Dream Overseas Hideaways in Sicily from €65,000

Today, I want to take a romp through just one of those enticing hideaway destinations we’ve uncovered—on the Italian island of Sicily. And I’ll share some sample listings there…

Insane Value Hideaways Overlooking the Mediterranean

If you’re looking for some incredible bang for your hideaway buck, few if any destinations top the hill towns of Sicily.

The Italian island of Sicily is a land of historic cities…ancient temples…charming villages…towering mountains…and stunning beaches on every shore…

This is also a place of astonishing real estate bargains. In medieval hill towns there, set amongst lost-in-time landscapes and surrounded by sun-drenched hills, you can find charming historic homes in various states of repair from insane prices like €20,000. 

The Italian island of Sicily boasts breathtaking hill towns, stunning coastal cities, and rich history and culture, yet real estate prices there can be shockingly low.

Last year, my scout Ciaran Madden investigated hill towns across the center and north coast of Sicily. 

One of his biggest discoveries was the small village of Gratteri. 

Gratteri sits on a hillside in Madonie Regional Natural Park, facing Sicily’s northern Mediterranean coast. The views here are breathtaking. On a clear day, you can see all the way to the island’s capital, Palermo, 45 miles to the west.

“Imagine a quintessential Sicilian village and you’re picturing Gratteri—leafy, cobblestoned streets, pastel-colored stone houses with wrought-iron balconies…centuries-old churches…quaint cafés with people sitting outsides sipping espressos and playing checkers,” says Ciaran.

The village of Gratteri is about 30 minutes from the historic city of Cefalu, and about 90 minutes from Palermo.

Gratteri is one of the oldest villages in this region. In centuries long past, pilgrims walked through it heading south from the nearby city of Cefalu on their way to southern ports in Sicily, from which they’d sail to Jerusalem. These trails are well-trodden still…these days by hikers soaking up the views and historic ruins that lie along the paths.

The village’s proximity to Cefalu is no small thing. Squeezed between the sea and looming hills, Cefalu is one of the most popular tourist destinations in Sicily. It’s known for its numerous UNESCO World Heritage sites, beautiful in-city beaches, charming Old Town with numerous restaurants and bars, and the Rock of Cefalu, a towering outcropping that looms dramatically over the city.

Despite Gratteri’s excellent location and coastal views, traditional homes in the village remain mind-blowingly affordable.

At various points in Gratteri, you can catch incredible views of Sicily’s Mediterranean coastline.

Typically, homes in the village require, at a minimum, significant updating and redecorating, if not substantial renovation. It’s rare to find a home that’s already been through some modernization. But currently on the market in Gratteri is this renovated two-bed, two-bath historic stone house

The house spans 1,250 square feet and is set across three floors, with stunning views out to the rolling hills with the sea beyond. It’s listed for €105,000.
