Los Cabos is like a merging of the Mediterranean and Southern California, with a slice of Arizona desert thrown in for good measure.
You have the deep-blue ocean…long, pristine golden-sand beaches…a dramatic, rugged coastline… And then set back from it all are rolling desert landscapes, with towering cactuses and endemic elephant trees.
Few settings are more instantly captivating. I’m here right now and it’s a place I spend a lot of time. (As well as a place I’ve invested in more real estate than anywhere else in the world.)

I fell in love with Cabo while first scouting it in 2014.
A year later, I bought in the first deal that I brought to my Real Estate Trend Alert (RETA) group here. I’ve since invested in five more condos in RETA-only deals in Cabo.
Because of RETA’s group buying power and connections, members have bought at exclusively low pricing in these deals and are sitting on incredible uplifts like $122,700 …$176,000…$313,844. And now we’re set to do it again.
I’m about to bring my RETA group a new deal here (our first since 2023 as RETA-grade opportunities are very scarce in booming Los Cabos). With our insanely low, off-market price, I expect gains of $175,400 just four years after delivery.
After all, the world is coming to Cabo…
As I share in my video, Cabo is an inherently desirable place, with great weather year-round, beautiful beaches, incredible hiking, excellent golf, boating, and fishing…everything you’d want in the perfect coastal destination.
This is a place with enduring and universal appeal. And it’s booming like never before.
Today, billions of dollars of investment is pouring into infrastructure and luxury resorts in Los Cabos. Look at virtually any tourism metric, from visitor numbers to hotel occupancy levels to the average nightly rate for accommodation, and they all set new records in 2024.
And it’s not just tourism that’s booming. The year-round population is growing too. Retirees…young families…work-from-anywhere professionals with high-paying jobs—they’re all coming to Cabo.
As more people come, demand for best-in-class real estate is soaring.
Ask around Cabo for two-bed condos with ocean views in nice communities in the ideal location…prices go from well over $400,000 to $500,000. For penthouses in those nice communities, expect to pay $500,000 to $700,000…and more.
These are normal prices. Decent deals too, when you consider it puts you at the heart of the huge transformation roaring through Los Cabos.
But at my RETA group, we don’t do “normal” prices.
We do off-market insider deals and truly unbelievable prices…
With our new deal, the RETA-only price for a stunning two-bed ocean-view condo of 1,281 square feet is from just $304,600.
And these condos are in a true, best-in-class community. The planned amenities are out-of-this world. An average, run-of-the-mill developer would pile condos onto premium ocean-view land, but in this outstanding community premium land is devoted to things like an ocean-view sky pool…a state-of-the-art ocean-view gym…an ocean-view co-work space…
Similar condos close by list from $425,000 to $497,000…
It’s mad! A crazy price for best-in-class condos in a community like this.
It’s why I feel almost silly conservative figuring on these condos being worth $480,000 four years after delivery. But better to be conservative. And even at that it would a gain of $175,400.
RETA members also have the opportunity to own penthouses from a RETA-only $388,800!
These penthouses have a total size of 1,614 square feet, which includes a terrace of 150 square feet, and a huge roof terrace of 430 square feet with plunge pool.
This is the power of the RETA formula. This is what acting together can do.
I’ve already bought alongside RETA members in this community. As I say, I’m so bullish on Cabo that I’ve bought half-a-dozen times here.
And the track record of my RETA group proves I’ve been wise to do so…
- $122,700 in six months:In May 2022 we had a RETA-only deal at Monte Rocella with off-market pricing from $234,600 for two-bedroom, two-bath ocean-view condos. Six months after this deal opened, a two-bed condo of 1,215 square feet that RETA members could buy for $274,800 was listing for $397,500. That’s $122,700 uplift just a few months after we had our deal. And last week I saw a pricelist showing a two-bed ocean view condo in Monte Rocella for $437,000. (I bought in Monte Rocella.)
- $176,000 uplift:We had our Cabo Costa deal in August 2021. A similar condo to those that had the RETA-only price of $249,000 listed in December 2023 for $499,000. That’s an uplift of $250,000. I bought a condo in Cabo Costa myself. (I haven’t sold mine.)
- $313,844 boost:I bought my two-bed, two-bath condo alongside RETA members in Copala in the 5-star Quivira resort in April 2015. The RETA price was $336,156. In August 2022 a local broker contacted me to see if I wanted to sell my condo for around $600,000. And I’ve since seen a similar condo listing for $650,000.
