Yesterday, I sent you something truly special…

If you’ve ever wanted to own a home that’s A) a stunning personal retreat in one of the Caribbean’s coolest beach cities and B) an absolute money-machine as a rental…then you need to check this out…

It’s the new off-market deal I’m launching to my Real Estate Trend Alert (RETA) group this Wednesday at 1 p.m. ET. And it’s a true no-brainer.

With this deal, RETA members can own stunning luxury condos in an amenity-rich community in the booming city of Playa del Carmen at exclusive pricing. I expect gains of $201,600 five years after delivery and red-hot rental income—I’d say an annual gross yield of 13%. That’s $41,500 per year in income.

You’ll find the full details on this opportunity here.

First, a few words on why this deal, and the city where you’ll find it, are worth your attention…

Playa del Carmen has become one of the Caribbean’s coolest Caribbean beach cities…and it’s the location for the latest RETA members-only deal.

The chic beach city of Playa del Carmen on Mexico’s Riviera Maya is booming. And it’s not hard to see why.

Here you’ll find amazing weather, stunning beaches, azure Caribbean waters, ancient jungle ruins, and fresh-water cenotes. And that’s just the tip of the iceberg. Playa del Carmen is also rich in art, history, culture, nightlife…it’s got everything you’d expect of a booming, cosmopolitan destination.

In just a few decades, Playa del Carmen has grown from a village to a booming beachfront city, with high-end resorts and incredible fine dining.

Of course, it wasn’t always this way. Two or three decades ago, the stretch of coastline known as the Riviera Maya, which includes the likes of Playa, Cancun, and Tulum, was made up largely of sleepy fishing villages. Many of the visitors were hippies and backpackers.

Today, this coastline is home to some of the fastest-growing cities and towns on earth. In Playa, what was once a scattering of ramshackle beach bars and dirt roads is now home to Michelin-level restaurants, sleek luxury condos, and exclusive beach clubs. The city has become a magnet for high-net-worth investors, international expats, and a new wave of travelers seeking both sophistication and sun.

It’s the beating heart of the Riviera Maya. (In case you missed it, you can read the full story of the Riviera Maya’s incredible transformation into a high-end, luxury destination in my new scouting report here).

Today, everyone is coming here…

Hotel occupancy rates consistently push 90%, luxury developments sell out before they’re even built, and there’s an ever-growing community of full-time residents from every corner of the world.

For condos in best-in-class communities in downtown Playa—those with great locations and amenities—folks are paying well into the $400,000s…$500,000s…and more.

But my RETA club will be paying far less…

As I say, I’m about to launch a brand-new RETA-only deal here. On Wednesday, members will get the chance to own stunning condos in a community called The Landmark right in the heart of Playa del Carmen, a short walk to the beach, the dining, the shows, gyms, stores…

This community will be next-level, with a half-acre rooftop amenity area called The Sky Club.

Take a tour of The Landmark. The incredible resort-level amenities here will be a huge draw for renters. Playa is a red-hot rental market. With The Landmark. I figure on a gross rental income of over 13%.

This rooftop will be unique in Playa del Carmen—lushly landscaped luxury, with a sauna, infinity pool, gym, restaurant and Caribbean views. Resort-level amenities like this in Playa are a major premium, but nowhere has a rooftop amenities area as expansive and devoted to quiet luxury as Landmark.

Yet the exclusive, RETA-only price is from just $318,400 for a luxury two-bed condo in The Landmark, in the heart of everything with that huge rooftop of resort-level luxury.

That’s insane pricing…

RETA members, yesterday I sent you my full deal briefing. In it, you’ll find everything you need to know about this deal, as well as how to act.

To learn more about this deal, go here.

Just be aware: Time is ticking. This deal opens Wednesday at 1 p.m. ET.

Playa is a city of chic rooftops with bars and pools…and The Landmark rooftop will be one of the most exclusive, and unique, with a half-acre of landscaped luxury.

