I hope you’re enjoying the holidays and getting some well-deserved downtime. I find this period offers the perfect opportunity to reflect, take stock, and prepare for the year ahead.

I spent much of 2025 on the road—walking beaches, exploring towns and cities, touring sites, meeting developers, and putting boots on the ground in places most investors still overlook.

In a moment, I’m going to share some of the highlights from this year’s scouting. And I’ll spotlight a few of the incredible off-market deals I found for members of my Real Estate Trend Alert (RETA) group in 2025 (as well as explain how those deals work).

But first I’d like to share an instructive example of why we scout destinations around the world…one that illustrates how drastically places can change over time and how that affects the investment and lifestyle case for owning there.

A few decades back, this city was infamous as the murder capital of the world…

Today, it’s one of the most dynamic transformation stories you’ll find anywhere—powered by infrastructure, long-term planning, and a fiercely independent local mindset that has quietly fueled real estate growth for more than two decades.

I’m talking about Medellín, Colombia.

Medellín has become a major hotspot for digital nomads and work-from-anywhere professionals thanks to its outstanding climate and high quality of living.

It might not be the first place you think of when you consider real estate investment. 

But it’s a dynamic world city where you can own three-bed condos in beautiful areas at price tags like $200,000…and get yields of around 10% renting them out to digital nomads and the wealthy folk coming to this perfect-weather destination.

That’s why today, Medellín is a city that needs to be on your radar…whether you want to own for lifestyle or investment.

France is one of the most sought-after places to live and own overseas. But there are peculiarities you need to be aware of when you want to build or own there.

France is a place rooted in history and tradition…a destination where things move slowly.

But elsewhere in the world fresh frontiers are rapidly opening up…places built around dynamism, low friction, and wide-open opportunity for those willing to look early.

That’s exactly why one South American capital has recently jumped onto my radar.

Asunción, Paraguay is booming. Folks are being drawn here by low taxes…minimal red tape…pro-business policies…and construction costs that feel almost impossibly low in today’s world.

Construction costs for high-end condos in Asunción are as low as $75 per square foot, and luxury condos in prime locations are priced at about $180 per square foot.

You can see why I decided to scout this city. 

I just returned from scouting Paraguay…I’ll have more to say about this remarkable country soon. But in this short video recorded in Asunción, I share my first impressions.
