“I’m chatting to a contact in Jaco. And frankly, he’s starting to annoy me.
It’s because he keeps saying things like this…
‘I turn over and hit the button for the electric blinds. Then I can see the surf right from my bed. If it’s right, my wife and I can go out on the waves. If it’s not, I can just close the blinds and go back to sleep.’
My annoyance is not his fault, you understand. Just jealousy on my part.
I’m not a surfer. (Balance was never a strong suit—my brief and dismal career as a gymnast ended around age seven.) But this lifestyle…living steps from the sand…ocean views from your dining room and bedroom…on the beach in Costa Rica…
How could you not be jealous?
Especially when you see the quality of the beach. And the transformation moving through this town.
Jaco began attracting surfers from overseas in the 1970s. They still arrive in big numbers today…now joined by a growing number of affluent visitors and buyers coming for Jaco’s true beachfront lifestyle.
Jaco is the best-known beach town on Costa Rica’s central Pacific coast. The surf here is renowned. That and the beach—a two-and-a-half mile sweep of soft sand—is what first drew people here in the 1970s.
In the decades that followed, Jaco grew fast, attracting beach lovers, partygoers, and nature enthusiasts interested in the incredible wildlife in the lush hills behind the town. Key to its growth was its accessibility. This is the closest beach town to Costa Rica’s capital, San José.
The accommodations built to serve these visitors were mostly basic—budget hotels and simple rentals. But the potential was always here for something more. Jaco is just 15 minutes from Los Suenos, a luxurious master-planned golf and marina community that attracts the likes of Michael Jordan.
Now, that next phase is beginning in Jaco.
New visitors are coming here. Affluent vacationers, second-home owners, and expats who love its beachfront living…but want the kind of real estate that members of my Real Estate Trend Alert (RETA) group own. Amenity-rich. Perfect location. Best-in-class.

I lived in East Asia for more than a decade, and I had the one of my favorite ever Thai meals in Jaco, at a restaurant called Jerah. A small detail, but it tells you something.
