What My Newest Team Member Found on Spain’s Costa del Sol

In 2014, members of my Real Estate Trend Alert (RETA) group could buy a two-bed penthouse in Duquesa Village on Spain’s Costa del Sol from €86,900.

Today, those penthouses are selling at €265,000.

I know how things are turning out at Duquesa Village because I just sent someone to check.

The Duquesa Village community was one of the first opportunities that I brought to RETA members on Spain’s Costa del Sol. Those who got in have seen six-figure uplifts.

His name is Will Robinson. He’s the newest member of the Real Estate Trend Alert (RETA) team.

If you don’t know RETA, it’s a group I founded for folks who recognize the vast potential of overseas real estate…

Using the group-buying power of all RETA members, I negotiate first-in, off-market deals from developers with exclusive pricing that ordinary buyers never see.

It’s a win-win.

The developer gets momentum. They can sell to us before public launch—they get a rapid injection of sales. In return, we ask for pricing far below what anyone else ever pays. That’s the RETA advantage: early access, below-market pricing, and exclusive terms you can’t get anywhere else.

Will is a long-time RETA member… an American living in Mexico with more than 30 years in real estate. I’ve known him a long time. His new role is to work with groups of RETA owners from purchase right through to delivery. He’ll keep the lines of communication open…organize group updates and conversations…work with contacts on the ground so RETA members who’ve bought know what’s happening.

His first mission? Boots on the ground in Spain, looking in on past RETA deals.

Will Robinson (right) is the newest RETA team member. His first mission was to check in on past deals in Spain and meet our contact there, Geoffrey Donoghue (left).

I’ve been bringing deals on the Costa del Sol to RETA members since 2014. I wanted Will to walk them. See what got built. See what’s selling today… and for how much.

Here are just a few examples of what he found…

Start with 2014. I’ve told you about Duquesa Village. That same year, members could buy two-bed, two-bath condos in Señorío de Gonzaga from €129,000. Today those condos are selling for €410,000 to €460,000. Even at the low end, that’s an uplift of €281,000.

In Dama de Noche, also in 2014, two-bed condos started in the mid-€200,000s. Now they sell for €410,000 to €460,000.

Then Rock Bay. In 2017 and 2018, members could buy four-level townhouses there from €179,000 to €189,000… or €230,000 to €239,000 for the best positions. They’re now reselling for €550,000 to €675,000 and up, depending on the views.

And in Bon Air, inside the estate of Finca Cortesin, members got two-bed condos from €368,000. They can’t be sold until after completion. But local real estate contacts value them from €625,000 at that point… and from €750,000 and up for the best positions, levels, and views.

By chance Will met with RETA member Enitan Adebonojo in Spain. She was taking delivery of a condo in Bon Air in the prestigious Finca Cortesin community.

Back in 2022, RETA members could get a two-bed from €368,000. Real estate agents on the ground say these would be worth €625,000. Here’s Will with Enitan in a short video clip from right there at Bon Air.

The newest member of my team, Will Robinson, bumped into RETA member Enitan Adebonojo while touring past RETA opportunities in Spain. It’s great to hear members are happy with the finished real estate when taking delivery.

Will is going to keep doing this. Looking in on construction. Looking in on past deals to see how they’re playing out. And checking in with RETA members along the way.

I plan on meeting up with him in Panama this month where he’ll be tasked with checking in on RETA deals there. The latest—Ipanema—is where I’ve bought alongside members in a truly landmark community on the last prime waterfront land in Panama City.

Before Panama I’ll be in Uruguay where I hope to put the final details to a really special members-only deal. Stay tuned for more on that…

Wishing you good real estate investing,

P.S. Will also sat down in front of the camera with a RETA member on the Algarve. Denise Berryhill has bought in Panama… and in Portugal… and she had some great insights. Here’s their conversation.

RETA member Denise Berryhill has bought in RETA deals multiple times. On Portugal’s Algarve, she sat down with Will to discuss her experience.
