Uplifts of $350,200 on a Past RETA Deal
Progreso is a stunning beach town on the north coast of Mexico’s Yucatan peninsula, about 30 minutes’ drive from the renowned colonial city of Merida.
In July 2021, RETA members were offered the chance to buy large, luxurious condos in a new community in Progreso called Yucalpeten. This community has a marina, private beach, swimming pools, gym, and commercial area.
The RETA members-only price started at $209,800. These same condos now list from $560,000…an astonishing uplift of $350,200.
The community is now approaching completion.
The amenities are expected to be finished and functional by November, and deliveries are set to begin at that time.

What $286,000 Buys on One of Greece’s Most Enchanting Islands
From a story of dramatic change to a place offering the opposite—a slower, more traditional way of life…
Yesterday I shared the listing for a traditional 19th-century house on Symi, a small Greek island where pastel-colored homes cascade down the hillsides toward a spectacular harbor.
Symi has everything people dream about when they imagine the Greek islands—crystal-clear water, hidden swimming coves, waterfront tavernas, and whitewashed churches—but without the large-scale resort development found elsewhere.
The detached three-bedroom house dates from around 1890 and offers approximately 1,240 square feet of living space. It has stone walls, timber floors, colorful wooden shutters, and sweeping views across the historic town and harbor.
And yet it’s on the market for just $286,000—about $150,000 less than the median home price in the U.S. (which is $436,523, according to Forbes).

Viesturs V. asks: Hi Ronan, I was a bit slow to act on the Palmeiras deal in Portugal but I was wondering if you had the Athenian Riviera in your sights for a deal anytime soon.
It would be nice to have a condo there for a rental and for my personal use.
The sea water temperature there is warmer than the Atlantic and that suits me.
Ronan says: Hi Viesturs. I’m sorry you missed the off-market, RETA-only deal in the Palmeiras Dona Ana community in Lagos, Portugal. It was exactly the type of property you describe—a luxury condo you could enjoy personally while also targeting strong rental income.
Once the community is established, I expect gross rental income of a little over €61,500 a year on a two-bed—a yield of just over 10%. And I expect gains of €255,000 five years after delivery.
All 40 condos were snapped up within hours—a reminder of how quickly our strongest deals can move.
As for the Athenian Riviera—the coastal stretch south of Athens through places such as Glyfada, Voula, and Vouliagmeni—this destination is certainly appealing. You get beaches, marinas, warm Aegean water, and access to one of Europe’s great capitals.
This is not a cheap place to buy. New properties in Glyfada average roughly $680 per square foot, according to NouPou Media.
Greece is on my radar, though I don’t have an Athenian Riviera deal to announce at the moment. If I see any opportunity in this region, members of my RETA group will be the first to know.
My focus in Greece lately has been on a stretch of the country’s northern mainland coastline, which my team scouted recently, driving hundreds of miles in search of opportunity.
