Greetings from Amsterdam…
I’m back in Europe after my scouting trip across Panama and Uruguay.
Before leaving Uruguay, I recorded a video at the site of the new Cipriani resort under construction in Punta del Este, the country’s premier beach destination.
Cipriani—the Italian family behind the legendary Harry’s Bar in Venice—is building a luxury resort here, with condos that have listed for as much as $18 million.
Along this coast, you’ll find plenty of multimillion-dollar mansions, branded residences, and playgrounds for the global wealthy.
But go four or five blocks inland and there are leafy streets and condos from $350,000 to $400,000—and they lie a short stroll from the same public beaches.
That’s where I see the best opportunities today…
In my new video, I explain:
- The important group this market isn’t serving—and the kind of real estate they want…
- Why this coast reminds me of Cabo on the Baja California Peninsula in 2015—and how I’m looking to repeat that play…
- What I found when I put my Punta del Este thesis to the test…

Wishing you a good real estate investing,

P.S. In Cabo, I brought members of my Real Estate Trend Alert (RETA) group exclusive, off-market deals on the kind of real estate that Uruguay’s luxury coast is now overlooking. And the results were spectacular.
For example, in 2015 RETA members could buy two-bed, ocean-view condos in the Copala community in the 5-star Quivira resort in Cabo for $336,156. I bought one myself. By May 2025, one of these condos listed for $729,000. That’s an uplift of $392,844.
Uplifts like this are why I’m so excited about opportunities in Uruguay. More in my new video.
