The True Cost of Caribbean Luxury (Unless You’re a RETA Member)

It’s almost time…

Four hours from now, at 1 p.m. ET, the incredible Real Estate Trend Alert members-only deal in Cap Cana will open, and members of my RETA group will rush to lock down their condos in this ultra-luxurious Caribbean master-planned community at exclusive, off-market pricing.

As I shared this past week, I’ll be joining them as an owner in Cap Cana.

I simply can’t pass up this opportunity to get a million-dollar Caribbean island lifestyle for a fraction of that cost…

Just four hours from now at 1 p.m. ET, the RETA-only deal to own near this beach in Cap Cana opens. A tidal wave of RETA members are preparing to act… I’m buying too. Get all the details on this deal here.

This RETA deal in Cap Cana is the complete package…

The lifestyle it offers is incredible. I can’t wait to spend time golfing on Cap Cana’s world-class oceanfront course…dining in the incredible restaurants along its vast inland marina…strolling its glistening white-sand beaches, including one of the best beaches on earth, Juanillo…

I’m expecting huge gains on these condos of $275,000 five years after delivery.

Plus, there’s income…

Rent short-term and I’d expect gross annual income of $45,600, or gross yields of close to 12%. I’ll probably rent long-term for nine months of the year. I expect to get $3,000 a month doing that. That’s very reasonable for our ideal location in Cap Cana close to Juanillo beach and our resort-style amenities…think ocean-view infinity pool…spa…gym…

Renting for nine months or so gives me the rest of the time to enjoy my condo. And to share with friends and family the many incredible experiences Cap Cana offers. (I expect to become very popular all of a sudden.)

As I say, this deal is the complete package. And yet our RETA-only price is nuts!

Just consider what people pay for Caribbean luxury like this…

The beach at the Eden Roc resort in Cap Cana. At my last count Cap Cana was home to eight high-end resorts with Hyatt and St. Regis in the mix. Cap Cana is one of the Caribbean’s elite luxury destinations…

Look to the Bahamas, a benchmark in Caribbean luxury…

This is a destination renowned for its high-end resorts and private island homes…for its pristine white-sand beaches, lush palm trees, and crystal-clear turquoise waters…

People astronomical sums for a slice of this lifestyle.

Albany is a 600-acre luxury community in the Bahamas that like Cap Cana has a mega-yacht marina, an 18-hole championship golf course, an equestrian center, a school…real estate here is priced in the millions of dollars.

Here’s a two-bed condo my team found listed in Albany. It’s large, spanning almost 2,500 square feet, and set within an extraordinary-looking luxury development called the Honeycomb. The price tag: $5.3 million. Listing here. (Oh, and a membership of the Albany costs $300,000 for the year.)

The Honeycomb building in the master-planned community of Albany in the Bahamas is breathtaking…but then so are the price tags to own here.

Elsewhere in the Bahamas is Ocean Club Estates.

This community has a marina and a Tom Weiskopf-designed golf course, all set by white-sand beaches. Again the price tags are massive.

Condos here list for millions, like this three-bed on the market for $2.695 million.

A villa will cost far more. This vast, seafront Venetian-style palace is listed at $13.78 million.

This stunning six-bed villa in Ocean Club Residences comes with its own private dock. Listing here.

Or take Turtle Cove, a master-planned community on Providenciales, the most developed island in Turks and Caicos.

There, condos close to the beach list for well over $1 million, such as this one-bed in a new development called The Loren for $1.408 million. Two-beds there start in the mid-$2 million range…

A beachfront villa will set you back an extra couple of million. This 3,000-square-foot home built in 2000 is on the market for $5 million.

With this stunning villa in Turks and Caicos, you’re seconds from a white-sand beach…but the price tag is significant: $5 million.

Spare a thought too for Florida’s most prestigious golf and beach communities…

In places like the Jupiter Club or Naples Bay, you’re talking millions of dollars to own ocean-view homes. And the holding costs do not bear thinking about… My team saw one listing for example, a two-bed ocean-view condo in Jupiter for $1.1 million, with HOAs alone costing over $20,000 a year.

Then you have Cap Cana itself where villas sell for $8 million…$13 million…

A penthouse in the St Regis Cap Cana listed for $25 million…

This incredible penthouse is one of several residences in St. Regis Cap Cana listed in the tens of millions of dollars.

The point being, Caribbean luxury on the level offered by the communities above typically comes with a very hefty price tag.

All of which demonstrates why the RETA-only price in the incredible community of Crystal Garden in Cap Cana is just crazy!

Members can own from a RETA-only $382,400 for luxurious, two-bed condos, each with a spacious terrace and views of the golf course and pools…and just a seven-minute walk from Juanillo beach.

