What if everything you thought you knew about the Dominican Republic was wrong?
My first scouting trip to the Dominican Republic was 16 years ago. Ahead of the scouting trip…before hitting the road I wanted to spend a few days relaxing in one of the country’s all-inclusive resorts.
I left Toronto at breakfast time. By lunchtime, I was on a stunning curve of white sand beach. I spent four days in the resort, where I chilled out, ate well and did a little snorkeling. It was nice—and exactly what I expected. I thought I had the full DR experience.
But what happened next blew me away…I hit the road.
What I found was a country that shattered my assumptions—lush, diverse, surprisingly chic in places, and filled with opportunities most people never hear about. In parts the most picture-perfect Caribbean…my favorite French beach town at the base of towering jungle-clad hills where palm trees fringe tan beaches…in other parts a Costa Rica vibe just with much better pristine empty white sand beaches. Wide neat smooth highways and more international airport per capita than I have seen anywhere.
In the 16 years since I’ve found great real estate deals right across the DR. Including close to one of my favorite beaches on earth where I got in on a new deal with members of my Real Estate Trend Alert (RETA) club last year.
The real estate values in the DR will surprise you. And buy the right deal in the right place and you can make a lot of money from a dream Caribbean beach home. Just like I’m set to do along with fellow RETA members…
Now, I’ve put together a special report that gives you the full picture: The Real Estate Buyer’s Guide to the Dominican Republic. It’s your essential roadmap to buying here—covering legal basics, taxes, visas, healthcare, and more. And it’s yours, free, as a reader of Overseas Dream Home.

The Dominican Republic has got year-round beautiful weather with blue skies and tropical sunshine. It’s got beaches that stretch for miles in front of you, fringed with palm trees and lapped by clear water.
I thought I’d already experienced everything the Dominican Republic had to offer…until I left the resort behind and went scouting…
I headed out on surprisingly smooth roads, finding the country small and easy to get around.
On its north coast, I found Las Terrenas—a lush, low-key beach town with French and Italian vibes. People buzz around on mopeds, bakeries serve real espresso and croissants, and life moves at a breezy, tropical pace.
It’s like stumbling on a Riviera village—just with palm trees and better weather. I like to call it my favorite French beach town that’s not in France.

Here’s a photo of the beach at Las Terrenas I snapped while out for an afternoon stroll on my last visit (above). And here’s an aerial shot of Las Terrenas (below).

From Las Terrenas, I continued exploring the Samana Peninsula, which blew me away with its wild beauty and white-sand beaches.
It reminded me of Costa Rica—but the beaches here were even more dazzling.
At the far tip of the peninsula, I stumbled on a stretch of raw, untouched coastline that looked like something from a dream.

Wild, lush, and breathtaking—the Samana Peninsula feels like the Caribbean’s best-kept secret. This is the beach at Las Galeras.
Then I headed farther south, to a completely different world of luxury: Casa de Campo, which felt like a billionaire’s hideaway.
Originally developed in the 1970s by Gulf + Western, Casa de Campo has grown into a 7,000-acre gated enclave catering to high-net-worth individuals.
Here there’s a marina, four golf courses and true white-glove service…There’s a replica Italian hill village with an amphitheater for concerts…plus $10-million homes for the discreetly wealthy…

A replica Italian-style village in the playground of the wealthy, Casa de Campo. Casa de Campo’s Altos de Chavón amphitheater has hosted concerts featuring major local and international artists, including Frank Sinatra, Sting, Elton John, Michael Bublé, Jennifer Lopez, Marc Anthony, Carlos Vives, and David Guetta.
And you’re never far from the country’s beating heart: Santo Domingo, the oldest European city in the Americas
Its cobbled streets and well-preserved architecture in the Zona Colonial—now a UNESCO World Heritage Site—tell the story of the New World’s earliest days.
The food here is a vibrant fusion of Taino, African, and Spanish influences, with a strong Caribbean flair. You’ll find everything from traditional Dominican comfort food to cutting-edge international cuisine.

Founded in 1498 by Bartholomew Columbus (Christopher’s brother), the Dominican Republic’s capital of Santo Domingo is home to stunning colonial architecture.
As I say, after my first scouting trip to the DR, my mind was truly blown…and my preconceptions were swept away.
Where I expected mid-range all-inclusive resorts, I instead got a country of breathtaking diversity, from wildly beautiful untouched coastline to ultra-luxury hideaways for the wealthy…I found excellent infrastructure and easy access via international airports…and I began looking for a deal here…
Finding the right deal took time—but when it came, it was more than worth the wait…
Last September, I brought members of my RETA group an exclusive, RETA-only opportunity just steps from stunning Juanillo Beach in Cap Cana.

A photo I snapped while scouting Cap Cana. My team has put boots on the ground here on numerous occasions over the past four years. I’ve invested here alongside RETA members.
Luxurious two-bed condos started at $382,400. I expect these to be worth $657,400 just five years after delivery—a projected uplift of $275,000. Thanks to another retail price increase, similar condos are now selling for $470,000. That’s an $87,600 uplift already.
The developer reports strong progress, and if rented, I estimate a gross rental yield of 12%.
I bought there myself. I can’t wait to golf, dine, and stroll that beautiful beach.
If you want to do the same, I’m working on a new deal in Cap Cana for RETA members. More on that soon…

P.S. The DR keeps surprising me. Just off the Samana Peninsula lies Cayo Levantado, a dreamy islet with turquoise waters and postcard-perfect beaches.
It’s one of many incredible beach spots I’ve explored—and I’ll be sharing more this week, including the beach I just bought beside…
Stay tuned for more.

Cayo Levantado, just off the Samana Peninsula, is surrounded by turquoise waters and fringed with soft white sand. A favorite day-trip spot, it’s a picture-perfect slice of paradise
