Greetings from Lagos, Portugal…

This is my favorite town on Portugal’s Algarve coast—a place where ochre cliffs plunge into clear Atlantic water and a string of golden beaches wrap around a beautifully preserved old town.

Here, you can wander medieval streets in the morning, stop for coffee in a sunny square, spend the afternoon swimming beneath towering cliffs, and finish the day at the marina as fishing boats and yachts return to port.

Earlier this week I did something I’ve never done before in the 18-year history of Real Estate Trend Alert—I revealed an exclusive new, off-market RETA opportunity live from the ground here in Lagos.

For two days before that, I’d walked the site, met with the developer, spoken with local contacts, and carried out the final stages of due diligence—before presenting the opportunity to RETA members live.

Excitement is already high.

Lagos is one of Europe’s most complete lifestyle destinations—and a place where members of my RETA group have seen incredible uplifts on past deals. (More on that in a moment.)

A New Opportunity in Europe’s Best Beach Town

As I say, earlier this week, I revealed details of the upcoming RETA opportunity in Lagos.

This is a chance to own in a boutique luxury community of just 40 condos.

Dona Ana Beach—ranked among the finest beaches in the world—is around five minutes away on foot. Camilo Beach is only a little farther. The famous Ponta da Piedade cliff walk, hidden coves, and Lagos’ historic old town are all close by.

The community is not just beside one beautiful beach. It’s at the heart of the entire Lagos lifestyle.

That’s what makes this location so compelling.

The community itself is equally special. Although there are only 40 residences in total, there are four pools—including a rooftop pool with Atlantic views—plus a heated indoor spa pool, sauna, jacuzzi, gym, yoga area, fire pit, and BBQ area. Plus four elevators.

It offers many of the benefits of owning a multi-million-euro villa in an easy lock-and-leave condo.

I expect gains of €255,000 five years after delivery and gross rental yields of over 10% once the community is established.

I’ll open this deal exclusively to RETA members on July 1. As I say, there are only 40 condos and I expect them to go fast.

Developer’s renders shouldn’t be considered final but give us a great idea what to expect, which is a true boutique luxury community in the most desirable beach-studded area of Lagos.

Where other towns on the Algarve built towers over their beaches, Lagos held the line: low-rise, protected coast, old town preserved. Boutique luxury, not sprawl. That restraint is exactly what keeps it scarce, desirable and valuable.

Today, global luxury hospitality brands, international buyers, and institutional investors are arriving, but strict planning rules and limited land mean supply simply can’t keep pace.

It’s exactly the sort of moat I look for—one that makes exceptional real estate increasingly valuable.

Richard S. asks: What process would an American citizen go through to buy the listed castle in Ireland?

Ronan says: Hi Richard and thanks for your question, which follows on from the stunning listing for Ardfinnan Castle, which I shared recently. (If you missed that, you can read all about this Irish castle here.)

The property buying process in Ireland is a formal, solicitor-led system that differs from the process in the United States.

The first and most important step for any buyer is to engage a solicitor. In Ireland, all legal aspects of the property transfer, known as conveyancing, are handled by solicitors representing the buyer and the seller.

Your solicitor will conduct all necessary due diligence, review contracts, and ensure your interests are protected throughout the process.

Once you have found a property and agreed on a price with the seller’s real estate agent, you will be asked to pay a booking deposit.

After the booking deposit is paid, the property is marked as “sale agreed.” Your solicitor will then receive the contracts and title documents from the seller’s solicitor for review. This is the crucial period for you to have a structural survey of the property carried out by a qualified engineer or surveyor. 

If you’re buying an 800-year-old castle, this step will be particularly important!

Once your solicitor is satisfied with the legal documents and you are happy with the survey, you will sign the contracts and pay a non-refundable contract deposit. Once the seller signs the contract, the sale becomes legally binding.

But one final point: buying property in Ireland does not automatically confer any residency or visa rights. An American citizen can own Irish real estate without becoming an Irish resident.
