Scouting Panama’s Fastest-Growing Beach Town

Last Sunday, members of my scouting team joined attendees at The Gathering XII—the annual meetup for Lifetime members of my Real Estate Trend Alert (RETA) group—for a boots-on-the-ground visit to Playa Caracol.

This is the spectacular beachfront community on Panama’s Pacific Riveira that visionary developer Alfredo Aleman has spent the past 13 years bringing to life.

RETA members toured the community, walked the beach, and got a firsthand look at this rapidly evolving beach town.

And after the visit, my scouts stayed for a few days to dig deeper.

Scouting Panama’s Fastest-Growing Beach Town

On Sunday morning, I joined colleagues on the RETA scouting team as we left Panama City and headed west toward Playa Caracol, a stunning beachfront community rising on the nicest closest beach to booming Panama City.

It’s an easy drive—about an hour to 90 minutes. And after crossing over the canal you start to see major efforts to make the journey time even faster

A new metro line is under construction…another bridge is being built over the canal (at a cost of $1.5 billion)…a highway extension is planned…

Access to this stretch of coastline is getting easier all the time.

This ease of access from a true world city—along with the stunning beauty of this coast—makes this an amazing place to own beachfront real estate.

 The Pacific beach at Playa Caracol is the nicest closest stretch of sand to Panama City—less than 90 minutes away.

Arriving at Playa Caracol, I stopped first at the Radisson Hotel, which sits right on the beachfront.

When you walk into the lobby, the ocean fills your view straight ahead.

Step outside, and you’re on the sand. The beach here is wide and clean…with consistent surf rolling in from the Pacific. Behind Playa Caracol, the Chame mountain rises sharply, giving the community a lush and dramatic backdrop.

This is the kind of place that reminds you why beachfront real estate is so compelling, particularly when it sits in such a thoughtfully designed community.

Playa Caracol is known for some of the best surfing in Panama.

The visionary developer behind Playa Caracol is Alfredo Aleman.

Alfredo and his GLP group create the highest premium real estate in the region. Over decades he has built everything from the 5-star Santa Maria resort and country club (where we held The Gathering XII) to the man-made island community of Ocean Reef in the Bay of Panama.

Playa Caracol is Alfredo’s vision for a perfect beachfront town—built from scratch along one of the most beautiful stretches of coastline in the country.

On Sunday, five coaches full of RETA members came to see it for themselves.

It’s hard to believe but Playa Caracol was just an empty stretch of beach little more than a decade ago. The scale of what’s been achieved since then is incredible—hundreds of delivered homes and condos…

There are beach clubs…spas…restaurants…surf schools…

Members had a chance to see it all. They toured units in the Las Olas community, where in 2023, RETA members were able to buy ocean-view condos from just $254,600. By November 2024, a condo that had a RETA price of $288,800 was listed retail at $371,273—that’s an uplift of $82,473.

There was a lovely buzz around Las Olas as members toured it. Children lined up to go on the waterslide in the pool at the center of the community. Laughter filled the air.

After touring Las Olas, members relaxed at Vento Beach Club. Several I talked to shared the same reaction to Caracol.

This feels like a place on the cusp…at an inflection point.

One of the clearest signs of that shift is what’s rising just down the beach…

Construction is under way on the vast structure that will become the Margaritaville Beach Resort & Residences Playa Caracol.

When complete, the project will include 181 residences, restaurants, and resort amenities tied to the global Margaritaville brand.

In addition to a functioning Radisson and a Margaritaville under construction, Alfredo shared that two other major global chains are about to announce new resorts here in the coming months.

That’s astonishing proof of concept.

After putting boots on the ground at Playa Caracol, one thing felt clear to me: This destination is approaching its next major chapter.

   Inspired by the world’s greatest beach and surf towns, developer Alfredo Aleman and his team have created a unique true beachfront community in Playa Caracol.
