What $183,000 Buys You in Sicily Today

The Italian island of Sicily has no shortage of beautiful places.

But every so often, you come across a property that brings several of them together in one spot.

A historic hill town. A UNESCO-listed setting. Beaches within easy reach.

And a price that feels out of step with all of it.

Picture a two-bed, two-bath home with a courtyard and stone stable…set in a Baroque town…close to the coast…and within 90 minutes of an international airport.

The asking price is €155,000 (about $183,000).

My team recently shared this property on our Your Overseas Dream Home Instagram account.

Today, a closer look at it…

We recently shared this Sicilian house on our Your Overseas Dream Home Instagram account. Check out the post here.

My team and I have been tracking Sicily for years…

In 2024, my scout, Ciaran Madden, spent almost two weeks crisscrossing the island—through rugged interior hills and along the glittering northern coast.

What he found was extraordinary: centuries-old homes in sun-drenched hill towns selling for prices that seem almost impossible in today’s world of soaring real estate values.

Soon Ciaran will return.

This time, he’s turning his attention to the west and south of the island—to Marsala, Agrigento, and Ragusa—places where authentic Sicilian life meets rising interest from tourists and expats.

What’s clear is there’s still incredible value in parts of Sicily.

The listing we shared recently is a case in point…

The Baroque towns of southeastern Sicily are part of a UNESCO-listed region known as the Val di Noto.

The property sits in Modica, a Sicilian city of honey-colored stone churches and steep narrow streets.

Modica is known for its chocolate, made to an Aztec recipe brought to Sicily by Spanish conquistadores. Here you can try chocolate spiked with chilli, and even mpanatigghi—savoury chocolate-and-meat pastries.

Modica tumbles dramatically down a limestone gorge in the southeastern corner of the island, surrounded by ancient farmland, dry-stone walls, carob trees and the sun-bleached valleys of the Val di Noto.

“Upper Modica” and “Lower Modica” refer to the two historic halves of the city, built at different elevations on the sides of a deep canyon.

And it’s in the heart of Upper Modica that you’ll find a charming residence known as Dimora San Giovanni.

Modica once had more churches per square meter than anywhere else in the world, and many still remain.

Spanning around 950 square feet, the residence sits steps from bars, restaurants and daily life.

The home is arranged as two independent apartments on separate floors—offering flexibility.

On the ground floor, you’ll find a bedroom with en-suite bathroom, along with a living space and open-plan kitchen.

Upstairs, a second living area, bedroom, and private bathroom create a self-contained second unit.

A courtyard and a stone stable are outside.

This property is divided into two apartments with separate entrances.

Beyond the house itself, the setting is what makes this stand out.

From the door, you can walk down into Lower Modica—the UNESCO-listed historic center—where Baroque churches, cafés, and daily life unfold along narrow streets carved into the gorge.

Away from the town center, the landscape opens out into the countryside of the Val di Noto—dry-stone walls, carob groves, and sun-bleached farmland that feels unchanged for generations.

When you want the coast, the beaches of the Ragusa shoreline are just 20 minutes away—long stretches of sand and clear water that draw both locals and summer visitors. My scout will soon put boots on the ground here in search of opportunity.

Catania’s international airport is about 90 minutes by car, making this an easy place to get to and from.

So, with this property, you have a historic town on your doorstep…open countryside around you…and the coast within easy reach.

All for $183,000.

This shows the kind of value available in Sicily today if you know where to look.

You can read the full listing here.

From Modica, the beaches of the Ragusa coast are a short drive away.
