I recently bought here in the Ipanema community, alongside members of my Real Estate Trend Alert (RETA) group at exclusive off-market pricing. It’s my first Panama purchase in more than 20 years.
I’m in town as developer Alfredo Alemán and GLP gear up for Ipanema’s retail launch.
The developer is putting his prices up on November 1 for the retail launch. Until then a handful of condos remain at RETA-only pricing and terms—for RETA members only.
Two-bed condos start at $375,912. I expect them to be worth $600,000 five years after delivery, a gain of $224,088. Rent one long term at $3,000 a month and that’s a gross yield of nearly 10%.
When RETA members first got access to Ipanema in 2024, penthouses members bought for $632,200 sold for $732,150 in another tower less than three months later.
I believe Panama has a long way left to run.
Meanwhile, I’m keeping a close eye on a place where I’ve made substantial profits before: Brazil’s northeast coast…

Back in 2008, while markets in the U.S. and Europe were tanking, I was making real money from beach condos in northeast Brazil.
I bought with a down payment of just $736—and walked away with tens of thousands of dollars in profit.
Now, a new wave of opportunity is building in a beach city I know well.
A local contact is already tapping into it. He calculates his net rental yield on one apartment at almost 25%.
Yet you can still buy new-build real estate here for under $100,000.
I’ve just released my video deep-dive on this destination in the new episode of The Ronan McMahon Report.

Most outsiders picture Rio when they think of Brazil’s beaches. In my new video, I explain why I’m watching a different city—and the shift creating opportunity there. Click to view…
I’m talking about Fortaleza, on Brazil’s northeast coast.
This is a major city where beach promenades, seafood restaurants, cafés, and nightlife draw Brazilian vacationers—and serve a large local population year-round.
The demand is already here. But the accommodation serving it is changing.
Developers are buying older hotels in prime beach locations and replacing them with luxury towers. Affordable places to stay are disappearing, creating an opening for owners of well-located rental apartments.
Watch my new video to learn:
- How my contact turned an older four-bed apartment into a rental generating almost 25% net…
- Why falling interest rates could unleash pent-up demand from Brazil’s middle-class buyers…
- What you can own here—from a $93,000 condo in a boardwalk development to an ocean-view penthouse…
It’s all in my new video.
Wishing you a good real estate investing,
