Many islands in the Caribbean have become synonymous with luxury. In destinations ranging from St. Barts to the Bahamas, from Turks and Caicos to Anguilla, you’ll find 5-star resorts and ultra-luxe residential communities with world-class golf courses, gourmet dining and exclusive beach clubs.
Little surprise then that the exclusive islands in this region are a prime playground of celebrities and the ultra-wealthy.
I’ve been focusing on luxury Caribbean living lately (in the coming weeks members of my Real Estate trend Alert group will have the chance to own in a stunning Caribbean destination at an incredible price…more on this later), so I thought it would be fun today to dig into this Caribbean lifestyle.
This week, my team researched listings in some of the Caribbean’s most popular and exclusive destinations to give you a sample of the kinds of luxury homes you’ll see on the market there. Here’s what they uncovered…
Discovery Bay, Turks and Caicos
Listing price: $660,000
Turks and Caicos is made up of over 40 islands and cays, but only a handful are inhabited, giving this tiny island nation an air of exclusivity. Celebrities like model and actress Christie Brinkley, fashion designer Donna Karan, and Bruce Willis have all owned homes here at one time or another. And Beyonce and her husband Jay Z are frequent visitors.
They’re all drawn here by the peaceful vibe, the stunning beaches, and the wide variety of water sports on offer. The islands also boast a rich blend of Caribbean, African, and European influences, all of which are reflected in the food, music, and culture.
Discovery Bay is on the central south coast of the island of Providenciales (also called Provo). It’s here that you’ll find this modern two-bed, 2.5-bath townhouse in the Turtle Creek development. It has a fully equipped kitchen, a living/dining area, and an outdoor decking area with views of the community garden. Amenities in the development include a swimming pool and landscaped gardens.

Abaco, Bahamas
Listing price: $675,000
The epitome of luxury living, the Bahamas has been an escape for the rich and famous for decades. And it’s showing no signs of slowing down. With luxury travel booming, the Bahamas recently announced that 2023 was a record-breaking year for tourists to the country’s 16 main islands. Over 9.6 million people visited in 2023.
Great Abaco island is the largest in the Abaco chain, which are known for their pristine beaches, crystal-clear Caribbean waters, and world-class sailing. The reefs around the island are teeming with marine life, making it popular with divers and snorkelers.
In the north of the island, in a community in Treasure Cay, this two-bed, two-bath beachfront condo is for sale. It has a total of 1,000 square feet of indoor living space. It also has an open-plan kitchen/living area that opens out onto a terrace overlooking the community’s gardens and the Caribbean Sea beyond. It’s on the first floor and there’s also a separate garage. You are steps away from the beach here and have direct access to pristine white sands. Mullet Bay, Sint Maarten

Sun-drenched, palm-fringed Sint Maarten/Saint Martin is one of the prettiest Caribbean islands. Shared between France and the Netherlands, the French north is referred to as Saint Martin, while the Dutch south is Sint Maarten.
As well as having the quintessential sugar-sand beaches and azure Caribbean waters, Sint Maarten is also known for its luxury, tax-free shopping, casinos, and vibrant nightlife. As a popular jet-set location, Sint Maarten is considered to be one of the most expensive of the Caribbean islands.
As you’d expect, Sint Maarten is a melting pot of influences with the French and Dutch cultures mixing with the Caribbean vibe. By the way, there is no border between Sint Maarten and Saint Martin so you can easily switch between France and the Netherlands.
In the recently built condo community, The Fourteen, there’s a two-bed, two-bath condo currently for sale. Located on Mullet Bay Beach, this condo is on the 12th floor and has sweeping views of the Caribbean Sea.
It has 1,157 square feet of living space with an open-plan living area, a modern kitchen, and a dining area. Sliding doors lead from the living room out onto a balcony where you have a panoramic view of the beach below…the perfect place to sip a morning coffee.

Of course, the sky is the limit when it comes to luxury living in the Caribbean. If you have deeper pockets, the level of luxury can turned up a notch (or five!). So, to give you an idea of what’s on the market in the multi-million-dollar price bracket, here are some luxe listings my team found.
Meads Bay, Anguilla
Listing price: $1,950,000
St. Barts is probably the most famous Caribbean island celebrity hotspot. But in the last few years, the small island of Anguilla, a British overseas territory in the Eastern Caribbean, has been attracting the wealthy of the world. It’s even been called “the new St. Barts.”
They’re drawn here by its under-the radar status as well as the Caribbean luxury it offers. Actors Liam Neeson and Denzel Washington have been regular visitors for years, and Leonardo DiCaprio and Michael Jordan have also been spotted here. And Anguilla has no major commercial airport, so getting here requires a little more effort…or a private jet!
Anguilla is home to stunning, isolated beaches with calm, clear waters, upscale resorts, private villas, and fine dining (seafood, as you’d imagine, is a speciality here).
The laidback and private vibe Anguilla offers is a big draw for discerning travelers and those looking for a true Caribbean retreat.
Meads Bay is at the west end of the island, and it’s here, in the Tranquility Beach community that my team found this exquisite three-bed, three-bath penthouse condo. Located right on Meads Bay Beach, this contemporary condo has an open-plan kitchen/living/dining area with large windows to maximise the view of the Caribbean that’s right outside.
Outside there’s a covered terrace with a hot tub and the condo comes fully furnished and has air conditioning, cable TV, and Wi-Fi. The price is $1,950,000. See the full listing here.
Tucker’s Point, Bermuda
Listing price: $5.7 million
Although Bermuda isn’t technically in the Caribbean (it’s in the North Atlantic) it has many of the same characteristics and is often associated with the Caribbean region.
When it comes to luxury, this British overseas territory does high-end as well as any of the prestigious Caribbeans nations.
Bermuda has distinctive pink-sand beaches along with the Caribbean’s signature turquoise waters and refined island lifestyle. Bermuda has long been a favorite destination for the rich and famous…Catherine Zeta-Jones and Michael Douglas famously own a home here.
The island has exclusive golf clubs (like Tucker’s Point…more on that in a minute), yacht clubs, private docks, fine dining, with Michelin-starred chefs and elegant restaurants serving fresh, local seafood, and a vibrant cultural scene with art galleries, museums, and festivals like the Bermuda Festival of Performing Arts
Tuckers Town, on the far east of the island, is Bermuda’s most exclusive neighborhood, it’s often called “Billionaires Row.” Here you’ll find the luxury Rosewood Tucker’s Point development, where there’s a four-bed, four-bath condo for sale right now. With limestone floors, high ceilings, and French doors throughout, it screams luxury. There’s a foyer, and open-plan living/dining room (which can seat six to eight guests), a kitchen with granite countertops and modern appliances. All the bedrooms are en-suite and the master bedroom has a private hallway. It comes fully furnished.
Outside, there’s a wrap-around veranda that offers direct access to the gardens. This condo is right beside the Tucker’s Point golf course and clubhouse, and you’ll also have access to a swimming pool and tennis courts.
