Since I first scouted Panama City 22 years ago, it’s transformed from a sleepy regional capital into a true world city.
It now has one of the 25 biggest skylines in the world, larger than L.A. and Beijing. Its airport is the most important and best-connected in the region. Global corporations have flooded in, bringing executives, entrepreneurs, and international residents with them.
Panama is still early in what I believe will be a seven- or eight-decade transformation…
One that will see it emerge as a Singapore for the Americas.
While in Panama to attend The Gathering XII—the annual meetup for Lifetime members of my Real Estate Trend Alert (RETA) group—I visited the man-made islands of Ocean Reef in the Bay of Panama with their creator: visionary developer Alfredo Aleman.
We talked about what Panama has already achieved. And, more importantly, where it’s going next. I shared the video with RETA members yesterday, and I want to let you see Alfredo’s valuable insights too. Check out our conversation below…

Click above to view.
In the video, we discuss…
- Why Panama’s government can deliver billion-dollar infrastructure projects quickly, while much of the developed world struggles to get anything built…
- Why Panama City is being forced to grow in a single direction—and how that creates a powerful, predictable Path of Progress…
- Why tourism is the country’s biggest untapped opportunity—and why it’s now making serious efforts to catch up with neighboring Costa Rica…
- How the best real estate developments don’t just build value, but preserve it—through controlled master planning, scarcity, and communities designed to stay desirable for generations.
Wishing you good real estate investing,
P.S. Alfredo is the developer behind the man-made islands of Ocean Reef and the 700-acre Santa Maria master-planned community, where I held The Gathering. Over the past 13 years, he’s also been transforming the closest, nicest beach to Panama City into a fully functioning beach town: Playa Caracol.
The scale of what he’s achieved is incredible.
Some 700 condos and homes have been delivered. There are beach clubs…spas…restaurants…surf schools…
Major market makers in global hospitality have taken notice. The Radisson Riviera hotel has opened here. Panama’s first-ever Margaritaville resort is under construction at Caracol. As Alfredo shared during The Gathering, two other major global chains are about to announce new resorts in the coming months.
Playa Caracol sits at a critical inflection point. And now I’ve secured a new deal there exclusively for RETA members.
It’s a chance to get in on a true beachfront community for under $300,000 and lock in gains I believe will be $181,100 five years after delivery.
I’m preparing a full briefing on this exclusive new beachfront opportunity. RETA members, stay tuned to your alerts. That’s coming soon…
