It doesn’t have the beaches of other warm-weather destinations. But it does have high-end appeal, with Michelin-star dining, world-class golf, and luxurious resorts. You can browse in Rolex stores and relax in immaculate public gardens and parks.

In recent years, massive funding from the European Union has led to huge improvements in infrastructure, including creating new viaducts, highways, bridges and tunnels that opened up the entire island for growth and development. 

And Madeira has definitely developed as a result. The big names of luxury real estate have appeared in force. Demand for real estate is surging.

And, just as in other internationalized places, the work-from-anywhere folks are coming and they’re bringing their price expectations. For a home of great build quality, with an amazing sea view, but few if any amenities, you can expect to pay well over €500,000.

Where to Buy in Madeira

For buyers and expats who want the convenience of city living, with every-day services and amenities on their doorstep, Funchal is the ideal choice. 

Located on the sunny southwest coast, Calheta is a popular destination for expats and tourists. It’s known for having one of the few sandy beaches on the island, which was created with imported golden sand. 

The north coast of Madeira offers a completely different experience for expats and real estate investors. The region is defined by its lush and rugged scenery. Towns like São Vicente, nestled in a beautiful valley, appeal to nature lovers and those seeking peace and quiet. The area is also famous for the volcanic natural pools in the town of Porto Moniz, which create a spectacular swimming experience.

For savvy real estate investors, there are a couple of potential real estate plays on Madeira

Look for old ruins for renovation. Try and find one with good ocean views on the southern side of the island. With the right one, and some hard work, you could get a deal.

Find old and unloved apartments in the capital of Funchal, walking distance to the center. The potential play here would be to find something that requires some imagination, some cleaning up and do it up as a short-term rental.

A key feature of the Madeiran lifestyle is walking the famous “levadas“, a remarkable network of mini-canals that crisscross the island, originally built to irrigate the land but now serving as over 1,350 miles of stunning hiking trails.

Madeira itself is the perfect destination for nature lovers. The island’s ancient Laurisilva forest, a 20-million year old tropical rainforest has been designated a UNESCO World Heritage site. 

You’ll find some of the highest sea cliffs in the world here. And some roads are so steep that locals treat them as one-way…downhill only. The rugged terrain also makes it a world-class destination for outdoor sports like canyoning, hiking, and mountain biking. 

While the surrounding Atlantic waters are rich with marine life, offering incredible opportunities for whale and dolphin watching year-round.

The local cuisine is a highlight, influenced by the island’s unique produce, culture, and its location in the Atlantic. 

One of Madeira’s most iconic dishes is filete de espada, a local Black Scabbardfish caught for generations here, and one of the region’s greatest gastronomic treasures. You can pair this with a glass of Madeira wine, a fortified wine that is famous worldwide and has been produced on the island for centuries.

Transportwise, Madeira is very well-connected. The Cristiano Ronaldo Madeira International Airport (FNC) offers direct flights to many European capitals, including London, Paris, and Lisbon, making international travel convenient.

And, on the island itself, a modern network of roads, tunnels, and highways makes it surprisingly easy to navigate the mountainous terrain.

Madeira offers excellent value for the exceptional quality of life it provides. While real estate and property prices are at a premium, day-to-day costs can be quite reasonable.

While not the cheapest place in Portugal, Madeira offers excellent value for the exceptional quality of life it provides. Overall expenses are generally comparable to or slightly higher than the Algarve, but still significantly lower than in many parts of the U.S. and Europe.

While property prices are at a premium, day-to-day costs can be quite reasonable. Groceries, especially when purchased from the famous Mercado dos Lavradores in Funchal or other local markets, are affordable. Dining out also offers good value, particularly at traditional restaurants away from the main tourist centre.
