San José del Cabo draws some of the world’s wealthiest and most famous folks with its incredible beaches, ultra-luxe resorts, top-class golf, and desert-meets-ocean landscapes.
Set at the base of the Baja California peninsula, Los Cabos is made up of the twin cities of Cabo San Lucas and San José del Cabo. Regular readers will know how special this place is to me.
I spend part of each winter here.
I own more real estate here than anywhere else in the world.
And it’s a place where I and members of my Real Estate Trend Alert (RETA) group have seen mind-blowing capital appreciation and incredible rental income from our off-market deals.
A quick example…
I bought the condo where I stay each winter in a RETA members-only deal in 2015. The RETA-only price for a two-bed ocean-view condo in the best-in-class Copala community in the 5-star Quivira Resort was $336,156. Recently, similar condos were listing for $729,000. That’s $392,844 more.
And there’s income. I now rent this condo for $3,000 per month long-term when I’m not using it. That’s an annualized gross yield of more than 10%.

The thing about Los Cabos deals, though, is that they’re very rare…
You can probably count on one hand the number of RETA deals I brought to members here since I first scouted Cabo in 2014. That’s because I’m extremely selective. For a deal to be RETA grade, it has to be on stunning best-in-class real estate in a perfect location. And I have to see clear potential for us to double our money invested in five years or less.
I’ve been hunting for a deal like this in San José del Cabo ever since I first scouted this region. Literally hundreds of San José deals have crossed my desk in that time, at varying stages from concept to reality. None have cut muster…until now.
After 11 years of searching, I’ve found the perfect opportunity in San José.

And the RETA-only pricing I’ve negotiated is mind-blowing.
Around San José two-bed condos list for well over $400,000 into the millions of dollars. Just looking around our location and listings are $452 a square foot…$482 a square foot…
But we’re getting in from off-market pricing of just $298,400 for a two-bed ocean-view condo in the ideal location. That’s from $261 per square foot for a luxurious ocean-view condo!
With this killer pricing, I expect gains of $186,600 three years after delivery and gross rental yields of 15% (and I’m being cautious really at that).
