VIDEO: What Happens When You Buy Ahead…at Off-Market Pricing

Today I want to share a short video showing you just some of the incredible overseas communities where members of my Real Estate Trend Alert (RETA) club took delivery this year, or are taking delivery right now…

These communities are set in some of the world’s most desirable destinations, from Portugal’s Algarve to Panama’s Pacific Riviera…from Cabo to Playa del Carmen…

And because RETA members bought in at exclusive, off-market pricing, they were sitting on huge uplifts from the moment they took delivery. 

I’ll explain how all that works in just a moment. First, here’s the video….

If you’re not familiar with RETA, it’s a club where folks who recognize the incredible opportunities in international real estate can come together and leverage our group buying power.

Throughout the course of last year, members have been taking delivery of spectacular real estate across my global beat, from Tulum to Cabo, from Portugal to Panama. Nothing gives me greater joy, or a greater sense of achievement, than seeing members take possession of stunning properties…and knowing when they do, that they’re already sitting on incredible six-figure uplifts because they bought at exclusive RETA off-market pricing.

Let’s run through the communities shown in the video and the uplifts RETA members have already seen with these deals.

Gran Tulum

Let’s start with Gran Tulum, the first community featured in the video…

Set on Mexico’s Riviera Maya, Tulum is famed for its pristine white-sand beaches and stunning Maya ruins.

This town started out as a stop on the backpacker trail. Back in the 1970s and ’80s, it was a favorite of hippies. Today, it’s a world-renowned destination that draws influencers and fashionistas. It’s also on the path to becoming a true city. It even has its own international airport, which has serviced more than 1 million passengers this year.

Because I’ve been putting boots on the ground here for two decades, RETA members have long been ahead of the mind-blowing transformation of Tulum. One RETA-only opportunity here was in a community called Gran Tulum. In 2019, RETA members could buy two-bed condos here from just $175,000. Since then, members who bought here have seen mind-blowing uplifts.

For instance, a condo that RETA members could buy for $214,000 listed in February for $475,000. That’s an astonishing uplift of $261,000.

Gran Tulum is in an ideal location, set in the jungle yet still close to the beach and all the amenities of Tulum town. RETA members have seen six-figure uplifts here.

Cabo Costa, Los Cabos

Next we go to Los Cabos and the RETA deal in Cabo Costa…

Cabo is booming and supply can’t meet demand. This world-renowned destination at the base of the Baja peninsula is set to see record visitor numbers again this year, as folks flock there to experience its perfect-weather, stunning lifestyle, and glorious beach-meets-desert setting.

Cabo Costa is a spectacular community nestled on a quiet road in the foothills of El Tezal. This is the ideal location…just 10 minutes from the marina and Medano Beach, and also a short drive to the cultural heart of San José del Cabo, where you can enjoy art galleries, gourmet dining, and vibrant nightlife. And my favorite beach is close by too! Santa Maria…

I brought RETA members an exclusive deal to own in Cabo Costa in 2021. In May 2025, a condo with an original RETA price of $197,300 was listed for $380,000. And in October 2025, a penthouse with a RETA price of $250,000 sold for $481,000. Those are uplifts of $182,700 and $231,000 respectively.

The Village, Playa del Carmen

Jumping across to Playa del Carmen…

Playa del Carmen is a beach city on the breathtaking Caribbean coast of Mexico. Located just south of Cancún, this city is a massive tourist draw, but it’s also so much more than that. It’s a cosmopolitan destination where people want to come and live year-round.

RETA has been ahead of Playa’s transformation with some incredible deals, including several in Corasol, a near 500-acre master-planned beach and golf community right on the edge of Playa del Carmen. 

There’s nothing else like Corasol. It’s a private reserve of verdant luxury that puts all of Playa’s bustling nightlife, incredible fine dining, and rich arts and culture at your fingertips.

In March 2022, RETA members got into The Village community in Corasol from the off-market price of $258,600 for a two-bed condo. Similar two-bed condos in The Village are now listing for $415,800. That’s an uplift of more than $157,000. 

The Village is set within Corasol, an exquisite gated community of nearly 500 acres guided by a strict master plan that emphasizes low-density development and preservation of green space. 

Paravian, Playa del Carmen

Also in Playa del Carmen, members are taking delivery in Paravian.

Paravian is in the heart of the Zona Dorada, the most sought-after area of downtown Playa del Carmen. This is a boutique community all the way. Style and experience are key words. Small in scale, private, elegant, with amenities like Caribbean-view roof terrace with pool…gym…co-working area…

But the key thing—as with all the best boutique experiences—is the ideal location in the hippest, liveliest, and most upscale neighborhood of downtown Playa.

In June 2022, I brought RETA members a deal on one-bed condos in the Paravian community, with RETA-only pricing from $159,800. 

In August 2024, a one-bed there listed for $261,818. That’s $102,018 more.

Las Olas, Playa Caracol, Panama

Next we head south to Panama and Playa Caracol…

Playa Caracol is set on the nicest closest beach to booming Panama City. This is a unique beach-oriented community. The farthest you can be from the sand is only 328 yards.

Remarkably, Playa Caracol was just an empty stretch of beach little more than a decade ago. The scale of what’s been achieved since then is incredible—hundreds of delivered homes and condos…beach clubs…spas…pools…restaurants…

Major market makers in global hospitality have taken notice. The Radisson Riviera hotel has opened here. Panama’s first-ever Margaritaville resort is under construction at Caracol. A true beach town is emerging at an astonishing pace here…and once again, RETA has been ahead.

In 2023, RETA members were able to buy ocean-view condos in the stunning beachfront community of Las Olas from just $254,600. 

In Las Olas, only a lagoon-style swimming pool and lush garden area separates you from the beach. And residents can avail of amenities in the Radisson Riviera hotel next door, including a gym, pools, restaurants, pool bar, spa, surf academy, and more.

By November 2024, a condo that had a RETA price of $288,800 was listed retail at $371,273—that’s an uplift of $82,473.

Dona Ana Beach Residences, Algarve, Portugal

Finally, we head across the Atlantic to Portugal and the town of Lagos…

Lagos is the Algarve’s most livable and vibrant destination…charming, walkable and historic, with a stunning old town, incredible beaches, and a glistening marina. This town is on a stunning growth trajectory, moving ever more upmarket and attracting hundred-million-dollar investments from major resort groups.

It’s here where RETA members are taking delivery in the spectacular community of Dona Ana, set right in the heart of Ponta da Piedade—an iconic location in Lagos where stunning beaches nestle amid glorious golden-sandstone cliffs. 

In 2021, members were able to lock down stunning, ultra-luxurious two-bed condos of more than 1,630 square feet in Dona Ana from the RETA price of €477,000. And they could own three-bed condos of more than 2,000 square feet from the RETA price of €549,000.

Just this month, a three-bed condo in Dona Ana listed for €715,000.

That’s an uplift of €166,000 on the RETA price.

Dona Ana looks incredible. This community is true luxury, set along the nicest stretch of coast on the Algarve.