Of course the Riviera Maya, with its 80 miles of idyllic coastline, has lots to offer. If you do own a home here, there is so much to explore beyond Playa del Carmen.

And with that in mind, this week in Your Overseas Dream Home, my team and I have been digging into the wider Riviera Maya and further afield on the Yucatan Peninsula.

Here’s a roundup of what we’ve been talking about…

Meet the Expat Couple Who Bought 3 Homes on the Riviera Maya

I often hear stories of folks who went somewhere on vacation, fell in love with the place, and ended up moving there permanently.

To some people, that might sound crazy. But for folks like us, who are interested in international real estate investing, we know that if you find then right place, then it just might be the best decision you’ve ever made.

That’s exactly what happened to Virginia couple Deborah and Wayne Vanderpool.

While vacationing on the Riviera Maya some years ago, the Vanderpools started chatting to another American couple while looking for an ATM in the small town of Puerto Morelos (about a 30-minute drive north of Playa del Carmen). This couple were getting ready to move there.

That got the Vanderpools thinking…

Puerto Morelos has an authentic Mexican feel and small-town vibe which appealed to Deborah and Wayne Vanderpool…today, they own three properties along this coastline.

Fast-forward to today, and the couple are now happily living in low-key, laidback Puerto Morelos.

And not only did they buy a home to live in themselves, they also saw the investment opportunities this region offers and have also bought two other properties along this coast.

VIDEO: Scouting Mexico’s Yucatan Peninsula

A couple of weeks ago, my entire team of scouts put boots on the ground around the Riviera Maya, digging into the ongoing transformation of this stunning coastline and the incredible opportunities there.

Among them, was my newest team member Geneviève Vienneau.

Gen is a lawyer, and an international real estate investor, and while the rest of the team scouted the Riviera Maya, Gen took to the wider Yucatan Peninsula.

She’s actually searching for a property for herself and her family, something that would be part-lifestyle and part-investment.

Earlier this week, Gen sat down with one of my senior scouts, Ciaran Madden, and they discussed their insights and takeaways from their recent scouting trips.

My newest team member Geneviève Vienneau talked this week with my senior scout Ciaran Madden to discuss what they uncovered on their scouting trips around Mexico’s Yucatan. Click here to watch.

They also talk about the best places to own in the beach town of Progresso…Gen talks about what it’s like to ride the new Mayan Train…and they discuss some of the refurbished colonial homes Gen saw during her time in the city of Merida.

Your Questions Answered

Have a comment for me or my team? A question about owning overseas? A destination you’d like us to scout? Something about the new RETA members-only deal in Playa del Carmen? Share it here. I’d love to hear from you.

Today, I’m going to address a common question that I get from readers about the deals I bring to RETA members.

The biggest benefit of being a member of Real Estate Trend Alert is the access we get to exclusive, off-market deals…and in particular, the incredible prices we get.

People often react with scepticism and disbelief when I tell them about these deals. I can understand why…often they seem too good to be true.

When I talk about RETA deals, both past and future, you’ll see me refer to the prices we get as “RETA members-only pricing” or something similar.

For example, when I told you about in the upcoming deal in Playa del Carmen earlier, I said: “The exclusive, RETA-only price is from just $318,400 for a luxury two-bed condo in The Landmark.”

But what exactly does that mean and how do I get this exclusive pricing for RETA members?

The answer is actually a simple one…it’s all do to with combined buying power of all RETA members.

As I get a lot of readers asking about our RETA pricing (especially when there’s an upcoming deal), I decided to dig into how I negotiate off-market deals and why developers give my group such big discounts.

In the video below I explain how RETA’s group buying power is a game-changer for developers and allows my group to get first dibs on best-in-class real estate at prices that ordinary investors never see.

Click here to watch me explain how I get the best deals for members of my Real Estate Trend Alert group.

Wishing you good real estate investing,
