VIDEO: Why I Bought in the “Cabo of the Caribbean”

It’s got a vast marina for luxury yachts…world-class golf…high-end resorts that charge thousands of dollars per night…homes that sell for tens of millions…and beaches so stunning they can (and do) grace postcards.

I could easily be describing Los Cabos…a favorite playground of the world’s wealthiest folks.

But all of the above now also applies to Cap Cana—a vast master-planned community in the Dominican Republic and the emerging “Cabo of the Caribbean.”

In the video below, I explain why I see incredible parallels between Cabo 10 years ago and Cap Cana today, and why this is the perfect moment for us to seize the opportunities this presents.

The vast master-planned community of Cap Cana has many of the same attributes as Los Cabos and it’s following a very similar growth trajectory. This is an incredible opportunity, as I share in this video.

The incredible parallels between Cabo and Cap Cana struck me as soon as I first scouted Cap Cana a few years back…

I remember walking the glistening white-sand beaches…strolling the marina, with its luxury yachts and sports fishing scene…eating in the exquisite restaurants…touring the Jack Nicklaus golf course…seeing the site of new ultra-luxe resorts like the St. Regis…

I also recall looking at all the new infrastructure, from the hospitals and roads to the top-class airport just 10 minutes from the gates of Cap Cana.

And I remember reviewing all the plans for what’s to come, like the $500 million Juanillo Village project with its boutique hotels, art galleries, beach clubs, Wyndham-branded convention center, and a commercial district modeled on Barcelona’s famed Las Ramblas.

As I took in this place and the huge transformation overtaking it, I remember thinking, I’ve seen these trends before…and I know what comes next.


The St. Regis is under construction and due to open in April. Cap Cana is undergoing an astonishing transformation…one I’ve seen before in Los Cabos.

In 2014, I scouted Los Cabos for the first time. Immediately, I could see it was on the cusp of a transformation. It was already a popular vacation spot. But accessibility was opening up. There were more, cheaper flights. More people were coming. And they were staying longer.

As people flooded in, billions of dollars was being ploughed into infrastructure, new resorts, new golf courses, airport expansions, new roads…

The investment case was clear.

So in 2015, I found an incredible deal here for members of my Real Estate Trend Alert group. This was a chance to own two-bed ocean-view condos in the best-in-class Copala community, inside the 5-star Quivira beach and golf resort, for $336,156.

I bought alongside RETA members in this deal. Today, Quivira is my refuge…a place I spent time every winter. It’s where I’m writing to you from right now.

Coming here has been a game-changer for my lifestyle. Instead of wind, rain, and freezing temperatures, I can enjoy warm sunshine, bright light, and cool breezes.

My mood and energy levels during winter have been transformed.

When the weather is like this, you want to be more physically active. Here, exercise is not something I have to force myself to do, it’s something I want to do it. I look forward to working out with my personal trainer (whose rates are incredibly affordable). And afterward, I still want to be outside, strolling on the sand, playing golf, dipping in the pool…


Santa Maria is my favorite beach for swimming in Cabo.

In Cabo, I feel physically and mentally stronger.

There’s just so much to do in Quivira…

I enjoy the ocean views from my terrace…long walks on the beach when I can think and plan out the next day…meals at the beach club or one of the several high-end eateries that are right in the community…and, of course, regular time on the putting green and driving range at my home course, a Jack Nicklaus-designed links course overlooking the Pacific.

This community is the definition of “quiet luxury.”

Everything here is pristine and comfortable. The roads are smooth, the restaurants are exceptional, the golf course is world-class. But nothing is ostentatious. It’s relaxed, serene. And yet you’re surrounded by best-in-class amenities.


Copala residents, in the luxurious Quivira master-planned gated golf community, enjoy access to stunning amenities like the Casa Club Copala. I earn $3,000 per month renting out my Copala condo when I’m not using it.

Of course, life in Quivira is not only about the resort itself…

I also have Cabo on my doorstep.

I can head to my favorite beach, Santa Maria, ideal for snorkeling, sun-bathing, and swimming…pop down to Cabo’s world-renowned marina to get a lunch of fresh-caught fish…or visit San José del Cabo for the Saturday afternoons farmers market and the Thursday evening Art Walk, when all the galleries throw their doors open and the town is abuzz with wine tastings.

The lifestyle here is idyllic…

And here’s the thing. It doesn’t cost me a dime.

As I say, I bought my Copala condo when the RETA price was $336,156 in an exclusive RETA-only deal in 2015. In August 2022 a local broker contacted me to see if I wanted to sell my condo for around $600,000. And I’ve since seen a similar condo listing for $650,000.

That’s $313,844 more.

And I’ve been renting my Copala condo for $3,000 per month when I’m not using it. This is such a high-quality community that it’s always been easy for me to find a tenant who’s willing to work around the dates when I want to use my condo.

Now I’m getting ready to do all this again…

In what I think of as the Cabo of the Caribbean…

In Cap Cana…


Cap Cana is more than twice the size of Manhattan, a veritable city state of Caribbean luxury.

Just as in Cabo, billions are now flowing into Cap Cana…

There’s the $500 million Juanillo Village project, with its Barcelona-inspired shopping district…a second Jack Nicklaus golf course…a huge sports training center for international teams…

Last year, the largest water park in the Caribbean, El Dorado Park, opened here. It includes an amphitheater for live music and shows which was inaugurated by Elton John. (Tickets were from $830 to $2,180.)

Eight luxury resorts now anchor Cap Cana with more to come…

In 2019 the world’s largest operator of luxury all-inclusive resorts opened Hyatt Ziva Cap Cana and Hyatt Zilara Cap Cana.

Hyatt also owns the Secrets Cap Cana Resort and Spa. My team looked for rooms there this February and could only find two available, the cheapest being the presidential suite for $26,472 for a week’s stay.

Book for November and you can still get a junior suite for a little under $5,000 per week, nearly $700 a night.

Secrets is Hyatt’s ultra-luxury brand. You’ll find them in the world’s most popular beach destinations, like Montego Bay, Los Cabos, and Cap Cana.

Not to be outdone by their competition, Marriott opened the all-inclusive Sanctuary Cap Cana in 2022. Marriott is also bringing out the big guns with the St. Regis Cap Cana opening in 2025.

You don’t just open a St. Regis anywhere. There’s 120 years of history and heritage to protect. New locations are chosen carefully. The process is painstaking and costly.

Quivira, Los Cabos….

Aspen, Colorado…

Venice, Italy…

Bora Bora, French Polynesia…

Dhaalu Atoll, Maldives…

These are places deemed worthy of a St. Regis by the experts at Marriott.

And they are adding Cap Cana to that list…

The big money in luxury resorts are backing a boom in Cap Cana.

And so am I, which is why I just invested in a home here.


I view Cap Cana as “Cabo of the Caribbean” and I’m excited to bring members of my RETA group a deal here that I expect to be among the most spectacular we’ve ever had.

Back in September 2024, I bought a condo here alongside RETA members in our first-ever off-market deal in Cap Cana.
