What It Costs to Own True Caribbean Luxury (Unless You’re a RETA Member)

It’s nearly time…

Over the past week, I’ve been telling you about the incredible Real Estate Trend Alert (RETA) members-only deal in Cap Cana.

In just a few hours, at 1 p.m. ET, this deal will open and members of my RETA group will be able to lock down stunning condos in this vast, ultra-luxurious Caribbean master-planned community at exclusive, off-market pricing.

This is an amazing deal, which is why I bought here in September in our first RETA-only opportunity in Cap Cana.

Now RETA members have this chance to join me. They can join in owning a short stroll from those perfect white-sand beaches…join me on the fairways of the world-class, Jack Nicklaus-designed Punta Espada Golf Course…and join me in locking in expected gains of $275,000 five years after delivery…

Cap Cana has it all, from beautiful white-sand beaches to world-class golf, equestrian facilities, shopping, entertainment, a water park, a marina, and more…

This deal is a complete no-brainer.

Not only do I expect gains of $275,000 five years after delivery, I expect gross yields of close to 12%, once you’ve built up reviews, referrals, and repeat guests. That’s over $45,600 a year in income renting short term.

Plus there’s the incredible lifestyle.

Cap Cana is 30,000 acres of meticulously planned luxury. To put that in context it’s over twice the size of Manhattan and bigger than a lot of Caribbean islands!

And Cap Cana has everything the best Caribbean islands have to offer—think soft white-sand beaches, perfect temperatures in the high 70s and low 80s, and crystal-clear waters—plus much more besides like the largest inland marina in the Caribbean, the largest water park with an amphitheater inaugurated by Elton John, and the first of two world-class golf courses.

This deal is the complete package. And yet the RETA-only price is nuts!

Just consider what people pay for Caribbean luxury like this…

With the new RETA deal in Cap Cana, members can get the perfect Caribbean escape at exclusive off-market pricing.

Take Turtle Cove, a master-planned community on Providenciales, the most developed and populated island in Turks and Caicos. a British Overseas Territory in the Caribbean.

Known for its pristine white-sand beaches, crystal-clear turquoise waters, and luxury resorts, Providenciales is a top-tier destination for travelers seeking relaxation and adventure.

Owning here will cost you, though. Here’s a one-bed, one-bath condo walking distance to the beach. Built almost 20 years ago, it’s listed for $769,000.

If you want a condo or home closer to the beach you’ll pay far, far more. For instance, this restored 4,300-square-home built in 1989 is on the market for $1.9 million.

This four-bed, four-bath home in Turtle Cove has sea views and a price tag of $1.9 million.

Or consider the Bahamas…

The quintessential Caribbean destination, the Bahamas is renowned for its luxurious resorts and exclusive private island residences, set against a backdrop of white-sand beaches, swaying palm trees, and stunning turquoise waters.

People pay astronomical sums for a slice of this lifestyle.

Ocean Club Estates is among the premier communities in the Bahamas, with a marina and a Tom Weiskopf-designed golf course. Condos here easily cost millions of dollars. Take this three-bed, 3.5-bath condo in Ocean Club Residence. It’s listed at $3,495,000.

In the Bahamas, you can pay millions of dollars for a condo like this with a marina and sea view.

Elsewhere in the Bahamas is Albany, a 600-acre luxury community. Like Cap Cana, Albany has a mega-yacht marina, an 18-hole championship golf course, a school and an equestrian center…

Real estate here is priced in the millions of dollars.

Check out this 4,200-square-foot apartment. The three-bed property costs a whopping $8.15 million. (And don’t forget to set aside your membership fee: in Albany that costs $300,000 for the year.)

A marina-view condo at the Albany in the Bahamas, listed for $8.15 million.

Spare a thought too for Florida’s most prestigious golf and beach communities…

In places like the Jupiter Club or Naples Bay, you’re talking millions of dollars to own ocean-view homes. And the holding costs do not bear thinking about… My team saw one listing for a two-bed condo in Jupiter for close to $1 million, with the HOA alone costing over $15,000 a year.

Then you have Cap Cana itself where villas sell for $8 million…$10 million…

On Monday, I shared this listing for a Cap Cana mansion selling for $13 million

All of which demonstrates why the RETA-only price in the incredible community of Crystal Garden in Cap Cana is so crazy good!

The ground-level pool as conceived by the developer’s team. The expansive views from these condos will be the verdant golf course, the pool, and the blue, tropical sky… Although not to be considered final, these renders give us a great idea of what RETA members are getting for the mind-blowing RETA-only pricing.

To remind you, here’s what RETA members can get when this deal opens in just a few hours:

  • The price is from a RETA-only $382,400 for luxurious two-bed condos each with a spacious terrace and views of the golf course and pools.
  • I expect five years after delivery these condos will be worth $657,400.
  • That’s a gain of $275,000. And very conservative at that. Cap Cana is one of the Caribbean’s elite luxury destinations and you’re just 10 minutes from Punta Cana airport…where millions of people are arriving seeking the sort of luxury on offer. The moment to buy is now…it will pass quickly.
  • I figure gross yields of nearly 12% renting short-term once you’ve built up occupancy, referrals and repeat guests, and that’s a silly conservative prediction. I’d expect $3,000 a month renting my condo long term, for a gross yield of over 9%. The way I’ll probably play it though is rent monthly for maybe nine months of the year and have the use of the condo for myself, friends and family for a few months.
  • We have a range of even more premium condos at RETA-pricing depending on what floor you choose.
  • And the amenities in Crystal Garden are next level. We’ll have a rooftop infinity pool, bar and gym with ocean views, a spa, a large ground-level pool, a kids area…

The pool on the ground level as planned by the developer. And this community will be just a seven-minute stroll from Juanillo Beach, the best in Cap Cana.

The lifestyle…the capital appreciation…the rental income…a destination on the cusp of an incredible transformation…

As I say, this Crystal Garden deal is the complete package.

This is a RETA-only deal to blow minds.
