Close to everything…within minutes of El Mirador you have premium grocery stores, restaurants, cafés. You’re only 10 minutes from some of Baja’s best beaches. Close to the airport, the marina…and you have your ocean view. (Ideal for your renters too!)

By 10:30 a.m., Melissa is set up in El Mirador’s co-work space. The facility is state-of-the-art, replete with high-speed internet and tasteful furniture. Again she has ocean views that make even work feel like leisure. Melissa loves that she can continue her consulting gig without having to compromise on lifestyle.

Robert meanwhile has a meeting with a local real estate agent down at the marina. The couple are desperately keen to buy their own property in Cabo, something exactly like your condo. They’re working with a budget of $400,000 to $500,000 and the agent says there might be a couple of two-bed condos in reasonably nice communities in El Tezal. But he can’t promise the amenities will be on par with El Mirador.

Robert’s not glum though.

He heads to one of Cabo’s yacht clubs where his Sunseeker is docked.

Here, he meets up with a group of fellow expats—investors, artists, and other remote-working professionals, all of whom have found refuge and paradise in Cabo. They embark on a day of deep-sea fishing.

By 2 p.m., they’ve caught enough fish for a feast and head back to shore. The Sunseeker glides seamlessly into its dock. Lunch is at an upscale beachside restaurant specializing in fusion Mexican cuisine.

Lunch for Melissa meanwhile is at a gourmet restaurant place in San José del Cabo. The other end of the Cabo Corridor from Robert. She joins a group of friends—like-minded individuals who appreciate the Cabo lifestyle as much as she does. Over oysters and a glass of white wine, they discuss their plans for the week: boating excursions, gallery openings, and perhaps a weekend trip to Todos Santos or La Paz.


San José del Cabo is full of colonial architecture, art galleries, and restaurants to wile away an afternoon with friends and catch up over oysters and wine.

Back at El Mirador, the couple meet in one of the ocean-view firepit areas. These are places of both social interaction and serene contemplation. Surrounded by plush, outdoor furniture, they catch up on some reading, eyes occasionally drifting to the horizon where sky meets sea.

As the day wanes, the couple’s friends arrive. They dine alfresco, enjoying the flickering firelight and the darkening sea beyond.

Post-dinner, they sit around a firepit, cocktails in hand. Someone strums a guitar, and the conversation ebbs and flows like the waves.

At midnight, Melissa and Robert head back to your condo…

I too love the Cabo lifestyle.

I spend a lot of time there. But I didn’t buy six condos in Cabo because the weather is ideal, the food is delicious, the golf amazing…

I’ve bought six condos here in Cabo because I’m an international real estate investor.

One of my condos is in Copala from where I’m writing to you now. I bought this two-bed, ocean-view condo when the RETA price was $336,156. That was in 2015 and the most recent listing I’ve seen for a similar condo is $650,000.

And…I rented my Copala condo for $3,000 a month when I wasn’t here last winter.

I checked times on Google Maps and our location is just:

  • 14 minutes from Cabo San Lucas marina
  • 23 minutes from the fine dining and art of San José del Cabo
  • 11 minutes from my favorite beach at Santa Maria
  • 10 minutes from a Walmart, and equally close to a bunch more stores, restaurants and resorts.
  • 9 minutes from Cabo del Sol golf club…Cabo San Lucas country club is a few minutes more going in the other direction.
  • 36 minutes from the international airport.
  • One hour and 9 minutes from trendy Todos Santos where I like to hang out at weekends.
  • Just one minutes from Mercado Santa Carmela with its deli and farm-fresh groceries
  • 2 minutes from Fresko with its gourmet goodies and huge produce range.


Chileno is one of the beaches close to El Mirador. Being centrally located yet on a quiet, tranquil road off the Los Cabos Corridor puts us in the ideal location for renting short term, long term, and enjoying our condos ourselves.

The best communities in Cabo have stellar views. It’s one of the first things listed in any real estate ad.

The awe-inspiring views from the El Mirador’s amenities will be a pleasure to enjoy yourself but also very popular with renters—the perfect shot for Instagram. Not to mention you get to enjoy cooling sea breezes.

Thanks to El Mirador’s location on a hill that slopes down to the sea, from the community amenities like infinity pool and sun deck, bar area, co-working space, gym, and more, you’ll be able take in incredible ocean views…

This is a big factor that drew me so strongly to this deal.

I’m not interested in a community in just any location, even if it’s in El Tezal, one of the most popular neighborhoods in town.

Incredible views, which you get from El Mirador are key.

Even if I plan to seek rental income, as I am in this opportunity, I like to invest in places that I’d enjoy spending time in myself. I don’t want to be crowded next to other communities. Thankfully, while we are in the heart of El Tezal, on a quiet road perched high on the hill…

Walk straight out the back and you have incredible hiking with more of those spectacular ocean views.

The experienced developer…the amenities-rich community…the unbeatable climate, with sea breezes, 350 sunny days a year, and low humidity…the rapidly growing number of visitors who will be our renters…the potential for resale down the road for significant gains in a market in the midst of a decades-long upward trajectory.