We’ll also have a rooftop infinity pool, bar and gym with ocean views, a spa, a large ground-level pool, a bar, a kids area…our amenities are incredible (and will have massive appeal to renters).

We also have access to everything Cap Cana offers…

Cap Cana’s developers set out to build a community to rival the world’s most luxurious, taking inspiration from places like Palm Beach in Florida, and global destinations like Monaco, St. Barts, and St. Tropez.

But at Cap Cana they wanted to take the luxury community concept a few steps further…

This wasn’t going to be just another luxury resort community, the vision was broader. The founders wanted to create a self-sufficient city with a wide array of residential and commercial spaces, catering to every need of its residents and visitors. Central to setting Cap Cana apart in the Caribbean was the idea of building a complete, integrated community—where one could live, work, and play without leaving the area.

This vision has been achieved…

Named the best golf course in the Caribbean and Mexico for 12 consecutive years, I can’t wait to play the Jack Nicklaus-designed Punta Espada course as an owner in Cap Cana. All the details on our imminent deal there are here.

Cap Cana is 30,000 acres of meticulously planned tropical dreamscape. It’s a place where the big money of luxury travel are all in, you’ll find a Hyatt…a St Regis…Eden Roc…

You’ve got the largest inland marina in the Caribbean capable of hosting the mega-yachts of the super-rich. You’ve got the Caribbean’s largest water park and an amphitheater inaugurated by Elton John already hosting international events.

The first of two world-class golf courses has been open for years now and is consistently ranked as the best in the Caribbean. The second is coming soon…

Apart from the dreamy beaches and incredible resorts, Cap Cana also hosts all sorts of practical services like a vet, doctor, dentist, beauty salons, convenience stores… There’s a church, and a fast-growing school, and a university with over 25 nationalities enrolled.

You’ve got some of the best dining in the Caribbean on the doorstep… hiking, lakes, biking, basketball, snorkeling, diving, padel, and some of the world’s best sports-fishing minutes away from the state-of-the-art marina.

Cap Cana is already a semi-autonomous city state for the affluent, a place you can live a Caribbean life year round without ever leaving. And so much more is planned…including the $500 million Juanillo Village commercial and residential development inspired by the famed Las Ramblas shopping street in Barcelona.

Cap Cana is just different. I can’t wait to spend time here…

The planned dining area in Crystal Garden. We’ll have a gym with ocean views, a spa, a large ground-level pool, a bar, a kids area…our amenities are incredible and will have massive appeal to renters. Get more details in my briefing. (Renders like this shouldn’t be considered final, but give a good idea.)

Imagine waking up in Cap Cana…

You begin your day with a coffee on your spacious terrace, soaking up the early rays of Caribbean sunshine. Then it’s a quick workout in your gym with its stunning views out over the azure waters of the Caribbean as they lap gently against the pristine shoreline.

Afterward, you stroll to the beach, walking through the Juanillo Village commercial district and stopping along the way for a light breakfast in one of the trendy cafés. It’s so convenient to live right next door to Juanillo Village—the beating heart of Cap Cana.

After breakfast, you walk along the impossibly white sands of Juanillo beach, soaking up the revitalizing sea air.

How to spend the rest of your day?

You might head to the Jack Nicklaus-designed seafront golf course…or perhaps a little tennis or padel or pickleball… There’s always the marina with its world-class sports fishing and diving. You could pop over to the state-of-the-art equestrian center to see a polo match.

Maybe you’ll take to the water for some paddleboarding or kayak fishing…

Today, you opt for something more laidback…a visit to the marina art gallery and then a walk along the harbor to see which superyachts are in town, before heading back to your luxurious condo community for a little time in the spa.

As evening falls, you stroll over to your favorite wine bar to dine al fresco…enjoying a fine meal of steak and fresh seafood in the warm air as palm trees sway gently overhead.

Then it’s back to your rooftop bar at Crystal Garden, to watch as the sun slips below the horizon.

The terraces in Crystal Garden will become our living spaces…private, comfortable, and tranquil…All the details on this deal are here. But hurry…this deal opens in four hours, at 1 p.m. ET!

The lifestyle…the capital appreciation…the rental income…a destination on the cusp of an incredible transformation…

As I say, this Crystal Garden deal is the complete package.

This is a RETA deal to blow minds.

Local brokers and other investors are already stirred up. Whispers are doing the rounds about these “RETA people” getting an unheard of low price on the very best real estate and totally off-market. Exclusive to us.

Some folks are angry, some are desperately trying to get in on the action.

But this deal is RETA-only.

Click here to get all the details now.

If you want to join me in acting on it, you need to be ready when it opens at 1 p.m. ET.
