Beach Homes in Uruguay From $180,000

Pristine golden sands that stretch on for miles…glistening ocean waters perfect for swimming and surfing…towering palm trees dotted alongside picturesque wooden boardwalks…

Uruguay boasts one of the most striking coastlines anywhere on the Atlantic Ocean.

This aspect of Uruguay may be little known outside the region. But within South America, this tiny country is famed for its coastline. Its beaches are a favorite of the affluent from Argentina, Chile, and even Brazil.

Increasingly the country has also begun attracting more Americans, Canadians, and Europeans in the know…those who’ve learned that in safe, stable, democratic Uruguay, you can own stunning homes in charming, welcoming Bohemian beach towns for truly exceptional pricing.

Uruguay has long stretches of beach so pristine and unspoiled that you can pick out the individual footprints in the golden sands.

Last month, I sent a member of my scouting team, Ciaran Madden, to dig into the incredible ongoing evolution of Uruguay.

Members of my Real Estate Trend Alert group will be getting our full, in-depth scouting report on Uruguay soon. It will include details on:

  • How you could generate a potential 34.5% gross rental yield for owning in the trendiest neighborhood of Uruguay’s capital city, Montevideo.
  • The area of Montevideo’s Old Town that’s seeing big investment and rejuvenation, but where you can still own for less than $90,000.
  • Maybe the best true beachfront play on earth right now where we can buy right on the sand ahead of a huge “Path of Progress.” (A Path of Progress is anything that makes a place easier to get to or more desirable, like new bridges, roads or resorts.)
  • Opportunities to own 12 to 14 acres of land in stunning locations for as little as $50,000.

RETA members will be getting my full Uruguay report soon. If you’re not yet a RETA member, you can join here now to ensure you get access.

Today, though, I wanted to share some beach home listings that Ciaran found, to give you a flavor of what’s on the market near the coast in stunning Uruguay…

Pocitos, Montevideo
Listing price: $189,000

Ciaran began his scouting trip in Uruguay’s capital, Montevideo. This is a modern, walkable city known for its lush green parks, colonial architecture, and breathtaking 13.7-mile-long coastal rambla, or promenade, adorned with sparkling in-city beaches.

By far the most popular beach in Montevideo is Pocitos. There, in the heart of one of the city’s most desirable neighborhoods, locals and visitors gather along a milelong stretch of golden sand to play beach volleyball, soccer, and bocce, a traditional Italian bowling game.

Pocitos beach is the most popular in Montevideo, Uruguay’s modern, affluent capital capital.

Property in Pocitos and the neighboring area of Punta Carretas, with its trendy malls and high-end hotels and restaurants, is among the most expensive in Montevideo. But you can still find good value options here.

Ciaran found this eighth-floor apartment with stunning views of Pocitos beach and the surrounding coastline. It’s a small one-bed, one-bath spanning around 540 square feet. But you’re right across the street from the beach and have all mod cons within easy walking distance. It’s listed at $189,000.

This small apartment in the desirable Pocitos neighborhood of Montevideo puts you one block from the beach.

If you want something more spacious with beach views, you’ll need to spend more…

This three-bed, three-bath modern apartment in Pocitos spans 1,259 square feet. The living room leads to a spacious terrace and its fourth-story vantage point offers a breathtaking view of the beach, directly opposite the apartment building.

The master bedroom also faces the beach, while the two remaining bedrooms are to the rear. The apartment is on the market for $380,000. See the full listing here.

From the terrace of this three-bed apartment, you can enjoy stunning views of the eastern end of Pocitos beach. Listing here.

La Paloma
Listing price: $180,000

Located in the Rocha Department, about a three-hour drive east of Montevideo, the small Bohemian beach town of La Paloma offers a refreshing escape from the bustle of city life.

The town is famed for its long stretches of golden-sand beach, clear ocean waters, and dramatic sunsets over the Atlantic. Surfers flock to La Balconada Beach, where consistent waves and picturesque views create a perfect surf spot. Waves here can reach over six feet.

