It began in 2000, with a vision for a new kind of luxury Caribbean community.
The Caribbean is full of stunning, ultra-luxe resorts for the wealthy. They dot St. Barts, the Bahamas, Turks and Caicos, the Cayman Islands…
Often these communities are kept relatively small, to maintain exclusivity. And they tend to have a niche, say golf or wellness or sailing. They focus on one or two specialty activities of the ultra-rich.
But this new community, named Cap Cana, was designed to be something different…
Set on 30,000 acres (an area roughly the same size as Boston), Cap Cana was envisioned as a new city on the Caribbean Sea.
This would be an ultra-luxury destination with fine dining, golf, sailing, yachting, diving, sports fishing…a place with marinas, shopping, schools and medical facilities…an expansive, self-contained city-state.
Over the past two and a half decades, billions of dollars have been spend to realize this vision.
What’s been achieved is remarkable…
In Cap Cana today, there are 72 miles of paved roads and 100 miles of fiber-optic cable… It’s home to the Caribbean’s largest waterpark and its largest inland marina.
There’s a church, a fast-growing school, and a university with over 25 nationalities enrolled. You’ll find high-end resorts, a Jack Nicklaus-signature golf course, a fire station, medical and veterinary clinics, a state-of-the-art equestrian center, convention centers, beach clubs, dozens of restaurants…
And here’s the thing: This is just Phase 1.
The first phase of Cap Cana is coming to an end, but so much more is planned, including two more Jack Nicklaus golf courses and a $500 million Barcelona-inspired shopping street leading down to the best beach in Cap Cana that’s expected to include art galleries, boutiques, cafés…
In other words, Cap Cana is already one of the most luxurious destinations in the Caribbean…and what comes next is set to be even more exciting.

It’s your private tour of Cap Cana…
The only place to start in Cap Cana is at the beach.
Cap Cana has over three miles of white-sand beaches and miles more of coastline. My favorite among the many beaches here is Juanillo.
This place is special…
Just in front of the beach sits Juanillo Beach Club…an amazing place to grab a soda, coffee, or cocktail and soak up the serene sea views…
To the north of Juanillo lies the Cap Cana marina, one of the largest in the region.
This inland protected harbor has over 150 slips accommodating up to 250-foot yachts. You’ll also find stores and restaurants.
The waters around the marina are well-known for their sports fishing. Some of the world’s best sports fishing tournaments are run out of here.
On the other side of Juanillo Beach, to the south, is the Punta Espada Golf Course.
It has been ranked among the world’s finest. The renowned Golf Week magazine named it the “No. 1 course in the Caribbean and Mexico” and Golf Digest as 35th best in the world. It’s the first of three Jack Nicklaus Signature golf courses to be developed at Cap Cana.
This course is a major draw for some of the world’s wealthiest and most powerful folks. In the past, it’s attracted the likes of Michael Jordan and Bill Clinton, among many others.
Scattered around the golf course, you’ll see large villas.
Homes here in Cap Cana can list for millions or even tens of millions of dollars. (I shared a few examples in my article yesterday.)
Cap Cana is also home to some of the world’s most exclusive and prestigious resorts brands.
In 2019, Hyatt, the world’s largest operator of luxury all-inclusive resorts, opened Hyatt Ziva Cap Cana and Hyatt Zilara Cap Cana.
Hyatt also owns the 457-room Secrets Cap Cana Resort and Spa here.
Not to be outdone by their competition, Marriott opened the all-inclusive Sanctuary Cap Cana in 2022.
Marriott is also bringing out the big guns with the St. Regis Cap Cana opening in 2025. The St. Regis is set to cost $220 million to build.

The waters around Cap Cana are suitable for all manner of activities, from kayaking to sailing to sports fishing and beyond.
There are dozens of high-end restaurants and bars in Cap Cana, everything from beachside spots serving locally caught seafood to upmarket wine and cigar bars.
One of the most impressive facilities in Cap Cana is its state-of-the-art equestrian center.
It features polo facilities, a horse-racing breeding center and stables for 250 horses, all set in a lush Caribbean setting.
That’s just a small sample of the facilities and infrastructure in or near Cap Cana.
There’s also the newly opened El Dorado water park, the largest in the Caribbean, its amphitheater inaugurated by Elton John…the international airport (just 10 minutes away and only a 2.5 hour flight from Miami)…not to mention hiking, lakes, biking, basketball, snorkeling…
And what’s coming next is every more exciting…
A highlight of the near future is the $500-million Juanillo Village. This is a lavish project with a Barcelona-inspired shopping street leading down to Juanillo Beach. My team have been told the plan is for art galleries, boutiques, cafés…
Cap Cana is a place with an immensely bright future…which is why I spent years looking for the right deal here to bring to my Real Estate Trend Alert group.
After a lot of research, scouting and patience, I’ve found it…our first-ever deal in Cap Cana.
This opportunity is to own stunning luxury condos in a perfectly located, best-in-class community. We’ll be a stroll from Juanillo Beach and we’ll be next to Juanillo Village. In other words, we’ll be at the heart of everything. Plus, we’ll have incredible ocean-view amenities like an infinity pool, bar, restaurant, and gym.
This deal is exceptional. A no-brainer. I expect gains of $275,000 five years after delivery. And I’ll be buying right alongside RETA members…
I also expect big income from this deal. Rent short term and I conservatively figure on a gross yield of nearly 12%. And that really is very conservative. I’d expect $3,000 a month renting my condo long term, for a gross yield of over 9%.
The way I’ll probably play it, though, is rent monthly for maybe nine months of the year and have the use of the condo for myself, friends and family for a few months.
