As you move out from the centre, you will find a greater variety of houses. These range from modern villas to traditional stone houses that offer the potential for renovation.

Towards the coast, small beach towns like Afife, Carreco, and Areosa are all less than 15 to 20 minutes’ drive from the heart of Viana’s Old Town. Property prices here can be incredibly affordable, with modern condos without ocean views available for around €200,000 or less.

Viana was once a hard-working industrial city known for shipbuilding and fishing. These industries remain today, though in reduced form. Ships are still built in Viana. Trawlers still sit along the banks of the river. And more modern industries have come—wind turbine manufacturing is big business here now.

The city has a rich cultural identity, which is most famously on display during the annual Romaria de Nossa Senhora da Agonia. This major festival in August transforms the city with elaborate parades, traditional costumes, and fireworks that attract visitors from all over the country. 

Day to day, the lifestyle is unhurried. The historic centre, with its beautiful squares and Manueline and Renaissance-era buildings, is the heart of the city, where locals gather at cafes and traditional restaurants.

Good food is a major highlight of life in Viana. As with most of Portugal, and given its coastal location, the cuisine is dominated by fresh fish and seafood. The city is also in the heart of the Vinho Verde wine region, meaning excellent local wine is both abundant and affordable.

An hour’s drive north of Porto, Viana is also well-connected to Porto and the rest of the country via the modern A28 motorway. There is also a regular and reliable train service connecting the two cities. 

Francisco Sá Carneiro Airport in Porto is the main hub for the region, connecting Viana to the rest of Europe and beyond.
