Let’s start with a five-bed, five-bath condo…

Or how about a nine-bed beachfront villa? It sits right on the sand and comes with a pool, two dining rooms (one casual, one formal) and its own bar and wine cellar. Plus, it’s a bargain in comparison to the home above, listed at a mere $13 million.
If you want to shoot for the really top end, you need to look to the prestigious St. Regis resort.
There you’ll find a $25 million penthouse, with everything included in the price tag. And I don’t just mean your kitchen appliances and couches! I mean wall art…accent rugs…even high-quality bedroom linens. And you can have a butler come and unpack your suitcases when you arrive to stay (he’ll pack them up again when it’s time to leave).
These are just some of the incredible homes for the super-rich on the market today in the ultra-luxe master-planned community of Cap Cana in the Dominican Republic…

First up is this six-bed, six-bath contemporary villa.
Offering views of Cap Cana’s upscale inland marina, this $5.9 million home is one of the “cheaper” luxury standalone villas we found in this community.
It has 19,400 square feet of living space, open-plan living/dining areas, a fully equipped kitchen with top-of-the-line appliances, and floor-to-ceiling windows throughout the house.
Outside you’ll find an infinity pool, a large terrace and barbecue area, tropical gardens, and a private dock.
If you feel like you need a little more room, this nine-bed, 11-bath, two-story villa is at the heart of Cap Cana’s marina.
It has two kitchens, a wine cellar, and three studios that could be used as entertainment or family rooms. The master bedroom has a jacuzzi and a view of the marina and one of the other bedrooms has a gym and a sauna.
There’s also a swimming pool and a partially roofed parking area. The price is a cool $9 million.
This seven-bed, nine-bath villa is built on an elevated plot and so has stunning views of the ocean. Your neighbor is the luxurious Eden Roc hotel.
The villa has a large entrance hall, fitted kitchen, an open-plan living/dining room with access to the outside pool area, and a billiards rooms.
Outside there’s plenty to keep you busy…a swimming pool, a gazebo with a bar, a sauna, and your very own tennis court. There’s also a rooftop terrace so you can soak up those sea views. And as with most homes in Cap Cana, you’re never far from a beach or a golf course.
This villa is on the market for $8.1 million.
Close to where our off-market, RETA-only deal is located, near Juanillo Beach, is this beachfront nine-bed, nine-bath villa.
Each bedroom has its own bathroom and walk-in closet. It has a kitchen/casual dining area, another more formal dining room, a living room that opens onto a terrace with views of the sea, and a study. There’s also a bar area.
The pool area outside is almost like another living space, with plenty of room for loungers and outdoor dining as well as a barbecue area. The price tag for this villa is $13 million.
This next one is for golf lovers…a five-bed, five bath condo with views of the Jack Nicklaus-designed Punta Espada golf course.
Located within the under-development St. Regis resort (which is being built at a cost of $220 million), this vast, modern condo has just under 17,000 square feet of living space, a kitchen, living room, study area, and the bedrooms has floor-to-ceiling windows to maximise the views. Outside there’s a terrace with those views of the golf course as well as a small pool.
The St. Regis resort is slated to have seven restaurants, butler service at the beach and poolside, a spa, and a rum and cigar lounge. The price for this condo is an eye-watering $18.5 million. Listing here.
Amazingly, $18.5 million is not even the top price to own in the St. Regis. Far from it…
Top of the pile is this seven-bedroom penthouse. It has nine-foot ceilings throughout, travertine stone floors, and floor-to-ceiling windows. The kitchen is fully equipped and has white oak wood cabinets, high-end appliances, a wine fridge, and a butler’s pantry. The bathrooms all have marble finishes. The living room opens out onto the pool area, you can literally go from your couch to the pool in just a few steps.
Amenities at the St. Regis include a beach area, pools, a spa, a fitness center, the Astor ballroom (should you need such a thing!), and numerous bars and restaurants. There’s also a library, movie theater, a chauffer’s lounge and kids games rooms.
All of this comes at a hefty price though. This penthouse is listed for a whopping $25 million!
How luxurious can Cap Cana get? The answer…is infinitely luxurious.
Of course, there are more affordable properties in Cap Cana than those listed above. But none that offer the insane value of the off-market deal I’ve found for my Real Estate Trend Alert group…
