Photo Essay: Why the World Is Coming to Los Cabos

Yesterday I returned to my home in Los Cabos, Mexico.

There’s no snow here. No ice or blizzards. Just warm afternoons…clear skies…and golden sunsets.

Ever since I bought my first condo in Cabo a decade ago in a Real Estate Trend Alert (RETA) members-only deal, I’ve been visiting annually around this time of year. This is when the weather is perfect for me…

The long sandy beaches and dramatic landscapes of Los Cabos draw tourists from across the world.

Right now, temperatures are ranging from lows of 64 to highs of 77 F…ideal for comfortable, air con-free living.

And it’s not just the weather that holds such incredible appeal. There are the stunning beaches, luxury resorts, world-class golf courses, glistening marinas, high-end malls, and fine-dining restaurants…all set against the natural beauty of the desert and mountains meeting the sea in dramatic fashion.

This makes for an intoxicating mix. And every year more people come to experience it, from right across the world.

In 2023, Los Cabos welcomed a record-breaking 3.86 million air travelers—1 million more than it saw before the pandemic in 2019. And 2024 was tracking to break last year’s record.

Increasingly, people are staying longer, even full time. Cabo is evolving into a year-round destination…a place for retirees, families, and remote workers.

Between 2010 and 2020, the population in the cities of Cabo San Lucas and San José del Cabo forming Los Cabos grew by 47%, increasing from 238,487 residents to 351,111. According to official projections, the population is expected to reach an enormous 800,000 by 2040 as the local economy grows and Cabo continues to serve as a magnet for remote workers from California, Texas and beyond.

All of this is occurring while Cabo is seeing a real scarcity of quality real estate due to building restrictions, rising land costs, and rarity of land with ocean views.

This is why I’m so bullish on Los Cabos. It’s why I’ve bought more real estate (six properties) here than anywhere else in the world.

My first purchase was in a RETA members-only deal in the 5-star Quivira Resort in 2015. The RETA-only price on a two-bed ocean-view condo in the best-in-class Copala community was $336,156. It’s where I’ll stay in Cabo, when I’m not enjoying walks on the beach, or catching up on work by the pool. Similar condos now list for $650,000…that’s $313,844 more.

Among other examples…

  • In May 2022, RETA members could buy two-bed condos in the community of Monte Rocella in an off-market deal for $258,600. (I bought two condos here alongside RETA members.) Recently, I’ve seen a similar condo list for $437,000. An uplift in value of $185,000.
  • In August 2021, RETA members could get a penthouse in a community called Cabo Costa for $249,000. I got one. Today a penthouse in Cabo Costa lists for $499,000. A boost of $250,000.

Now I’m about to bring RETA members a new off-market deal in Cabo. An opportunity that will allow members to lock in gains of what I believe will be over $175,000 four years after delivery.

With this deal, RETA members will have the chance to own two-bed condos in a luxurious community with stunning ocean views.

Premium-view land in this community is being devoted to out-of-this-world amenities. This adds incredible value to the community and super-charges the opportunity. These amenities will include a sky pool from which to look out over the Sea of Cortez, another big ocean-view pool, fire pits with ocean views, a co-work area with ocean views…a gym with, you guessed it, ocean views…

And because of our RETA group-buying power, we’re getting a special off-market price that ordinary investors will never see. We can own deeply below market value. I’m talking over $100,000 less than comparable condos in neighboring communities. This is a sensational deal!

Cabo is renowned for its spectacular beaches. There are a huge number to choose from, but Santa Maria is my personal favourite…

This is Santa Maria, my favorite beach in Cabo. Visitors are flocking to Cabo in record numbers…and it’s not hard to see why.

The terrain around Cabo is a hiker’s paradise with rugged desert paths and dramatic coastal vistas.

Winter months are the perfect time to hit the trails. The morning temperatures are cool and inviting, the clear skies allow for stunning views.

From coastal cliffs to mountain peaks, Cabo has desert and ocean vistas along its network of scenic trails.

Los Cabos is a world-renowned sports fishing destination.

Cabo’s fishing legacy dates to the 1950s when Hollywood stars like John Wayne and Bing Crosby visited these waters to fish for marlin and other species.

The waters close to Cabo are home to some incredible sports fishing.

The weekly Art Walk in San Jose del Cabo is a local institution.

On Thursday evenings from November to June, San José del Cabo’s Gallery District comes alive. Starting at 5 p.m., the streets are filled with art lovers exploring the cultural heart of Los Cabos.

The atmosphere is amazing…you can find yourself sipping wine in courtyard gardens, chatting with local artists about their latest works.

This YouTube video gives an idea of what you can expect from the Art Walk in San Jose del Cabo.

The most iconic view in Cabo is of Land’s End and the Cabo Arch, a distinctive granitic rock formation at the southern tip of Cabo San Lucas.

Many visitors take a boat tour to get a close-up look at the Arch and visit some of the famous beaches there, like Lover’s Beach.

The water around the arch is incredibly clear and teeming with colorful fish.

Set at the point where the Sea of Cortez meets the Pacific, Cabo is a renowned whale-watching destination.

Common sightings include humpback whales, gray whales, and whale sharks. Often the whales get so close, you can see them breaching from the shore.

Whale-watching boat tours are popular in Los Cabos, but it’s not uncommon to see these majestic creatures from the shore or your ocean-view balcony.

Cabo is a golfer’s paradise, featuring bright fresh mornings, crystal-clear skies, and views that are almost enough to make you forget about your scorecard.

There are 18 courses in Cabo and each one tells its own story. Take the course in the 5-star Quivira Resort (where I own and stay when I’m in Cabo)… Like many of the Cabo courses the ocean views are awesome.

Those are just some of the reasons people are flocking to Los Cabos.
