VIDEO: Huge Gains in Europe’s Best Beach Town

I first put boots on the ground in the town of Lagos on Portugal’s Algarve around a decade ago. It would turn out to be one of the great discoveries of my career.

From my earliest visits, the potential was clear.

Lagos is walkable and historic, with a dramatic coastline, beautiful beaches, a vibrant old town, and a modern marina. It had all the ingredients needed to join Europe’s elite coastal enclaves like Cannes, Antibes, and Portofino.

Today, this town has arrived.

Lagos is a place with global appeal, permanent demand, and limited supply.

Today, a little history…

As I say, RETA’s track record in Lagos is incredible. This town has delivered some of the best deals in the history of the group, in terms of both capital appreciation and rental income.

When I first scouted Lagos about a decade ago, I could see it was on the cusp of a transformation.

Until then, Lagos was overlooked by the Northern Europeans who jetted in and out of the Algarve on affordable beach vacations. So, it stayed low-rise and low-key, and it retained its Portuguese character and history.

Then in the mid-2010s, new folks began discovering Portugal and the Algarve.

These were wealthier vacationers looking for a more authentic, upmarket experience…well-off retirees seeking a true community where they could live year-round…remote-working professionals looking for a place to stay for part or all of the year…

Lagos, the historic town in the Algarve, birthplace of Henry the Navigator and now firmly in the crosshairs of heavy-hitting luxury groups like Hilton, who are opening two hotels here.

Lagos was a perfect destination for them. And the town moved quickly to capitalize, charting a different path than other places on the Algarve. Lagos decided it would remain low-rise. Its history would be restored and maintained. The town would focus on high-end development.

I knew this would have immense appeal to the new folks discovering the Algarve. And so I started looking for deals in luxury communities in Lagos.

Truly best-in-class real estate.

And the deals I found were mind-blowing…

RETA’s first deal in Lagos came in 2019, when RETA members could buy in the premium community of Santa Maria. The RETA-only price for a two-bed condo was from €310,500. In April 2025, a two-bed condo in Santa Maria was listing for €725,000. That’s an astonishing uplift of €414,500.

After Santa Maria, there was Adega…

In November 2020, RETA members could buy two-beds, three-beds and penthouses in the Adega community near the marina, with prices starting from €348,000. In April 2025, a penthouse RETA members could buy for €495,000 listed for €765,000—an uplift of €270,000.

Adega is stunning, with a large internal courtyard for amenities like pools and a spa and sauna area.

Right next door to the upcoming RETA opportunity, I brought members a deal in Dona Ana Beach Residences. The RETA-only price for a three-bed condo was €549,000. Today a three-bed there lists for €900,000.

The same developer behind the new RETA deal was also responsible for Adega and Dona Ana Beach Residences—deals where RETA members have seen six-figure uplifts. They are behind the premium real estate in Lagos that is cementing its arrival to the top-tier of European boutique beach destinations.

Dona Ana looks incredible. This community is true luxury, set along the nicest stretch of coast on the Algarve.

Internationally recognized luxury hospitality groups are committing major capital in Lagos.

Hilton is building at the marina. The first JW Marriott resort in all of Portugal is rising just outside town. Blackstone—one of the biggest investors on the planet—has bought a five-star resort on the cliffs here. Sonae, one of Portugal’s largest companies, is investing down by the beach.

These groups have all reached the same conclusion about this small, walkable town of 30,000 people: Lagos is going blue-chip.

Near the site of the new deal, modern multi-million-euro villas are under construction. Right next door, a three-bedroom condo lists at €900,000.

Here, in the heart of this neighborhood, RETA members can own true boutique luxury.

This community has just 40 condos. That’s the complete community—not 40 in the first phase or 40 available at launch. Forty, full stop.

They will be spacious, luxurious homes with an amenity set unlike anything else in this pocket of Lagos: four pools, including a rooftop pool with Atlantic views, an indoor pool and spa, a fully equipped gym, a rooftop fire pit and lounge areas…

This community is designed to give the space, privacy, and amenities people pay millions for in a villa—but without the garden to maintain, the pool to service, or the empty house to worry about while you’re away.

Praia do Camilo, one of Lagos’ most iconic beaches, features golden cliffs, crystal-clear water, and a sheltered cove accessed by a wooden staircase.

As I say, I expect this deal to deliver gains of €255,000 five years after delivery. And with this ideal location and stunning best-in-class community, I expect huge rental demand.

I’m figuring on gross rental yields of over 10% once the community is established.
