want to go to Venezuela. One of my contacts there is Canadian RETA member Jean Marc De Villiers who’s based in Caracas. In recent days, he’s had boots on the ground in Isla Margarita (a stunning island that’s part of Venezuela) to check things out. Stay tuned for updates.

Set in the Caribbean Sea off the coast of Venezuela, Isla Margarita is home to scores of breathtaking beaches. This was once a tourism hot spot. And under the right conditions, it could be again…

I want to give you a sneak peek of what’s coming up in the last few sessions. Here’s a preview of three topics I’ll cover…

How to Get Local Financing

One of the biggest myths in overseas real estate is that you must pay all cash. In many places on my beat, you can use leverage to boost returns. We’ll cover:

  • Where it’s easy for foreigners to get a mortgage—and where it’s not
  • Typical loan-to-value ratios and interest rates
  • When it makes sense to use developer financing

How to Find a Rental Manager

An effective rental manager can make owning your overseas property feel effortless. The wrong one can damage your returns. Margaret and I will talk about:

  • Why you can’t just choose the one with the lowest rate
  • The questions I ask before hiring a rental manager
  • How to work with your rental manager (and why I fire fast)

Strategies for Maximizing Rental Income

Buying well is only step one. How you operate the property determines whether your returns are average or exceptional. We’ll cover:

  • How to choose properties with the strongest yield potential
  • Marketing, reviews, and small changes that boost occupancy and returns
  • How establishing a niche can supercharge your rental

And much more…

Session 4 goes live next Monday, February 23 at 1 p.m. ET.

If you’re a RETA member, that’s coming very soon. Stay tuned to your alerts. I’ll send you a link to access the session before we go live.

If you’re not yet a RETA member, stay tuned. This weekend, I’ll reveal a special offer where you can get a trial membership of RETA for just $7. This will give you full access to our ongoing masterclass, plus all the recordings, and all of our off-market deals. That’s coming this weekend…

Wishing you good real estate investing,

P.S. If you have suggestions for destinations my team and I should put on our scouting list or if you have a question about buying real estate overseas, I’d love to hear from you. You can drop me a line here.
