Rare Costa Rican Beachfront…And a Sicilian Dream Home

In this week’s Your Overseas Dream Home Digest…

Costa Rica is a natural paradise.

A place of long Pacific beaches, lush jungle, and year-round warmth…where life unfolds at a different pace.

It’s also a place I’ve been watching closely.

My scout, Ciaran Madden, has just concluded a two-week scouting trip to Costa Rica that’s taken him to destinations across the country’s central and northwestern Pacific coasts.

He began in Jacó—the closest beach town to the capital city, San José—where a transformation is now accelerating…and where I’m about to bring members of my Real Estate Trend Alert (RETA) group an incredible off-market deal on true beachfront real estate.

For years, Jacó was known for its surf and its long stretch of sand.

But something is shifting there.

In Tuesday’s dispatch, Ciaran describes a town entering a new phase—where more affluent buyers are arriving…developers are responding with amenity-rich beachfront communities…and the town itself is becoming more polished and international.

You can read his full dispatch from the road here.

In this week’s digest, I take you from my latest YouTube deep-dive…to one of the most affordable property markets in Europe today.

But first, a closer look at what makes true beachfront in Costa Rica so rare—and desirable.

This shot of Jaco beach was taken by RETA photographer Noah Duethman, who joined my scout Ciaran Madden on a two-week trip across Costa Rica’s Pacific central and northwestern Pacific coasts. They put boots on the ground in Jaco to dig into the transformation of this beach town. Read Ciaran’s Tuesday dispatch here.

Why Owning Beachfront in Costa Rica Is So Rare

Costa Rica is one of the hardest places in the world to own true beachfront real estate.

Not because the coastline isn’t spectacular. But because, in most cases, you simply can’t buy it.

In this dispatch from the road, Ciaran shows you what that looks like on the ground in the beach town of Jacó.

He walks a stretch of coast where very few oceanfront plots remain…where new development is beginning to cluster around the last available sites…and where small, incremental changes are adding up to something much bigger.

You’ll see how Jacó is evolving…why demand is building…and why the remaining stretch of true beachfront here matters more than ever.

Read Ciaran’s dispatch from Wednesday here.

Jacó has been drawing surfers from overseas for decades. Today, they are joined by growing numbers of well-heeled expats, remote workers, and families who come for the town’s vibrant community and beachfront living. Read Ciaran’s Wednesday dispatch here.

VIDEO: Own in a Sicilian Hill Town for $16K

From a stretch of beachfront on the Pacific to a historic town in southern Europe where prices still surprise.

On Thursday, my latest destination deep-dive on my new YouTube channel, The Ronan McMahon Report, went live.

In it, I take you to the Italian island of Sicily.

Northern Sicily real estate is some of the cheapest in Europe—but most “cheap property” here is cheap for a reason.

Homes are available at astonishingly low prices because the island’s historic hill towns have long suffered from depopulation. For generations, the young have been leaving to seek opportunities in Italy’s cities or overseas. This has left too many homes for too few people.

But every now and then, you find a town where the opposite is happening.

And in my latest video, I reveal one such town. A place where foreign buyers are quietly arriving, demand is building, and homes can still be bought for less than the price of a used car.

Click below to watch. And when you’re done, share your thoughts and questions in the comments below the video. My team and I read them all.

In this new destination deep-dive on my YouTube channel, I take you to a hill town in Sicily that is showing signs of revitalization, but where prices are still low. Click to view…

And at the end of this digest, I share a question in response to my Sicily video…

A $183K Home in Southern Italy

In my latest YouTube video, I show you homes in Sicily listed for as little as €35,000…€55,000…and a renovated duplex for €105,000.

But every now and then, you come across a place further up the curve—still inexpensive by Mediterranean standards, yet offering a different level of comfort, flexibility, and lifestyle.

That’s what my team found in Modica.

This is a city in the Baroque southeast of the island. Here you’ll find UNESCO-listed towns. Honey-colored stone. A landscape of dry-stone walls and carob groves that hasn’t changed for generations.

And the property my team found here is not only charming, but well-located…

From the front door, you can walk into a historic center. Head away from town, and the countryside opens out. When you want the coast, it’s just 20 minutes away. And there’s an airport 90 minutes’ drive away.

Yet the asking price is just $183,000.
