When I first went to Tulum, it was one street and not much else. Today it’s booming into a small city.
“Tulum is alive…bustling… The roads, including the main avenue Coba, are constantly improving,” says Ciaran.
“The supermarkets have gone upmarket. And the demographics feel like they’re changing. There are more families. Young kids. Grandparents joining the kids with three generations traveling together. More Europeans as well, from Britain, Poland… The vibe here is relaxed, welcoming. It’s incredible to see how much Tulum has changed since the last Gathering.”
What Ciaran found is a continuation of what I saw when I last put boots on the ground there.
The transformation of Tulum into a true city is accelerating. And the deals I brought to RETA members there now look mind-blowing.

That’s insane pricing!

Ciaran also met the developer in a nearby community, Gran Tulum, where I also brought RETA members an exclusive, off-market deal. RETA members could own two-bed condos here from $175,000.
The developer showed my team a new price list. A two-bed condo RETA members could own at launch for $214,600 is now listing at retail for $475,092.
That’s $260,492 more!

While Ciaran has been in Tulum, my latest team member, Geneviève Vienneau, has been sharing updates from the other side of the Yucatan Peninsula, where’s she’s been blown away by the progress of a community called Yucalpeten in the beach town of Progreso. In December 2022, RETA members could get in there from just $209,800.
She says: “From the moment you enter the gates of Yucalpeten, you know that you’re in a different place. It’s a step above from everything else I’ve seen in the region in terms of style, amenities… Because of its privileged location at the corner of a lot surrounded by water, you see different shades of turquoise everywhere you look. The views are unreal!”
The Yucalpeten deal was a chance for RETA members to snap up luxury condos in a landmark marina with a private Caribbean beach. As I say, RETA members paid from just $209,800 for a two-bedroom condo in Yucalpeten. Recently, the starting retail price for condos in the same building where RETA members could own was $456,000…an uplift of $246,200.
“I explored other developments here in Chelem, Chuburna, Chixculub and really nothing compares, at all, to Yucalpeten. It’s just a world apart in the region,” says Gen.
“I toured the amenities of one of the finished towers and they were beautiful. I was told the ones where RETA members bought would be a step up, too. The beaches were beautiful. The water was all shades of blue. You could see the pier in the distance from one side, and the marina on the other. Truly a gem of a location.”

One of my senior scouts, Eoin Bassett landed in Playa on Saturday. I know exactly where he is because he’s insisting on staying as close to the site of the upcoming RETA members-only deal there as he can.
In his words he wants to “walk the streets around the site and live the lifestyle.” And I know he and my company’s COO are spending a lot of time checking out other projects around Playa to truly run the rule over our opportunity.
What is that opportunity? Well, RETA members coming to The Gathering XI will hear all about it and get a chance to reserve. I’ll be doing a big sneak peek deal reveal!

It’s a new opportunity right in the center of booming Playa del Carmen. A perfect location.
And it’s set to be utterly unique with resort-level amenities on a scale unmatched…
I expect gains of $201,600 five years after delivery.
Those gains are likely conservative, when you consider the RETA track record in Playa…
- In 2017 in Playa del Carmen I brought RETA members a deal in Siempre Playa, close to 5th Avenue and the beach. A two-bed condo available to RETA members for $264,400, was listed in 2023 for $523,933. That’s a price uplift of $259,533.
- We had another RETA deal in a stunning community called Singular Dream at the heart of Playa del Carmen in 2021. Our RETA price was from $265,304. In early 2024, a two-bed condo there was listing for $574,322. That’s $309,018
Now I’ve found a new Playa opportunity for RETA members…one that’s only possible because of years of networking, knowing who to deal with…and knowing where, when, and how to use our RETA group buying power to get the best deal.
Last word to Eoin in Playa: “Walked around 5th Avenue and the site of our upcoming opportunity after I landed. I was a bit jetlagged but I can well believe occupancy in Playa runs over 90%. And I checked out a lot of hotels and condo rentals before booking my place. It’s clear that Singular and Siempre [where RETA members had deals] have the best amenities in town. They are just next level. We’re being told by contacts here that they have the highest rental on a per square foot basis in all of Playa!”