As I say, Cabo is bracing itself for another record-breaking tourism year in 2025, now welcoming 900 flights per week. In November a new direct route from Frankfurt was announced further enhancing Cabo’s global luxury reputation. The local tourism board in Los Cabos is expecting the region to have its busiest peak season ever.

At the heart of its success is something truly fundamental and immutable…its location.

Cabo is just a short, direct flight from dozens of North American cities. And, being just to the south of California, it’s on the doorstep of one of the highest densities of wealthy people in the world.

And I’ve told you too there’s a growing trend in people from Florida and Texas spending time here in the summer to escape the heat back home. With new Canadian flights we can expect more snow-birders than ever.

With a condo in El Mirador you have options.

I’m seeing demand for longer-term rental skyrocket throughout Cabo.

Take the community of Tramonti right across from where we have our opportunity in El Mirador at Cabo Costa.

I have access to a private group for rental agencies, and when I was last in Cabo the rates they were posting two-bed condos there was between $2,500 and $3,500 a month…if they’re available.

A look around Facebook rental groups threw up one relatively recent listing for $2,500 a month in Tramonti.

People have different priorities post-Covid. A lifestyle upgrade is not just some far-off retirement dream. It’s doable now. The rise of remote working means the glue that held workers in close proximity to their work has come unstuck.

The significance of this shift can’t be understated. Historic social changes can sometimes be hard to step back from and understand when you’re living through them, but make no mistake, this is a transformation akin to the great urban migration during the industrial age.

Why pay $3,000 or even more for a cramped studio apartment in San Francisco or New York, when you can live in a spacious condo and spend your evenings on the ocean…why deal with congestion and high costs in California when you simply don’t have to.

Why suffer through a mid-western winter or bleak northern European weather when you can be in short sleeves poolside in Cabo?

Here’s another rental listing close by El Mirador. This one is for an unfurnished two-bed condo in Solaria for $2,800 a month.

People are waking up to the possibilities remote work offers. They can improve their lives, have amazing experiences, lower their costs, improve their weather…

This global transformation of work is generating phenomenal gross rental yields on long-term rentals, too. I’m talking as much as 8%, 12%…even 16%…

I’ve seen this in action in Cabo, where I spend time in my condo in Copala, which is within the 5-star Quivira resort.

I remember the first summer I rented out my place in Copala it made me $1,800 a month.

Not bad, even if renting to a friend meant that it was below market rate.

But since the pandemic, things have gone crazy. Rather than seeing Cabo’s long-term rental market slow, it did the exact opposite. It exploded. First, rental prices hit $2,500 a month. That seemed huge…until it went to $2,750 and $3,500 a month.

You rent monthly for $2,500 or even $3,000 a month during the slower season to those remote working professionals, a couple from Sacramento, retirees from Houston…you have a huge pool of potential renters.

This is achievable. And as El Mirador becomes established and Cabo sees even more visitors you might even increase your rates.

Then in high season you switch to short-term. High season in Cabo is now November to April inclusive. Though it is getting longer each year. Plus you have the holidays, like Easter.

And by buying at RETA-only pricing with this hybrid strategy I’m outlining, you supercharge your yield on the ocean-view condos we can snap up for just $304,600.

You’ll find plenty of property managers in Cabo who will be happy to help you craft whatever rental income strategy suits you best.

And of course…you’d be renting all the while sitting on what I expect will be huge uplifts.

This deal has it all…and you can get in on the action in just a few hours, at 1 p.m. ET.

I predict the two-bedroom luxury ocean-view condos RETA members can own from $304,600 will be worth $480,000 just four years after delivery.

That’s a gain of $175,400.

I don’t know when we will have another RETA launch in Cabo, and if we do, I don’t know if pricing will be anything like this.

Just look again around El Tezal at two-bed ocean-view condos in top-notch communities and you’ll see how no brainer the RETA-only price is…


This is what a no-brainer RETA deal looks like… the off-market RETA price is over $100,000 less than similar condos in nice communities close by. By buying at such a killer price we supercharge any subsequent rental yields we decide on going for…be it short or long term.

The gains I’m predicting are really quite conservative given Cabo’s red-hot real estate market and RETA’s stellar track record…

  • $122,700 in six months: In May 2022 we had the RETA-only deal at Monte Rocella with off-market pricing from $234,600 for two-bedroom, two-bath ocean-view condos. Six months after our deal opened a two-bed condo of 1,215 square feet that RETAmembers could buy for $274,800 was listing for $397,500. That’s $122,700 uplift just a few months after we had our deal. And then, last week I saw a pricelist showing a two-bed ocean view condo in Monte Rocella for $437,000. (I bought in Monte Rocella.)
  • $176,000 uplift: We had our Cabo Costa deal in August 2021. A similar condo to those that had the RETA-only price of $249,000 listed in December 2023 for $499,000. That’s an uplift of $250,000. I bought a condo in Cabo Costa myself. (I haven’t sold mine.)
  • $602,885 More—A RETA member bought a luxury villa in Copala, in the Quivira master-planned community in Cabo, for $385,115 in 2017. Last I saw the same Copala villa listed for $988,000—that’s $602,885 more.
  • Uplift of $421,778—Also in Quivira, a RETA member bought a villa in Mavila for $428,222 in June 2018. A villa there has since been on the market for $850,000.
