About 17 years ago, the beach at Playa Caracol was hard to reach and undeveloped. Today, it’s emerging as the premier beachfront community in Panama.
Seventeen years ago, Alfredo brought me to a hidden stretch of coast, promising that if I could withstand a bumpy drive, I’d get to see one of the most beautiful beaches in all of Panama.

- RETA members bought in Surfside residences in Playa Caracol back in March 2020 at prices starting at $214,600. Similar condos were recently on sale by the developer at $330,000.
An uplift of $115,400.
Alfredo Aleman has a long history of other impressive projects too. I consider him and his GLP group the best developers in Panama.
He created two man-made islands in the Bay of Panama called Ocean Reef on which he and his group have now almost finished building one of the world’s few ultra-prime neighborhoods.

A world-beating feat of engineering and imagination…Ocean Reef is a luxury community on two man-made islands connected to the heart of down-town Panama City. Even I thought the developer was crazy but he’s created one of the world’s most exclusive neighborhoods.
RETA members were lucky enough to get in on two deals on the Ocean Reef islands.
- In November 2023 in Ocean Club Residences RETA members were able to buy two-bedroom condos for $590,039. A similar condo was sold for $757,039 in January 2024.
That’s an uplift of $167,000.

And that it’s renting long term for $2,600 a month.

Just think about how much beachfront or even waterfront costs around the world…
- In Dubai—like Panama, another of the world’s great trading hubs—condos close to the beach go for 10 times our RETA-only price.
- In Huntingdon Beach, California, from which the developer Alfredo took much of his inspiration for Playa Caracol, a condo this close to the sand will easily run $800,000 to over $1 million.
- In his world tour to understand what makes the perfect surf and beach towns, Alfredo also visited Waikiki Beach, Hawaii, and if you want to own a two-bed there near the beach expect to pay close to $2 million.
You can find condos for less if you look hard. A budget of $400,000 to $500,000 will get you a two-bed condo in a gated community in Jaco, on Costa Rica’s Pacific coast. That’s a five minute walk to the beach. You’ll find condos close to the beach on Mexico’s Riviera Maya for that kind of money.
But with the new Playa Caracol deal, you can own a stunning home two minutes from a vast, pristine stretch of sand from the mind-blowing price of just $228,400.
It just underscores how incredible our Oasis deal is, getting a full beach community experience for a fraction of the cost…practically half the price!