La Paloma has traditionally been a quiet family vacation spot for Uruguayans. Now it’s on a Path of Progress leading east out of Punta del Este, Uruguay’s most famous and popular beach resort destination. A key aspect of this Path of Progress is a new highway under construction leading east from Punta del Este that will significantly reduce travel times to destinations in Rocha like La Paloma.

In summer (that’s December to March in Uruguay), the sun sets over the ocean in La Paloma, creating spectacular views.

About a 10-minute drive from the center of La Paloma is this quaint, rustic four-bed, two-bath beachfront home. This two-story property offers panoramic ocean views and is perfect for those seeking a peaceful lifestyle or a vacation retreat. Nestled in a quiet neighborhood, it has direct access to the beach.

The ground floor has an open-plan kitchen and dining area, two spacious bedrooms, and a full bathroom with laundry facilities. Upstairs, the living room features a wood stove and opens to a large terrace with a deck, ideal for enjoying sunrises over the ocean. Two additional bedrooms and another full bathroom complete the upper floor.

Outside, the property features a landscaped backyard, a covered barbecue area with dining space, and parking for two vehicles. Shops, a bakery, and a supermarket are all nearby. This home is on the market for $180,000. See the full listing here.

La Pedrera
Listing price: $190,000

About five miles northeast of La Paloma, La Pedrera is a charming coastal town. It has a small permanent population but transforms into a busy resort in summer. Its beaches are a haven for surfers and kite surfers, while on land visitors can be found hiking scenic trails or exploring the area on horseback.

The area is also known for its proximity to the Valle de la Luna, a geological formation featuring ancient gullies and ravines, known as cárcavas, which have been naturally sculpted over approximately 140,000 years, creating a landscape reminiscent of a lunar surface.

Desplayado beach in La Pedrera is a popular kite and windsurfing destination.

This stylish two-bed, two-bath house in La Pedrera is just one block from the town’s main beach, Playa del Desplayado. There are shops, restaurants, and cafés nearby.

It has an open-plan kitchen and dining space, as well as an open barbecue terrace with tranquil views. The living room is bright, with windows facing all directions. Outside, there’s a garden, a covered gallery, and a shower and covered drying area for when you return from the nearby beaches.

This house is on the market for $190,000. See the full listing here.

Now for something from the super luxury end of the market…

As I mentioned above, Uruguay attracts the wealthy from across the continent and beyond. So you’ll find some truly spectacular homes along the coast here.

The most prestigious coastal address in Uruguay is the small bohemian village of Jose Ignacio.

Here you won’t find any high-rise resorts or lively bars, no shopping malls or glitzy marinas. Many of its roads are still dusty tracks. But this small village, set on a peninsula that juts into the Atlantic, attracts wealthy visitors and second-home owners from across the continent…

Affluent Brazilians come to Jose Ignacio to marry on its pristine beaches…rich Argentinians summer here in January and February when eateries by renowned chefs pop up around town…the small number of year-round residents (in the last census count, its population totaled just 292) rank among Uruguay’s wealthiest and best-connected families… Homes on the peninsula typically run into the millions.

Here’s an example…

The famed lighthouse in the village of Jose Ignacio in Uruguay. This small coastal town attracts the super affluent from across the continent and beyond.

This vast, 6,000-square-foot, five-bed, four-bed home is in the heart of Jose Ignacio village. Set on more than a third of an acre, it has a heated swimming pool and deck with views of the ocean and the town’s famous lighthouse. It’s also a short walking distance to Brava beach.

It’s on the market for a whopping $4.195 million.

The small town of Jose Ignacio is a sought-after address among the very wealthy, as this $4.195 million mansion demonstrates. Listing here.

Here, I’ve barely scratched the surface of the incredible opportunities on offer in Uruguay. Full details will be in our full, in-depth scouting report for RETA members. That’s coming very soon.
